You would think if you were given a almost free place to live, you would tread lightly, cause no problems, and take care of the place, but no they are the opposite of that. The only way you are going to get a landlord to accept a housing voucher, if the federal gov't makes them an offer they couldn't refuse. Like offering a bonus or paying an above market value rent or premium rental prices just for accepting a section 8 voucher. Other than that, FORGETTABOUT IT.
I have a great section 8 tenant for 14 years. I hate to raise her rent 4% and 2 times the past 2 years out of no choice as a small landlord , my Property taxes went from $46K (2017) to $89K (2023), due to the dramatic increase home price assessment in my area!! Insurance also went double! since I pay for water. the rate also went up last year. As a retiree , Im taking a income cut each year.
In general everyone needs help with rising housing costs, the prices are too high on rentals and homes for sale across the nation, EVERYONE. I wish we could not classify people into groups by their income level, I feel this has overall been a disservice to humanity.
But they already kinda tried that with section 8/vouchers. Guess what happened?They placed a lot of them into nice clean quiet working class neighborhoods in houses instead of designated projects. And they ran them into the ground and completely destroyed some of these homes and apartments. They thought by moving them into better places with better schools that they would do better. Some of them had kids with behavioral problems and they turned those schools upside down with fighting other students and teachers along with others things. It happened in my old neighborhood with my first home I lived in for 10 yrs and then it changed. I knew it was time to go when I saw a grown man with no shirt on walking a pit bull on a leash down the street. He was smoking and had a little toddler walking behind him with a tshirt and a pamper on...no shoes either. They didn't upkeep the house as in not literring, actually keeping the grass cut, bringing their degenerate boyfriends who were living the street life with them dealing drugs and gang activity. Some bought male family members with them who were always into mischief and even shooting. Now when I pass by my old neighborhood it looks unrecognizable. It may not have been all of them, but the goods one who use the system properly as a stepping stone to do better and move off of the system are a minority. In my opinion they should do a registry for those types of tenants. If they were horrible tenants then you add them to the registry so that landlords can make a informed decision about whether to rent to them or a grade system. That way you can weed out the rotten apples. Some landlordd already know what's up and screen for certain things now. People have more pride it seems in taking care of things that they worked and scraped to get. The ones that are handed things are ungrateful and entitled. They are going to put them back into something similar to the projects to reclaim some of these neighborhoods I feel and rightfully so. It's not really about social economics it's about behavior. I've seen many poor people that were respectful, hardworking, took care of anything given to them and didn't engage in low vibrational activities unlike some of these others

Unless you are one of those Americans that would have no problem going to work in the fields or slaughter houses for 12+ hours at 7.00 and hr, maybe less with absolutely no benefits...stop complaining. Experienced landlords know the problems Section 8 is and how a large portion of the tenants are less than desirable to rent to..They have a history of trashing homes as they are living there free etc..So the secret to this is have as many kids as you can and let the tax payers pay your rent all because you failed to use birth control! They know the system! I would rather rent to a working family with good credit than a bunch of messy kids!!I'm harsh I know..and don't say I'm being racist..Section 8 is all colors!!! There is the same problem in the United Kingdom. Over the past three years, 50% of private landlords have given up, because government makes it non viable in numerous cases to make any profit and so the landlord is obliged to sell and also evict tenants. It is also going to get worse, with more controls about giving notice to tenants and also required energy upgrading which can be exorbitantly expensive. The UK government does not protect property providers at all.

In other words, you can't turn down an application because their source of funds if section 8. What makes zero sense to me is that it isn't the source of funds that is the problem for a LL. It's all the other insane rules, costs, and bureaucracy that come with that are the problem. The LL has to sign a contract with the local HA and agree to the HA's rules. The HA can take months getting around to paying the rent, and you can't do anything.

Young girls having too many kids should work. They are younger than me and stronger so put them to work and just get daycare for them. Such as we don't have to pay for repairs or offer a security deposit. You aren't allowed to ever raise the rent. You can't evict the tenant. You can't decline to renew the lease. If your tentant choses to break something, then we don't have the pay you the rent and you can't do anything about it. Also, the tenant is going to bring all sorts of problems to your home by having heaps of "visitors" who never leave. Lots of parties and loud music too that makes your other tenants upset because they have to sleep becuase they have jobs. But this tenant doesn't work, so they can stay up all night partying because baby's daddy just got parole from prison.

