Thanks! A lot of it has to do with finding deals with high potential for forced equity through rehabs and then doing cash out refinances. I've been able to scale largely by recycling the same money through multiple deals.

Yeah my tentative plan for the near future is to drop a series of videos outlining some core terminology, metrics, and concepts just to have a little bit of a back catalog of foundational material to reference back to in future videos. Following that I’ll get more into the strategies I’ve been using to scale. The gist of it however I I focus on deals with high value add potential. Usually that means places that require extensive rehabs where I can force a lot of equity. Forced equity and cash out refis is what’s allowed me to keep going in spite of a pretty average active income.
