    Hey design champs! There is a run-down shed on my property that I am going to renovate into a tiny house over the next thirty days (hopefully). I'm going to put it on airbnb and see if we can get some guests! If you want to follow along with me on the journey i'm going to make a video about it everyday for the next 30 days! Today I dug holes and completed the framing for the porch to the tiny house!

    I think you are asking some valid questions for sure. While I wasn't planning to make my former house an AirBNB, we did consider renting, which had a lot of weight to it as well. I think you might want to consider if there are any other AirBNBs in the area and if the economy can support AirBNBs. No offense, I am very rarely hear "Lubbock, TX" from someone and never as a vacation spot.
    I think it would be best (and more cost effective) if you rent out your room in the house and move into the smaller house. That way you can generate revenue from the room rental while completing the tiny home. You could pace yourself better and really focus on features/design choices you'd like instead of generic and quick decisions. I don't think you will lose out on trying either approach first then deciding. The room rental might offset the cost and stress until then.
    There is risk no matter which route you choose, but definitely choose the path of less stress, overhead, and manageability.

      I my thing I would add about moving in is that, don’t make it your own completely or start putting high end cost to it. The value doesn’t change for how emotionally your are invested in or the price you put into it.

    Zimri I suggest trying out AirBnB for atleast 1 month, see how things go. Then try finding a long-term renter. That way you will have explored both options.
    Will miss your daily uploads, but looking forward to seeing the project in its final form a few weeks from now!

    Long time biz consultant here: you will not keep up a routine you don't LOVE. Managing admin stuff, if that's not the thing you love more than life itself, will wear you down, things will start to slide, and then it's all ugly.
    Finding a good renter who will take care of the place, be a good neighbor, etc. is a much more straightforward project. Another option is short-term-but-not-overnight rental. Some friends have a nice apartment on a river in Wisconsin, and they rent it out in +/- 3 month blocks. Lower maintenance costs and effort, but no long-term commitment to a 'permanent' tenant.

    first of all, i freaking love coco.
    second of all, i would totally move to that tiny house all by my own and have all the rooms in the big house rented. man that sounds kind of like a dream! do that one!! i feel like you would be more comfortable to make videos and all kind of projects without having to worry about disturbing the roomies.

    Airbnb is super easy money we get way more money having our spare room on in the weekend (it's now an office during the week) than having someone rent the room full time. However we live in York which is a tourist city and can charge £60 a night. Your place is fully contained so depending on demand you can possibly charge more. It's easy to deal with airbnb guests too as they just leave.

    As much as I love watching this show every day, I think it's much more vital that you keep your well-being. You already have a lot of pressure on you anyway, so to continue making daily videos will be really difficult to move forward with the project, I still can't understand how you managed to put out a video every day and build a house at the same time it's truly incredible!!! 😍❤😘

    Hey. Great vid. Updates Once a week is fine matey. Get that house finished!!. Editing videos takes soooo long. If it were me I’d live in it and rent out the bedroom in your house 🏡 That’s just me.

    Long term rent seems the best solution. Less worries.
    Also, I love the daily videos but once per week if it's a better video and faster for you to make the project go for it!

    Whilst it will be really gutting not to get this daily shot of joy into my life, I totally understand both the mental aspect and the speed of completion aspect! Twice weekly would be brilliant, but also totally understand that weekly will take even more strain off you and free you up to get it done even quicker - so totally fair enough!
    As for what you should do with it once it's done, again very valid and totally understandable issues you're juggling! I think you have to just go with whatever you decide is the best compromise between your mental load and the available income!
    Whatever happens, these last 29 daily videos have been an absolute highlight of my day every day, so cheers!

    A one time weekly update would be nice, that way RUclips algorithm is happy with consistent uploading, and your audience will understand I'm sure that you can not do daily, but would still like updates on the project.

    Zim, love seeing all the construction and open discussion about a lot of cool topics. If I were you I'd prefer to do long term renting, be it your room in the house, or the shed. Results in less work in the end like you said with a longer reliable income. Love all the work you do!

