Nice house! And yung features niya magaganda rin. For third floor, you can turn the Multi-purpose room into two bedrooms if you need. Just put a divider in between and add a toilet and bath dun sa isang side since meron na ung isa. Or you can turn the otherside as bedroom then the other one into a mini-gym. Pwede ring mini-theater room sa isa and game room sa isa. Pwede rin space for parties and other occasions. Since may sliding doors siya leading to the roof deck in which you can extend in case that you have many guests to accomodate. Marami pang pwedeng i-conceptualize na ideas depending sa needs ng magiging owner. Pero all in all, from the facade up to the 3rd floor, maganda pagkakagawa. I love it!!

In other words, the floor layout is absurd. Seems like an architect blunder. You need not assert the kitchen as only a "show kitchen" that will occasionally be used but by all means, it is still a kitchen and is a part of the house.

congrats to this Strong listing! MEGA house in an average sized lot in BF las pinas!🤩 One mistake karamihan high budget homes, walang exotic features like basement, large balcony, or one roof deck pero ito grabe malaki lahat. naubusan na ako ng ideas sa roof deck, siguro ibat ibang indoor sports saka large gym ang puwede doon. Mega windows din for a view of the garage, this is great for a view of a luxury or exotic car/big bikes of the owners . wala ako strong criticism, mas maganda sana kung sa backyard side yung location ng kitchen para sa natural light, fresh air, easier to move food/drinks during backyard bbq party. wala lang din siya open air and dirty service utility; gawin niya open air yung utility area niya by changing the doors and windows to gates saka grills. 3:15 like yung helper's bathroom, no easy access to fresh air.

Ok yung layout nung 2nd and 3rd floor. I believe kaya pa e fix yung mga flaws ng ground floor. Sobrang laki ng mga fixed windows, I think they forgot the need for natural ventilation or air circulation. Sayang ang ganda na sana ng bahay. Na maximize yung lot pero kulang sa airflow yung ground floor.
@@HomesearchPhilippines May I suggest saNa, kahit yung half part ng mga fixed windows gawin awning type window para may natural ventilation. Again, perfect naman yung layout ng 2nd floor and 3rd floor. It's good to know that all rooms have their own bathroom. Sobrang importante nyan lalo na ngayon may pandemic. And yung 3rd floor perfect for gatherings and that multi purpose room could be another room with office and gym. 👏👏👏
We've been on that property before but there's an issue, walang vent yung kitchen. Sabi may 3 option daw, 1 dadaan sa ground bedroom at bedroom bathroom. Yung other naman idadaan sa ilalim ng stair palabas. Yung third option sa service kitchen nalang magluto yun nga lang wala rin vent 🤦

Spacious and elegantly designed, however, I dislike the floor layout of the kitchen and the service area. These two areas should be adjacent for accessibility of its intended purpose and easy flow of traffic. Household members do not need to cross the entire spacious dining room just to reach the kitchen or the service area.

The master bedroom of this house is a salute to the breadwinner/s, dapat ganyan ang primary room. I would close off that other access to the master balcony - totally unnecessary, this space should not be shared. The roof deck and multi purpose hall are absolutely divine 😃

The kitchen is too small. I don't like the island matching the marble on the floor. The whole kitchen is ugly. With that cost of the house they could have done better 😏

‼️ Sa mga nagtataka sa layout ng kitchen. Ok lang po yun. Ang explanation po dyan, they wouldn't want to compromise yung ventilation for the first bedroom. As you can see nakasagad yung house sa side ng lote. Yung kitchen naman kasi it's not an everyday kitchen po. It's just a show kitchen and about sa pagluluto, may auxiliary or service kitchen po sa kabilang side which is doon ginagawa mostly ng everyday cooking. And even po magluto sa loob, may range hood naman po kaya okay lang dn. But then, it's just a show kitchen. 😊😁🤗
In other words, the floor layout is absurd. Seems like an architect blunder. You need not assert the kitchen as only a "show kitchen" that will occasionally be used but by all means, it is still a kitchen and is a part of the house.

MEGA house in an average sized lot in BF las pinas!🤩 One mistake karamihan high budget homes, walang exotic features like basement, large balcony, or one roof deck pero ito grabe malaki lahat. naubusan na ako ng ideas sa roof deck, siguro ibat ibang indoor sports saka large gym ang puwede doon. Mega windows din for a view of the garage, this is great for a view of a luxury or exotic car/big bikes of the owners .
wala ako strong criticism, mas maganda sana kung sa backyard side yung location ng kitchen para sa natural light, fresh air, easier to move food/drinks during backyard bbq party. wala lang din siya open air and dirty service utility; gawin niya open air yung utility area niya by changing the doors and windows to gates saka grills. 3:15 like yung helper's bathroom, no easy access to fresh air.

Ok yung layout nung 2nd and 3rd floor. I believe kaya pa e fix yung mga flaws ng ground floor. Sobrang laki ng mga fixed windows, I think they forgot the need for natural ventilation or air circulation. Sayang ang ganda na sana ng bahay. Na maximize yung lot pero kulang sa airflow yung ground floor.

We've been on that property before but there's an issue, walang vent yung kitchen. Sabi may 3 option daw, 1 dadaan sa ground bedroom at bedroom bathroom. Yung other naman idadaan sa ilalim ng stair palabas. Yung third option sa service kitchen nalang magluto yun nga lang wala rin vent 🤦

These two areas should be adjacent for accessibility of its intended purpose and easy flow of traffic.
