@@francesn33 Hey…don’t worry…Randy said if they can get enough buy-in they’ll do first 50 homes on one section…they’re doing a total of 200 homes…so that gives time (if all works out with the initial buy-in) for you to come in LATER as development begins in 2025 and grab the lot. Stay tuned for more details. I need to finagle as well as I won’t be able to draw from my 401K until next June (I’ll be 59 1/2 then) so will likely take a note secured by equity in my home - then pay it back in June when I can withdraw without penalty from 401K next June. There are ways! Don’t despair 😏♥♥♥

What is the price of the 1/4 acre lot? Paved roads? Walking paths? Public green areas? And many more questions including time frame.
Who is the sub contracted builder? I think customer needs some basic questions answered, besides get on the list. Some of the neighboring/surrounding property has homes built into the hill, allowing built in garage, partial basement. Are the sub builder going to do this?, or are these just cement slab foundations? Is there going to be a HOA/deed restrictions? If yes, what are the deed restrictions? Any basic neighborhood layout to look at?

They quoted yesterday they plan to start at $139K and go up from there. But it's not a lease, you own everything outright.
In the last video I say when they announced it they said they were getting ready to close on the property so I am sure it could be a bit for them to have all the information but if you’re interested I’d see what it takes just to get on the list…you can always take your name off if it’s not right for you later. Just a thought.

I am a retired mortgage loan underwriter. The lender considers the land as the real estate, not the house. So a deposit is fine and can be determined the down payment on the entire property when it’s finished. Or, there are what is called construction to permit loans. When the loan is approved it is based upon plans and specs and an appraised value once completed. They close the loan and pay off the land, and disburse funds to the builder at each phase after inspection. Once completed, the loan rolls over to a permanent mortgage and pays off the builder. Would you be able to work with that type of situation?

I waited for Randy’s familiar voice to come on, then realized this was a glorious late spring/early summer Yuletide log burning in a snow-covered cabin that needs no voice. Okay, so Randy did break the bucolic moments at 10:37 in, but the surroundings had a softening effect on his usual energetic delivery. It’s such a beautiful piece of property, develop it with care so living here can continue to be a soothing place to dwell.

Not unless they sell their homes and move because this town does not allow tiny homes on wheels. They would have to sell and start over from scratch

What happens to the deposit if something should come up and one have to back out? Due to personal issues. If this would happen to one. Sorry for asking however like to know for a friend. What's your rough prediction of when this project, with complete homes on this land, would be completed? Would $139k cover the home and the land? What community rules and other expenses (taxes, water sewer, trash, insurance, etc.) are involved?
The smallest package will be $139,900 including the 1/4 acre lot. This will not be an ITH controlled community. This will be a regular neighborhood development where once the homes are on the lots and sold we leave and you are on your own. It is projected for 2025
May I also suggest phases. Section off the land. Once you are done collecting deposits for one section. Then start collecting for another section. Less gray hairs for all. I will definitely take part in this. ❤❤

The deposit should be equal amongst all the new residents whether or not you create 50 lots or 200 lots. The way it sounded the deposit will be $60k for the first 50. How would it work as it goes on still $60k or $30k? Does the deposit go towards the build of the home as well? So if someone goes with $139k home it will really be $199k. That’s how I understand it. Any clarification would be great. 😊

Are you going to prevent investors or big conglomerates from buying lots only to build homes just to rent them out? Rental neighborhoods always eventually depreciate.
We will not be selling empty lots. We will be selling home/lot packages only
I think my first question is that are the plots going to be serviced by municipal utilities (ie water/sewer/electric) or are they going to require septics, water lines run after the fact? Ta :-)

Do you really want to promote Air BandB next to a grade school?Inexpensive sturdy housing is sorely needed. But.
All I can think of is the loss of drainage and vegetation.
The vista is not a selling point as it will be gone.
I figure it will all be dug up for infrastructure and cemented over.

how much down would you need and will a tiny home (pref the Amanda) also be included? what would be the total monthly payment (approx. for property and approx how much will electric and water run). i just love the homes you build. i want to have my own little piece of freedom where i can bring my fur baby. i am single and 55+. it would be nice to be in a community with others that i can get to know and interact with.
Hamblen County does not allow tiny homes. This will be a regular neighborhood development with no HOA. It will be built by ITH but once the homes are sold we will no longer be in control. It will exist like any other neighborhood.