    Airbnb are good semi-passive income, but you have to consider all overhead and occupancy rates in the area, which I’m not extremely confident about. You could potentially make more with an Airbnb, but the safest (and less strenuous route) would be a long term rental for sure, where your only expenses would be your rental dwelling insurance and a fund for repairs. Whatever you decide, best of luck Zim. You’re awesome.

    You could rent the big house as a community house. So the share kitchen and stuff. To make it easy, they pay a flat rate (heating, internet electric included). And the prise is a bit under the average the square meter prise in your region... But u charge the shared square meters too. The you r happy because you get more than average money output. They r happy because they pay less then the average prise and don't have to worry about the extra costs such as heating and electricity... Warning I'm don't know if this way of calculator makes any sense xD. Keep going, you r a super lovely guy

    This was a great Advent Calendar to Tiny House series ! As everyone else around here, I understand that 1 video per day is a real strain. Got to activate that Turbo mode ! Making a weekly one will be perfect, and maybe you could post a couple stories a week on Instagram as updates if that sounds fun ?

    One other thing to maybe consider is the cost of furnishing. If you just move in there and rent out your room, you just move your bed and desk and things in. For an air bnb, that’s a full bed set, multiple sets of sheets, a tv maybe, ect that you need to buy. This may all be a small factor in the overall renting option, but the money could add up

    If you want to try turning it into an airbnb, there are also companies that can manage it for you. You give them a fee and they take care of bookings and cleaning and you basically collect the money (I'm not sure if there are in your area but I would definitely check). Also, airbnb allows you to decide on a minimum of nights you want to rent your place for (to avoid having too many bookings you can have maybe a minimum of 5 days or even a month). Key is having longer-term bookings so that you don't have to clean as much and you don't have to go back and forth with too many people (I would do 4 or 5 max a month if it's realistic in your area). I put my place on airbnb for 3 months to pay for a trip and my experience was really good (+ I got to meet really great people from all over the world). As some people suggested, I would at least try and see if it works for you ☺

    I think you should rent the tiny house long term. Also then you don't have to furnish/stock it. You can also charge a bit more than you can for the rooms because it's private.

    You might be interested in medium term rental! We rent out a small furnished place for 1-3 months at a time and it works great for traveling professionals and nurses, and less stress than an AirBNB would be for us. We use Furnished Finder to book them. Super easy.

    Pumped that you're keeping the series going in some form, and I think it'll be wicked getting to see how much progress you make every week. As for the AirBnb/Rental question - how much of a market is there for AirBnb's is there in the area? Because maybe i'm just not aware of the booming tourist scene of Lubbock, but unless you're having it fully booked most of the time; it seems like rental will be the safer, less stress, and i think potentially even more lucrative option.

    I'd probably opt for a steady income and less hassle, rent out the bedroom and move into the guest house, continue creating videos, Season 2: "30 days IN my airbnb shed" where you finish the interior😀

    I used Guesty as an auto-response to guests with great success when I ran an Airbnb. There is also a cleaning fee that you can set to pay someone else if you don't want to clean it.

    I want as many meaningful videos as you can do. Less frequent but top quality is better than a daily rush job. Though if Andy Warhol could make an 8-hour video of a guy sleeping, you could make an 8-hour video of calling electricians.

    Zimri seems to be taking most of the credit for building this house, but after watching this I'm starting to get suspicious that these videos are carefully edited to hide the fact that this house is actually the result of all of Cocoa's hard work.

    Honestly it looks like a cool space. I'd move in to it and rent my room if I was in your position. It gives you your own space away from your tenants and means the don't have to feel like you're looking over their shoulder (not that you are or would do that).

    To help you decide if you should rent or Airbnb, I’d say to research places like yours in Airbnb, see how much people charge and what’s the occupancy rate and then do the same for long term rents like on Facebook Marketplace, for example. If the income generated in Airbnb is significantly higher (so much so it compensates all the extra work) than long term rent then maybe you should consider it, but I highly doubt it.

