They're popular in certain states, Texas being among them, because there are very few or no zoning laws. It keeps someone from putting a junk yard next to your house. I'll never join one but I do understand why the exist. BTW I just passed on looking at a house because of the HOA's stupid rules. The house was pretty cheap for being on the water. Was the HOA responsible for that? I don't know but it's the reason I didn't buy the house.

It's Texas, 90% of the land is privately owned. I live in the middle of what was the White Ranch and they still own a lot of the unimproved land. At one time, they owned almost everything from Freeport to Port Arthur about 100 miles. I spent most of my youth hunting in rice fields, pastures, and managed timber owned by the lumber mills. Back then you could just ask and get written permission almost always. Now they lease most of it but they still keep some for family and employees to hunt, so ask. They mostly want to keep the yahoos out.
