    23 years ago my father bought 3000 sq.ft land and made a house at around 4 lakh rupees total .... Now the value of that entire property is around 80 lakh ( take it or leave it )
    So , don't take this video too seriously guys ..... Making a good carrier , buying/making your own house ( not flat ) , Finding a good life partner , living a healthy lifestyle should be your 1st priority .

      Yeah I'm from Mangalore 20 years back while I was just ,3 years dad has bought a land and he built a double floor house at that time the land value per cets was 50k now it's literally 20lakhs

    10 years ago my friend bought the house I rented for 3 lacs Now the land itself is worth more than 25 lacs + house cost + he has been getting rent close to 10k every month since years. 20 years ago my uncle bought some land and house for some 10 lac rupees. ( He Doesn't live there ) Its a metro city so the cost of that land is around a couple of crores. Personally I think real estate investment is the best. Of course stock market is good but the safest one is real estates. The biggest regret financially my father has in his entire life is probably not buying those cheap property's which are now worth crores of rupees. Learn from the mistakes of your close ones..

    My house was bought by my great grandfather at rs 5,500 in 1966 and now we live in one floor and gives other 2 floors to the rent and gets 2lakh+. So it depends where u buy the house

    I'm not a knucklehead. I recently purchased the land with a loan and constructed a 5-story apartment with 4BHK rooms at Ashiyana in Lucknow. I'm now getting around 1.5Cr for each apartment, with a total investment of only 1.75Cr. My profits totaled 5.75 crores. 😂😂😂

    True well said Soam Bhai bt all decisions just can't be taken looking into the financial angle then we would have also not enjoyed G-Wagon. Maybe that gives u the kick to work harder so maybe an indirect investment but just looking into simple maths that won't also be a wise decision.

    You have house.. that's why not needed.. if someone doesn't have he should by a house.
    As per your calculation 3.6 lkh per year. So after 10 years you are giving 36 lkh to house owner.
    As per you now you can sell house in 2cr .. so you got 90lkh profit
    So basically if you don't have single house then invest it to buy a house.. if you have one house then you can invest as per your convenient .

    Stocks crash hote hei, lower circuits hit hote hei and companies bankrupt bi hote hei. But a house or property atleast in the last 20-30 years has increased drastically. 10000 rupee ka site aaj 2-3 crore mei bik raha hei. Yes i agree there are disadvantages but all investments have their disadvantages

    Soam bhai Ghar in India is just like your parents . It brings a piece of mind that you have your own shelter, no one in the world will ever throw you out of this in your thick and thin times.
    Now you just need to earn for your food and basic needs.
    In India ghar is not an investment therefore we Indians never think of selling it after purchasing it, untill and unless you have gone bankrupt. Infact we buy one more house if required.
    Indian people even old generation and most percent of the younger generation don't like to shift from places to places just to remove the bordem. Untill and unless you have transferrable job. That's why people take vacation from there daily monotonous routine.
    For example a man has a family of 4 people, if he starts shifting house then he has to think of the schooling of his childeren weather the school in that particular area is good or not, weather his office is near to that place or not?
    That's why more than 95 percent of people in India don't like to shift neither they see the house as investment. This is the reason why Indian real estate market is evergreen market. It's very rare that flats or houses are not sold to anyone bcaz no one is buying them, after some time people do purchase the flats and houses.

    Flats depreciate with time but having a land definitely appreciates in value, also everyone is not so fundamentally and technically aware of stock markets, better to invest in mutual funds for those who doesn't understand financial markets , because there were many companies in which investors lost wealth such as Rcom , DHFL and many more , Else always people should go for mutual funds having largecap companies or high dividend paying companies

    mere ghar walonne kai saal pehle 11 lakh ki zameen li thi..aur ab woh jameen sell karke ghar banana chahte hai.hamara ghar bhi thodasa kharab haalat mai hai..so aaj woh zameen returns deke humara 60L ka approx ghar ban jayega us se...aur aaj nahi toh kal toh banana hi padega..aur increasing rates of construction is it feasable to build our house now or should we invest elsewhere / keep land and wait for more returns??

    I totaly agree.... I bough flat 20km near Thane (from where you took Gwagan) i took in underconstration.
    I have to pay stamp duty and pre emi which is zero toward main principle value, march 2020 shifted my salary went down and emi is more then salary. emi is for 7 yr, i found it totaly wast...as just of a peer pressure i took it and alway fear if i lost my job how wil i pay emi of pending 5yr. Plz gies dnt buy Flat beside buy land or shop tht long term benifit flat are realy dead investment. Maintance tax and aft 30-40yr you wil be on same land.

    Missing major point. Bank will not give loan at 7 % interest for investment in stock. Second do not have money for home for total down payment. So investing money in stock u have that money. You can buy home on EMI but not stock. Yes you can manage small house and rest of money keep for investment is logical.

    Agree. But in order to diversify your portfolio we can use real estate as a option. And we should consider it as 2nd or 3rd option. As risk facror in real estate is low as compared to stocks and crypto. And I highly recommend raw houses and commercial property if u want to invest in estate.

    Hi @soamjena i am a realstate developer so i want to clearifu that where you live n that depends on real state and particularly real state have options for buying house with land talking about bungalow if you invest 4-5cr in bungalow it will give more return than flat this is bcoz flat will only give more return when there will be more customers so main example is mumbai if you invest 1-2cr in flat in “mumbai” that will give you high return i would recommend you to buy a bungalow or villa that will be more return giving real state.

    i think home, other assets and investment depend upon the priority of every individual. So telling that buying a house is just a mistake may be it is you point may not be others so its good that you only take your own stand..

    But real estate price is dynamic . I think the calculation needs to changed. The house rent is never gonna be 30k for 30 years. If it is 30k in 2020, it will be not less than 50k in 2030.
