This project (or luxury projects nearby) is not meant for local but expats (if TRX succeed...), foreigner like mainland Chinese. Rich locals will rather go for landed in Cheras area or high rise at Mont Kiara. Just my 2 cents.

iherng the island was not attached to the wall. If it is attached to the wall it will be called as “peninsula”. Many people use the island as working space. It is also common that they don’t have dinning table if they already have the island. The “outlet” is just so convenient when I sit there.

Good job - but not your best - like you said you were learning. Someone already mentioned it but you HAVE to make sure the balcony doors are closed except when you're showing the view - I think you said 823 sq ft. And the scene in the eatery was difficult to hear. I wonder if there are apps that can be used to edit out (or lessen) background noise - might want to look into that. One thing to consider adding to your reviews: at least here in the US, smartphone signals can be great or terrible in the 'concrete jungles' of CBDs. And that could be a deal breaker - we all live on our phones. Maybe pull your phone out, chk the bars, make some calls (don't have to do it live) and tell us if you can hear the person and be heard.

Yea, I guess so but this treatment is quite rare though. Only seen it in this project.

I don't think it's the NSK that's attracting them. It's way more complicated than that.
