    sellers are also voters. People with equity will not sell for lower prices unless they are forced to like the GFC of 2008

    Builders are unwilling to build low margin homes. All a buyer can do is make more money or move to a lower cost area.

    Cities do not want new low cost (affordable) housing. Affordable housing provides less tax revenue. Also, lower income people are a bigger burden on city funded services like police, courts, fire, and emergency medical services. Whereas, larger homes provide a better tax base with far less need for city funded services. Also, no one wants lower income people in their backyard. Not in my backyard (NIMBY). The answer is to build smaller communities of affordable housing with public transportation. Or build larger communities on the city’s edge with public transportation. Many cites don’t have room for such communities and because prices are so high, it pays to buy an older home and renovate it for a higher price, thus increasing the price of current affordable housing. Add AirBNB, and investors flipping homes or managing rentals and it’s easy to see that high home prices will be with us for a while.

    The answer is always “build more housing”. Eventually that can’t be the solution right? There’s finite land and resources. I would rather incentive renovating existing structures

      Currently about 12 million "undocumented" immigrants in US. There's the source of housing "shortage" right there