I am 65 years old I am disabled what is service dog I have been homeless for 3 months now I also have a voucher and I moved from Broward County West Palm Beach County my income is very small I get disability it's only $914 a month search for me to find an apartment with my small-budget I can't go over 1300 I can barely find an efficiency for that and then when I do find something affordable they don't want to take my voucher I right now I'm with family members they are kind enough to give me a place to stay with me and my dog but I have health issues I need a place of my own I looked high and low for somewhere to go I'm running out of options I need help is there someone out there to help me find a place to live

This woman is so true . It’s so sad to see this happening to many families. I’ve come across so many homeless families this year, and most of these people have good paying jobs , and are in school to better themselves. Yet the doors are closed to find housing ,not only that the children suffer , from not understanding the stress of the situation they’re placed in. School starts in a week and these children are left out not knowing where they will be placed for the beginning of the new school year. If you don’t have an address how can you attend school ? If you can’t get the proper rest how can you function properly? If your homeless how could you feel safe? If your homeless how do you keep up with Higenes, how can have a proper balance meal . And most people that aren’t suffering they fear helping you because of the pandemic 😷. So now we have this problem with the youth suffering because of homelessness. Parents are being taken to jail ,children being separated because many that families are being torn apart . I’m curious to know,is history repeating itself? Is it time for a civil rights movement? Because standing back looking in it sure seams like it is 🤔 I remember reading a scripture from the Bible saying if anyone causes harm to a child they should have a rope tied around their neck with a brick tied to it and cast into the middle of the sea 🌊 so no children should ever suffer from evil causes .

The problem is section 8 trying to live in upscale areas. Landlords in low-income areas will take them. Government is wrong for trying to put them in stable middle class areas.
I am a landlord, own multiple properties and recently had an available unit for rent. Nothing special about it, practically had a line outside waiting to sign a rental contract, with at least half dozen interested sec 8 voucher holders. Why would I even bother dealing with questionable tenants, and gov't bureaucracy, waiting for inspections, approvals or denials. When and if the rental market will unlikely ever turn around, I am not at all interested. Who needs 8 section headaches. By the way you can thank Biden and the democratic administration for creating inflation and a housing shortage by allowing millions of migrants to enter the country.

I have a great section 8 tenant for 14 years. I hate to raise her rent 4% and 2 times the past 2 years out of no choice as a small landlord , my Property taxes went from $46K (2017) to $89K (2023), due to the dramatic increase home price assessment in my area!! Insurance also went double! since I pay for water. the rate also went up last year. As a retiree , Im taking a income cut each year.

In general everyone needs help with rising housing costs, the prices are too high on rentals and homes for sale across the nation, EVERYONE. I wish we could not classify people into groups by their income level, I feel this has overall been a disservice to humanity.

But they already kinda tried that with section 8/vouchers. Guess what happened?They placed a lot of them into nice clean quiet working class neighborhoods in houses instead of designated projects. And they ran them into the ground and completely destroyed some of these homes and apartments. They thought by moving them into better places with better schools that they would do better. Some of them had kids with behavioral problems and they turned those schools upside down with fighting other students and teachers along with others things. It happened in my old neighborhood with my first home I lived in for 10 yrs and then it changed. I knew it was time to go when I saw a grown man with no shirt on walking a pit bull on a leash down the street. He was smoking and had a little toddler walking behind him with a tshirt and a pamper on...no shoes either. They didn't upkeep the house as in not literring, actually keeping the grass cut, bringing their degenerate boyfriends who were living the street life with them dealing drugs and gang activity. Some bought male family members with them who were always into mischief and even shooting. Now when I pass by my old neighborhood it looks unrecognizable. It may not have been all of them, but the goods one who use the system properly as a stepping stone to do better and move off of the system are a minority. In my opinion they should do a registry for those types of tenants. If they were horrible tenants then you add them to the registry so that landlords can make a informed decision about whether to rent to them or a grade system. That way you can weed out the rotten apples. Some landlordd already know what's up and screen for certain things now. People have more pride it seems in taking care of things that they worked and scraped to get. The ones that are handed things are ungrateful and entitled. They are going to put them back into something similar to the projects to reclaim some of these neighborhoods I feel and rightfully so. It's not really about social economics it's about behavior. I've seen many poor people that were respectful, hardworking, took care of anything given to them and didn't engage in low vibrational activities unlike some of these others

She is given $1500 to $2700 for rent according to zip code so in a lower area such as NPR maybe $1500.There are places for rent for that price..At $2700 there are some very nice homes..Near me, in Valrico, there is a 3/2 with 2 car garage beautiful redone home for $2500...Great area Brentwood Hills..The thing is finding a property that will ACCEPT section 8 vouchers! Experienced landlords know the problems Section 8 is and how a large portion of the tenants are less than desirable to rent to..They have a history of trashing homes as they are living there free etc..So the secret to this is have as many kids as you can and let the tax payers pay your rent all because you failed to use birth control! They know the system! I would rather rent to a working family with good credit than a bunch of messy kids!!I'm harsh I know..and don't say I'm being racist..Section 8 is all colors!!! This is sad. I’m in South East Florida and it’s just as bad. Unfortunately it’s going to get worse. We’re going to see a lot more families effected by these rent spikes. I spoke with someone yesterday and they’re raising her rent by $976 additional monthly.

Over the past three years, 50% of private landlords have given up, because government makes it non viable in numerous cases to make any profit and so the landlord is obliged to sell and also evict tenants. It is also going to get worse, with more controls about giving notice to tenants and also required energy upgrading which can be exorbitantly expensive. The UK government does not protect property providers at all.

