If the names match with the Municipal Assessor's office, you can also check the identity of the seller/s if the claimant is dead, you need to check the names of the children/heirs through the barangay captain to meet the children and neighbors can identify them. All the children/heirs need to sign the absolute deed of sale. In cases like this hire a local town lawyer to verify all information. If you are going to pay millions , best get a lawyer and the local surveyor.

Don't lease an undeveloped farm lot. Sorry to be blunt. As soon as you have spent a fortune on development, they will break the lease and you will not get decent legal support. Bitter experience, been here almost 15 years.

Oh, make sure you have a notarized contract to sell signed by the registered owners indicated in the property title and every time you pay, ask for an acknowledgement receipt signed and received by the registered owners. Also conduct due diligence by verifying tax declaration in LGU, and property title at registry of deeds. Identity of the owner needs also to be verified.

There is no appraisal to establish value property is sold the same way the sell fish. Can’t trust half the lawyers. At every turn you are at risk. The only certainty is the money you’re spending. That has to be genuine. I can’t tell you how many times my wife has told me some property is for sales. When I go see it, it’s totally uncared for and they are asking crazy prices for it like it’s jewelry or something. Chances are high they might not even own it or 10 other family members have claims to the property. They are just hoping they will get lucky and sell it to me. Then they ask you to pay their capital gains! Probably a good idea because if they don’t the government will ask the new property owner to pay. Just like lending money out. They never pay it back! All this and so much more. Surprisingly you’re Filipina and asking me what I mean. You should know.
