Masyadong mataas ang mga gate walls. The place is a secured community naman. Dpat mababa lng to let in the natural light. But the inside is beautiful. Medyo na over mixed lng ang paint pero maganda naman sya. Very appealing.

The house is tastefully designed and the layout is great, but if I were to buy this house I'd put more windows for more natural air - specifically in the kitchen under the shelves and in the powder room. The enclosed lanai could've been an open lanai tho for more natural air and good cross ventilation
Also some bedrooms lack natural lighting and proper ventilation, especially the primary bedroom. After watching the house tour again I've noticed the lack of WINDOWS in this house.

Just love the little nook under the staircase 👌✨ and the heigh ceiling mean everything in this house tour was such a luxurious and each rooms has a great details as well.But for me...doon na caught Yung attention ko sa board and batten wall ideas each room has really a nice designs and a story to tell and personality of a person (people)who owns the room. Specifically would love to stay in the 4thbedroom (bec.of the color combination 👌✨🍑💚❣️😉)But my choice in the powder room would be of course the masters bedroom mean very simple yet elegant Yung dating. Overall love it keep it up on featuring inspiring homes so that we can get a brilliant ideas too to apply on our dream house too.Thankyou and Godbless you AV properties Fam.✨👌❣️❣️❣️

I almost love everything about this house 😍 It's just that, the rooms lacks windows 😐 would have been perfect for me if the rooms had floor to ceiling sliding windows.
I prefer a minimalist design. I find this house overly designed n apparently, some elements seem conflicting in terms of the theme it likes to project. Noticed also, the doors used are the old type wood door design. No aircon too. The very high fence on both sides n enclosed rear part will not allow good air circulation and natural light penetration. The color scheme in the front fence seems to be not complementing the inside color scheme. The entertainment area design with the lights combination can still be improved. Given the location, the floor area n the finish, i think 20M is reasonable. My 2 cents of comment.

Why build a house so big on a small lot? No yard for outdoor entertainment means all the ACs inside must be turned on, driving electricity bills up. I don’t understand the need for such a big house when the average Filipino family has only 4-5 people. Side garden? What a joke. Do you form a line while seated and talk? I don’t get it. 😂. All the glass and shiny tiles make the house look cold, as in not inviting. Sorry. Oversized house.
The house together with its superbly designed interior is tremendously beautiful!....It could have been perfect if it could have had a much bigger lot size...say a 100sqm. more, equally distributed at the sides and back.

I have to say, despite of the lack of outdoor space the house is pretty well thought out. The floor plan makes the best out of the space and the design aspect is not lacking either 👌🏼

You are correct... there's so much to see about the house, too bad you are too excited, (not relaxed) you missed a lot about the house. You did't even show or say how big or small the living area.... but u mentioned what's under the staircase... u didn't mention the lighting fixtures on the fence and on the garden plus the fixture that provides centralized hot and cold water.... you have mentioned "it was well-thought of" too many times.and we get it. Just give the more important details.. you can set the unnecesaasy descriptions aside. Relax..... ur too excited

Viewed tis house before but I am not sure if it is from AV or from another realtor. I "complained" about the shower cum bathtub but I just notice h=now that there is a separate shower area. I really like the size and design of this house. Now my only "complaints" lies with the clothes hanging rod in the dirty kitchen area which is removable so not a problem. Now the budget..A very nice house at its price range. Better than someof the more excpensive ones
What a beautiful house and a beautiful presenter... but where is the garden??? I mean a proper good sized garden with trees shrubs and grass a house that big needs to have a garden at least as big as the house don't you people (planners and builders) believe in gardens???

Quite a few wasted spaces! It could have been better if it has a much simpler staging, too much going on.
I'd buy this in a heartbeat if I had the money. I like the kitchen subway tile backsplash and the wall sconces placed all over the house. They bring soft dramatic light wherever the wall sconces are placed . The board and batten wall designs are pretty nice, although some of the colors seems to be too loud for the rest of the room's color, but that's something anyone could change if they wanted to. I'm also a huge fan of shower heads and I'm very satisfied with the shower heads featured in this house. Nice huge square shower heads are just the shower heads for me, but what's even better are huge rainfall shower heads.
There was show kitchen, but I'm not sure if there is a daily kitchen which I'm curious of the door I saw in the kitchen if that led to the daily kitchen.
For scale reference, I wonder what is Miss Apple Grace's height plus the heel height she uses for her shoes? Miss Apple Grace? Anyone who who can share information about these things would be greatly appreciated! 😊

Her movements are not solely her action. Her movements and the videographer's focus are actually directed or are rehearsed in collaboration. If she was too fast, the videographer and/or the director would have told her to slow down a bit. They are professionals, not newbie vloggers.

Everything every corner of the house is excellent!!! But my favorite one is the kitchen and the master toilet and bath. And of course you Ms. 🍎😁✌️
My personal favorite is the "golden" ceiling. Seems low key (or the camera just didn't pan to it enough) yet very regal. Shout out to the movie room as well. Nice use of space right there. I wonder how many sqm they allotted for it.
I'm just curios, how do change those light bulbs when they become burned out since the living room ceiling is way too high.

Is someone chasing this woman or is she running late on some appointment??? I don’t get it why she has to run then she’d pant and gasp for air most of the time as she gives information about the property.🙄 When you watch house tour videos or when you visit a property that you’re interested in, you don’t want to feel like you’re being rushed. Such a pity ‘cause AV properties seems to have interesting house videos, but some viewers tend to lose interest at the start of the video because of the way it’s presented by this host!
i think 30M is enough including appliances, bed, sofa etc. and 2 cars thats how you live happily ever after in your entire life.
Beautiful house, my only concern is the lack of windows for natural light and air ventilation. If I'm the owner would definitely put windows on the right side of the house, mainly the kitchen, the powder room and the movie room.