Florida has no social support system. But its not the private sectors responsibility to take your voucher. They opt out because of the tenants. It's not only the Section 8 recipients it's all the people who are in their circle of influence that I don't want to have around my properties and if I have to go through the eviction process the cost and the hassle is insane

In my county you can't discriminate by source of income. But they can find other grounds. A lot of them rely on the system for bills.
@@claudettedoyley9056 In many cities and states, they are trying to force owners to take section 8. They are passing laws that make it illegal to "discrimate based on income". In other words, you can't turn down an application because their source of funds if section 8.
What makes zero sense to me is that it isn't the source of funds that is the problem for a LL. It's all the other insane rules, costs, and bureaucracy that come with that are the problem. The LL has to sign a contract with the local HA and agree to the HA's rules. The HA can take months getting around to paying the rent, and you can't do anything.
SC state housing has a billboard on I 26 begging landlords with one years rent up front. Why don't you mention why no landlords want section 8?

Young girls having too many kids should work. They are younger than me and stronger so put them to work and just get daycare for them. Old people and homeless along with vets and people with mental problems should get help. Homeless people should after getting a place be put to work as well. Just giving people stuff that they will not respect or care for because it cost them nothing needs to stop. I had hard times with no food to the point of passing out while looking for a job. Now I have more than enough and can help others. Life is not always easy but if you are young you can do something. Make better choices and stick through the hard parts because they teach you how to enjoy and hold on to the good parts.

And that's not all! We also require you to adhere to our rules. Such as we don't have to pay for repairs or offer a security deposit. You aren't allowed to ever raise the rent. You can't evict the tenant. You can't decline to renew the lease.
If your tentant choses to break something, then we don't have the pay you the rent and you can't do anything about it.
Also, the tenant is going to bring all sorts of problems to your home by having heaps of "visitors" who never leave. Lots of parties and loud music too that makes your other tenants upset because they have to sleep becuase they have jobs. But this tenant doesn't work, so they can stay up all night partying because baby's daddy just got parole from prison.
HUD allows rent to be 90 - 110% of the fair market rate, stop crying lol.

Sure can't cuz I was forced to take in moving apartment I couldn't afford a house because the house and crisis in Jacksonville Florida they have moved someone here in Florida around the sentence his friends our son of Donald Trump which is not but he act like him and what they're doing here in Jacksonville Florida is that you do be edible but what they do is tell you to go find a place and all the places is 15 1600 a month and they give you this voucher for like $700 a month or $800 a month and you be stuck you can't find a place and I know another lady in that same predicament she has three kids she works and she's staying in a hotel it breaks my heart she can't find a place either me myself I was forced by housing to take apartment I'm not comfortable in the apartment I'm laying I'm disabled and I can't get any rest I'll be sick a lot and I don't know what else to do I can't afford to pay for rent that's why I got on the program cuz I'm disabled it really do need to be something done about it

I am 65 years old I am disabled what is service dog I have been homeless for 3 months now I also have a voucher and I moved from Broward County West Palm Beach County my income is very small I get disability it's only $914 a month search for me to find an apartment with my small-budget I can't go over 1300 I can barely find an efficiency for that and then when I do find something affordable they don't want to take my voucher I right now I'm with family members they are kind enough to give me a place to stay with me and my dog but I have health issues I need a place of my own I looked high and low for somewhere to go I'm running out of options I need help is there someone out there to help me find a place to live

This woman is so true . It’s so sad to see this happening to many families. I’ve come across so many homeless families this year, and most of these people have good paying jobs , and are in school to better themselves. Yet the doors are closed to find housing ,not only that the children suffer , from not understanding the stress of the situation they’re placed in. School starts in a week and these children are left out not knowing where they will be placed for the beginning of the new school year. If you don’t have an address how can you attend school ? If you can’t get the proper rest how can you function properly? If your homeless how could you feel safe? If your homeless how do you keep up with Higenes, how can have a proper balance meal . And most people that aren’t suffering they fear helping you because of the pandemic 😷. So now we have this problem with the youth suffering because of homelessness. Parents are being taken to jail ,children being separated because many that families are being torn apart . I’m curious to know,is history repeating itself? Is it time for a civil rights movement? Because standing back looking in it sure seams like it is 🤔 I remember reading a scripture from the Bible saying if anyone causes harm to a child they should have a rope tied around their neck with a brick tied to it and cast into the middle of the sea 🌊 so no children should ever suffer from evil causes .
They should have built their careers before popping out kids .

I am a landlord, own multiple properties and recently had an available unit for rent. Nothing special about it, practically had a line outside waiting to sign a rental contract, with at least half dozen interested sec 8 voucher holders. Why would I even bother dealing with questionable tenants, and gov't bureaucracy, waiting for inspections, approvals or denials. When and if the rental market will unlikely ever turn around, I am not at all interested. Who needs 8 section headaches. By the way you can thank Biden and the democratic administration for creating inflation and a housing shortage by allowing millions of migrants to enter the country.