    As Bobbi said in the comments, renting your room out For Sept 1st and living in the tiny house for a short time will give you more headspace and money. Then balance the books and see if you'll earn more from renting the tiny house or not.

    I saw, do long term rental. Pick between your room or the ShedB&B. I'd guess SB&B would bring in more money, but you might like having your own place, too. And which way would be better for other work and income? Finally, going back to AB&B vs rent, could AB&B responsibilities restrict you from other projects, income, or even moves/trips/tours?

    Personally, I think it might cause weird situations if u rent a room from one of ur roommates.
    I'd move into the tiny house & rent your bedroom out.
    I'm comfortable with a small space though. Most important is what you feel is nicest for urself.
    Definitely feels like renting it for longer periods is much more relaxed than airbnb.

    Having no valuable experience in your situation, here’s my two cents 😂: Move into the tiny house, rent out the bedroom. You get your own place and can be the slumlord to the 3-bedroom property. I’d guess the “guest relations” element of short-term rental would interrupt whatever interests you’ll want to pursue next.

    I would talk with a real estate agent who knows your area really well and have them layout the options. I've read that property managers are not that expensive, but like the hotel tax, that cuts into the budget. Long winded way of saying, if it were me, I'd find a really good real estate agent to guide me.

    I'd personally love to hear the phone calls if you're in a one-party consent state (Or better if you get consent from the electricians). Im very curious to see if there is a "Serious negotiator, 100% down to business, take no shit, hardball Zimri" behind the perpetually happy, laid-back, carefree social butterfly we've seen up to now.     I hope that foam stuff works for you. It made me curious & looked at some videos and apparently shrinkage is a problem, so you need very deep holes (3ft) for it to be stable? idk good luck xd

    I gotta say that I love the daily upload, but if it's pulling you back (which obviously is) I prefer that you do the best for you.
    Now about the renting questions, I hope you do rent it monthly. The cleaning is a huge deal. The constant speaking/finding costumers is a huge deal, and I would say that it isn't that stable for income, especially if you have debt.
    Now I was thinking and... Do you want to take your videos to the next level? maybe upgrade the content? the quality? the quantity of uploads? the message you send out to the world?
    Then you should find your Who. How? - you ask me.
    Find a guy about your age, who also designs or is good at video producing, marketing etc etc and rent him the place.
    1º you get your income monthly
    2º you get a new friend, who actualy lives next to you
    3º living "together", being the same age, probably liking the same things and loving to work together, i feel like your goals would be greater and easier to achieve. maybe this would be the first step of a new journey in your life.
    idk im just thinking out loud, but I hope you do read this

    You should rent the tiny home, and not the room, because the house is more spacious and you deserve to live with the amazing kitchen and bathroom you made in there.

    I would definitely just rent it out unless the money from Airbnb was considerably higher, like a lot higher.
    Renting it out is basically passive income. Just make sure if you do rent that you do your due diligence, background checks and everything to make sure you get good tenants. I don't know what it's like in Texas, but in Iowa all the laws favor the tenant very heavily and tenants can basically do whatever they want and landlords have almost no power.

      If he’s actually able to AirBnB it out 20/31 days a month it would be considerably higher. 1br guest houses in Lubbock look to be going for between $60-80 a night, so let’s say he gets $65. After you subtract $11.7 for the 15% he said the city takes and the 3% AirBnB takes that’s $53.3 per night x 20 = $1,066 per month. And there’s always an additional cleaning fee that he could use to hire a service or just pocket himself. But either way $1,066 is probably around double what he could rent it as a long term.

      @@AaronPlay based on those numbers, if I could rent for $600-$700 I would probably do that. If I could only rent for $500 or less I think the work involved doing Airbnb would probably be worth it.
      I also don't know just how desperate zim really is. Hopefully he's not too desperate.
