Hey. So that might be start date and open date? I'm not too sure I'd have to look at that. But for me, Course 4 was 19 days. I actually pushed it a bit faster than I originally planned. I did very well on the exam but optimally I would have had a few more days. I was rushing to get in on the SIMS 1 which back then because of COVID was after C4.

At our brokerage we usually do it later. Essentially at the same time of offer. But for the purposes of REBBA/TRESA, you must complete the FINTRAC Individual Identification Information Record and, if applicable, the Receipt of Funds Record before the client enters into a legally binding agreement (i.e., before signing an Agreement of Purchase and Sale).

So I don't know the inner workings for Real Broker. I've heard they aren't profitable but that aside, I've heard they aren't big on dividing support. Not just expanding Ontario staff for support, but you can't join with amazing people to help, support, give you access to courses, training, tools, etc. They want you to use their Real training and not be apart of an independent team. I LOVE independent teams. It was the main reason for me to join. The fact that I can have a team of Agents & Brokers above me that have my back, only want my success and never ask for a dime. The numbers (splits/CAP/Fees/Stock) of course have to make sense and of course they do and after that it's long term growth. I'm with eXp Realty for life and I can see their long term vision. Hey, conditions. Standard conditions (chattels & fixtures in good working order, balance of purchase price, access to property during the closing process, etc.) as well as say a condition on home inspection and condition on financing. Those would be the biggest two you see the most often. However it could go as deep as needed.

Hey got your message over on Insta as well just responding if anyone else reads it. No, as long as it hasn't been 1 year you won't have to onboard again. Just the same day of as your first exam with the room scan, photo ID, etc.

@ Yes. I should have said program. You can do the entire Humber College Real Estate program online including all exams. The exams will be done online by a third party company called Proctortrack. I have done 8 exams this way. 👍

@@MatteoDAmbrosio-w6x This is still the cost (including the variables I mentioned) however there is one more insurance now. OWRP Health Insurance. It’s prorated and an annual payment of $658. I actually see this being dropped in the pretty near future.

Hey. So before 2020 you couldn't incorporate as a real estate agent. Now they have given us the ability and has to be set up as a PREC. There are 3 ways to do it. You can research and set it up yourself, you can use an online service or you can use a personal accountant. An accountant will be the most expensive but they will take care of everything for you.

@@namantuteja3682 So it must be registered and officially set up as a PREC. From what I know. I had someone try to use their existing corporation however they told me it was not allowed.

Hey. So it will depend on your personal financial situation and maybe your goals and plans of how much you will make. I always suggest talking to a tax expert or accountant. Generally new agents start as an independent contractor/sole proprietor and all you need is an HST number from CRA. You will still write off expenses as normal. Then later on if it start to make sense they open a PREC.

So Remax or other brokerages may have their separate fees. For instance a desk fee or a course fee. Definitely something to take into consideration when you start interviewing brokerages and asking questions.

Hey. I'm not too sure. That is the correct one: CRJMC level 2 and if you have went police service station (your area) and followed their steps you should be good. If they have a contact number or email I'd maybe quick double check with them.

They will ask the class questions though. You’ll have the choice to participate then. Very rarely but it could happen do they call on a particular student.

Yes. Even if the offer is conditional the last person will sign the confirmation of acceptance if you made an amendment for something. It doesn't negate that the offer is still conditional for the other reason(s) such as a home inspection.

Hey. I wouldn't recommend only doing Passit no. I always suggest coupling any third party software with the Humber material. Maybe Passit & the Exam Master Mini Course 2 but even then I always have to say use both. Best chances of passing. 👍
