Congrats to this guy!! :) Just a curious question. Roughly how many transactions were seller and buyer and how many were renters? So to get renters, what are some good places to go on? Like Facebook market place or Kijiji and msg landlords privately? Also, what is commission on a rent deal like 500-2500? Or like 1 months rent?
It is well deserved! Yes so Yiqi's first year was 44 leases, 2 buys. To get leads he CC'd, did paid & organic FB/Insta, kvCORE, SOI and a little bit of RUclips. Commission for buys is 2.5% of the sale price. Commissions for leases on the buy side (based on the average lease in Toronto) is roughly $2,700. So the cooperating agent will make $1,350 per lease on that average. If Yiqi is listing the unit for his clients, it can be as much as a full months rent ,so $2,700. 👍
Working with tenants on finding them a rental is usually half months rent commission. And on the listing side it can be between a half months commission and full month commission depending on what the listing agent chooses to charge. On the listing side generally you will have a few more expenses as a Realtor with photos/marketing/etc.
Hi Callum, so I am wondering because I asked Humber what the process is like after getting licensed. And sorry if this is such a terrible question.. She told me that you have one year to be hired into a brokerage but how does that work if you want to do it solo like him? Thanks!
Gotcha. Yes so everyone has to join a brokerage, that's a must. When I asked Yiqi that question it was because often brand new agents join traditional teams within a brokerage. Teams generally ask for a portion of your commission. However, Yiqi is part of a team but it is an Independent Team. Which means you still keep your Solo status and don't have to give up any commission.
