I am a retired mortgage loan underwriter. The lender considers the land as the real estate, not the house. So a deposit is fine and can be determined the down payment on the entire property when it’s finished. Or, there are what is called construction to permit loans. When the loan is approved it is based upon plans and specs and an appraised value once completed. They close the loan and pay off the land, and disburse funds to the builder at each phase after inspection. Once completed, the loan rolls over to a permanent mortgage and pays off the builder. Would you be able to work with that type of situation?
Who is the sub contracted builder? I think customer needs some basic questions answered, besides get on the list. Some of the neighboring/surrounding property has homes built into the hill, allowing built in garage, partial basement. Are the sub builder going to do this?, or are these just cement slab foundations? Is there going to be a HOA/deed restrictions? If yes, what are the deed restrictions? I waited for Randy’s familiar voice to come on, then realized this was a glorious late spring/early summer Yuletide log burning in a snow-covered cabin that needs no voice. Okay, so Randy did break the bucolic moments at 10:37 in, but the surroundings had a softening effect on his usual energetic delivery. It’s such a beautiful piece of property, develop it with care so living here can continue to be a soothing place to dwell.
Ace is having so much fun! I love him and so does my dog. She gets super excited when she sees him on RUclips. Not everyone moving to Tennessee has big bucks. And if you pay attention to what is happening those that do have big big bucks are buying up everywhere not just Tennessee. That has nothing to do with our wanting to provide small affordable homes for people who are being priced out of the bigger homes.

The deposit should be equal amongst all the new residents whether or not you create 50 lots or 200 lots. The way it sounded the deposit will be $60k for the first 50. How would it work as it goes on still $60k or $30k? Does the deposit go towards the build of the home as well? So if someone goes with $139k home it will really be $199k. That’s how I understand it. Any clarification would be great. 😊

Hamblen County does not allow tiny homes. This will be a regular neighborhood development with no HOA. It will be built by ITH but once the homes are sold we will no longer be in control. The price of the smallest home will be $139,900 including the 1/4 acre lot. Randy was explaining how much of that cost has to come in as a deposit or down payment. The deposit is considered your down payment and will come off of the total cost
Not false advertising at all, tiny homes are not allowed, period. We are building 600 sf homes and up to 1100 sf homes, built on site. No tiny homes involved at all.

I agree, but I’m hopeful they’ll be able to leave greenspace for the wildlife. I’m same as you though…with any development comes the sad reality of harming wildlife. It appears that a big portion (I think Randy said 25 acres) is wooded…so perhaps that will be untouched 🤞 I think their vision is to preserve the natural beauty of the land ♥

I tried to build a tiny home years ago. City wasnt worried about a slum. They were worried about taxes per sq ft of the home.
Could you purchase a double lot and only put one home on it? And will this have septic or public sewer?

The price of the smallest home will be $139,900 including the 1/4 acre lot. Randy was explaining how much of that cost has to come in as a deposit or down payment. The deposit is considered your down payment and will come off of the total cost

Not false advertising at all, tiny homes are not allowed, period. We are building 600 sf homes and up to 1100 sf homes, built on site. No tiny homes involved at all.
Well then when do they plan on talking to the planning Commision concerning plans?
It says tiny homes under the video? So since the property hasn’t been actually sold 5:36 yet what is the plan?
@@kimbarrett8577 The engineers are working on the paperwork process. We are just doing the promotion for the land so we can present it all to Hamblen County when we are ready. This is a very exciting project for us❤💚💙

I agree, but I’m hopeful they’ll be able to leave greenspace for the wildlife. I’m same as you though…with any development comes the sad reality of harming wildlife. It appears that a big portion (I think Randy said 25 acres) is wooded…so perhaps that will be untouched 🤞 I think their vision is to preserve the natural beauty of the land ♥

Curious bystander here, are the lots standard size and set backs or does Morristown have a small homes zoning?
Randy has not shared all those details but I'm sure there will be zoning limitations for us to follow when building.
