Live on the SC, coast Horry County and have 40 wooded acres about 50 miles inland for hunting and camping. Have 5 nice cabins, a well, septic and generators for power. It's surrounded by farms and forest. It's our little slice of paradise. Tax per year is an amazing $89 a year. Yes a year. Bought in 2008 for $34k was offered $120k from a lumber company just last month. Will never sell. Kids and grandkids get it...

@@klwthe3rd Not scared $hitless at all. No way it's happening where i bought. Did my research before hand. Lumber companies maybe but no developers. Not a desirable area to develop. So even if lumber companies buy up all the land around me I will still have undeveloped land all around me. Paradise my friend, for at least the next 50 years and beyond...
You also need to know or be aware of how long it will take for EMS to get to you in case of an emergency. My parents lived out in the country. My mom needed medical attention. It took over 20 minutes for the EMS to get to her. Volunteer fire departments are good if they are in more of a city setting response time is pretty fast. But a Volunteer Fire Department out in the country the response time could be very long if time is against someone needing assistance.

Another Main thing to check, if no sewer line is available, have a professional company check to see if the land perks. If not, it is garbage land.
Actually there are septic systems that cost more but will work almost anywhere except a swamp. they required fill hauled in and a sprinkler system that sprays and evaporates the sewer.
I don't see the video you referred to that has a list of 17 things to look for when buying land

Great tips. Sometimes land goes up for sale exactly because of pending nearby development. Which might drive your estimated property tax from $100 a year to $1,000. Where you go to find out about pending construction projects, though, I don't know. 🤔

Great video and make sure no covenant land -- i came across a property that had that and i done some checking on what it is. I ran from that sink hole. It had a 99 year. Your no more than a tenant on that land
