    When we were offered this land, we KNEW it was an investment property. We bought it for $160,000 10 years ago and after our $350,000 home build it will be worth a bit over $1,000,000 . . .

    For the Newbie if you are actually trading in the crypto space and you don't have a sound mentor. Then you are certainly going to get liquidated in 90% of your trades. Yeah that's sad truth. I remember when i just got into crypto back in 2019 but later in 2020 i ended up selling it because i have lost alot trading all by myself without a guide. Got back into crypto early in 2024 with $20k and I'm up with $232k in a short period of time

    I find the strict tenant laws actually help the landlord. (to a certain extent). Strict rules limit the amount of landlords. They often also have strict development rules keeping stock down. You don't cash flow as well but you make it all back in appreciation. That's been my experience at least.

    What if it’s a newly platted HOA in a semi established rural lakeside vacation area with mostly part time residents and minimal build limits and is permissive toward Short-term rentals (which is actually marketed to all land buyers by the HOA developer as a primary selling point). There may be some hassle in getting engaged with HOA leadership to maintain relationships and keep the rules permissive over the years though. The resort pool and dock amenities are open for guests to use.

      I'd still avoid. HOA rules can change and a new board could take over. Also, you're basically buying into an area where you're going to be competing with every other neighbor over the same look and style of home. That doesn't seem productive or fun to me. But I bet there are still minimums and requirements over what and how you build. Read the CC&Rs closely before purchasing.

    Real estate is a right. Should not be taxed in order to allow people to keep their right and the Govt. Shouldn't have the right to take it away unless it is an apartment, but it should be difficult to do so.

    We hate traveling through portland. Always dirty and people shuffling around looking like the life has been drained out of them. Some of the areas there look just as bad as skidrow.

      Yeah, it got REALLY bad. I have to admit, my last trip through Portland was slightly better. It actually looked like a half decent city the area we were in.

      Yeah. Less likely to happen in the US and when it does it's usually at fair market value. The US government knows better to just bulldoze someone's house after offering 20% of the market value. Americans are well armed for a reason. China and Russia don't care. :)
