    Love the first house, simple bungalow with good land and nice pool. At the end well said to folks looking relocate and retire in the Philippines (like me), prices going up so lock in the land lots before they keep rising. Another great video!

    Great work by Caribbean Construction !! I remember some 400 plus, construction videos, I watched religiously which was such a great help for those of us that acted as our own contractors. Thanks James for opening the door to life for many of us foreigners married to Filipina ❤❤🇵🇭🇵🇭⛵️⛵️🍹🍹

    Great look at that first home.. of course the workout room can be whatever you want. The nice thing about your neighborhood is that people can use existing homes to copy .

    We bought our property on our 2021 trip to the Philippines. It was a wise choice as property values have gone up. Your advice in this video is right on. I hope to start building in 3 years. Since we will be in Cavite, close to Tagaytay you can expect a visit in the future.

    You must describe the pros and cons of land purchase and the understanding of property laws to cover all basis including title search.

      Your realtor will assist you with title search. Although subdivisions offer the safest approach to a clean title of property, you might find that properties in the Provence might yield someone in the family way back claiming partial or full ownership of the property which might delay or prevent legal ownership of the property.

    James, I can’t express how much I appreciate your videos.. I literally watched your entire build for Villa Filiz about two years ago and various other builds you covered, and now restarted from the beginning, since I’m now in the nascent stage of planning. I already have pages of notes to bring up to my architect/ builder!
    Question regarding your transition to permanently living in the PH… How hard was the adjustment leaving everyone you knew (family/friends)? I’m getting ready to retire from the military, and my kids are leaving to college in about a year. Needless to say empty nest syndrome is already starting to kick me hard.
    P.S: you should do an origin video.

      With your military career you should't have any problem relocating. It's something we military are used to and adapting is our middle name.

    The form board is definitely better than hollow block. But the Canadian in me is frustrated at that style of construction because of the lack of insulation. I know some people are going to say it's not cold in the Philippines but that's not what insulation is for. Insulation slows the movement of heat and so a properly insulated house in the Philippines will cost almost nothing to cool because it will keep the heat out.
    I for one I'm going to build my house from SRC panels. AAC blocks are my second choice..

      @rdmevx - hi, sorry for the late post as I just watched this vid now. If you're interested in using SRC/ EPS panels, you can email the company & get a quote from them. Also, there's a Filipino architect/ builder who has used them in several of his projects. His name is Architect Ed and he has a YT channel. Most of his vids are in Taglish but if you're interested in his services, you can email him. His area of operation is Metro Manila & surrounding provinces.

      As a matter of privacy for the homeowners I normally don't ask for how much they are paying unless they offer that info up front. That being said I have experience with building costs so I would estimate the project you are asking about will come in around P20m.

    Good advice on property prices...I've been tracking different areas and noticed that they're jumping up there compared even a year ago...
    Some really nice builds going on and the entire community is growing by leaps and bounds...

    I wonder if anyone ever installs outside storm shutters? Seems like stainless steel pull down shutters would be nice to protect from flying objects. In Germany the walls are much thicker and they have built in pull down shutters above the windows.

      If you are lucky to see the older homes made during the Spanish occupation here you'll see the storm shutters but rarely nowadays.

    I’m planning on building a house in Lipa City. Flying back from Seattle next month to start construction and currently looking for reputable and reasonable contractors- already finalized a design from my Architect. Hoping you could recommend someone from your experiences

Although I don't endorse contractors, the list I have are contractors that I am familiar with and have ethical businesses. I always recommend requesting proposals from several contractors as costs may vary based on level of effort and materials.

      We don't have a generator anymore since we have solar with battery backup. We also still have our EcoFlow Delta Pro in extreme emergencies.

    I often wonder why people fo not use an insulation and moisture barrier on homes covered with a long life aluminum siding and trim..

      Good comment but not sure how it applies here as all the builds I've previously covered do not use aluminum siding and are of concrete or cementitous cladding over concrete.

    Maybe a silly question but is the cistern used for watering plants and or a pool or? All I ever see anyone doing there is deep wells.

      Cistern is for irrigation, grey water for filling toilets or even drinking water is set up with the proper filtration system. We use ours only for irrigation (8 zones with 3 heads per zone).

      Currently lots here are on-hold for sale pending a pricing increase to be competitive with comparable pricing in neighboring gated communities. Prior to the hold the pricing here was P7,500/sqm. It seems to me that pricing for premium properties here in the Philippines are going up quite a bit this year which is why I made the comment that you should not wait on property purchases.

      As I'm not privy to contractor/owner pricing all I can share is current pricing per sqm is in the range of P28k-P40k per sqm. This is the expected pricing based on quality of material and labor expertise. You can go lower or higher but this is what I'm seeing in our area.

      Yes, you can still get a house built for P30k/sqm but you might have to compromise on some finishing materials.

      Hi James, another great video, we are considering moving from Laguna to Batangas & are currently looking for about 1000 sqm in a gated community over there, do you have any ballpark figures for lot prices?
      Or is it just right time right place to get the deals?

      A 1,000 sqm lot in a premium gated community in Batangas will probably come in around P14m-P50m depending on location and amenities.
