In this session, We are discussing Carpet Area, Built-up area, Super Built-up area, Set back area, and Plot area. according to RERA norms and regulations.
Real Estate Act, 2016, which was passed on 10 March 2016 by the Rajya Sabha and on 15 March 2016 by the Lok Sabha, became effective on 1 May 2016. It was introduced to ensure the sale of flats, plots, etc., in an efficient and transparent manner.
Carpet area: Carpet area includes the inner area of floor excluding exterior and interior wall area, balconies, ducts, staircase, lift area, corridor, lobbies, etc.
Built-up Area: Built-up area includes a carpet area with all interior and exterior wall areas, it also includes balconies area but excludes the staircase, lift area, corridor, lobbies, etc.
The built-up area is also known as the plinth area.
Super Built-up area: Super Built-up area includes Built-up area including staircase area, lift area, corridor area, lobbies, and all common area.
Set Back Area: According to RERA, There must be space left for all surrounding Building areas ( Super Built-up area for the front set back area, Side set back area, and Backward setback area for proper ventilation and in consideration of safety for fire hazards.
Plot Area: All areas bounded under boundary wall or fencing including garden, parking, etc.
i.e the size of the plot.

I want to purchase a flat in a building project but the developer has given me a plan where super built up area also includes a pro rata area of the set back area. He told me the setback area is also chargable. Is it correct ? According to this video super built up area does not contain set back area. In general who bears the cost of set back area in a real estate project ?

Sir thickness of wall means(eg for 9'' wall of 15' length and 10' height):
1. Thickness of wall= 9'' or 15'
Or
2.area of wall=15' x 9''
Or
3. Area of wall=15'×9''×10'
Which one is true for wall area while calculating build up adea
