    As a Property Developer & Investor; Good to see you refurbished it fully and up to a nice standard. The kitchen extractor could have gone across and out above the boiler, as most tenants forget or don’t know they have to change the sheets. Have a relationship with the tenants don’t leave it all to an agent. They won’t care about the place as much as you would yet charge you extortionate fees. Pls don’t max out the LTV to 75%+, that’s how ppl get stung in bad times as we’ve seen over the last few years. And possibly wait until end of the year when BoE rates start dropping.

      We are in a bad time now so if the numbers work now at 75% ltv why wouldnt u go to it as long as the monthly is payed with some cash flow.?.

    Charcoal filters are useless mate, plenty of room there to vent it…. From a kitchen fitter👍🏼 plus tenants are never gonna change the filters in them

    I love how you created perfect befroom downstairs.. I would do the same, but not really sure about those 2 tiny ones upstairs... you won't fit anything there except beds.

    Looking good. Bathroom looks great and I love how the large tiles are extended up. Bedroom 2 looks pretty small from the video but hard to tell before its furnished.

      That's very true, but most are, I've had 3 landlords, 1 was brilliant, 1 I never saw and wasn't in long enough to need to any issues fixing and 1 terrible, repeatedly found him in my flat with zero notice, once rummaging throughout my wardrobe, and he had the audacity to say I was in the wrong for (legally because he broke the contract and law) withholding rent until my tenancy ended.

    If I was in your position I would be doing the exact same thing. We live in times where people need money and housing so looking after yourself financially and giving someone a nice home is a win win

    I’m an Aerospace engineer.. Well done for addressing those housing comments. I was aghast when you mentioned a HMO, as they truly are destroying the rental market. I’m a renter, I’ve had a mortgage and then I got divorced, and I’ve rented for the last 5 years. I’m pretty sure you’ll be a great landlord, and moving those tenants probably increased their health! Keep the videos coming, I’m really enjoying them.
    I almost moved in January, but I wasn’t happy with the agents managing the property, and I currently have a great relationship with my landlady, so be hands on with your new tenants if you can.

    Great job! You've positively impacted the community and increased the housing values in the area. Now you have the funds to embark on more projects and try new things. It would be beneficial to provide a rough estimate of the costs involved, including the purchase price, the amount spent on improvements, and the final value of the property after completion.

    Most Landlords do a great job. This is example of best practice. Quality housing is essential. Landlords take a lot of risk for a small return. You should give a breakdown of costs and projected income. I rent a property and tax / maintenance means the take home is about 52% of earnings. Potentially I would get a better return in stocks and shares.

    Awesome one man at least unlike my landlord she doesn't care if the cables of internet are new etc.. Looks like you care about re wiring etc. Nice to see that. I went to ask her about fiber and even though we do have she said no... lol Can I ask out of curiosity what kind of internet speeds could we be looking in the area? PS. She actually has two 4 tenants in me my gf and another couple. The other couple has no internet at all in the day. I pay for a 100down and 10up and get 45down and 10 up (I know it's Greek speeds..). That's why I asked about the speed over there.

    Key thing to look at is getting a better EPC rating. However getting rid of al the water ingress is key and internal or external wall insulation is a MUST. This certainly helps with mould issues and using less energy.

    That cooker hood should be vented out the wall using ducting above the units. A small (100mm) intake vent should be placed close to the floor to allow the extracted air to be replaced with fresh air. Charcoal filters only reduce cooking smells, the humidity will still be in the room which will result in damp and mould.
    Opening windows is never going to work with morden insulation requirements, the building regs need to be updated to include heat recovery air handling units with morden insulation levels.

    Interesting series, and I have enjoyed both episodes. Glad you spotted that door, but I am struggling to understand why you would fit a door with such and imperfection, were they hoping you would not spot it and they would get away with it? Also as others have said, although its not your boundary fence, changing that other fence would be a good idea.

    I hate how nobody comments about the tenants not looking after the place they live in. I mean look at the bathroom. they didn’t seem to have ever really clean it! So yes they are bad landlords but a lot of bad tenants as well…. Yanni don’t listen to the kumbayah just stupid theories no real life solutions people. You are doing a great thing!

    Real Estate Agent (Re/Max South Africa) here: Quint and cozy, love the property Yianni. I think you are making a great investment and maximising the space - be careful of over investing but it does not look like you did. A loft might be a slight over investment but I don't know the area so I would not know what the ceiling is for this particular townhouse. Lovely Yianni!

    great update, you seem to be finishing it to a higher standard than necessary for council housing which is lovely for the future tenets. Yes some of the rooms are small but it's tough for larger families to find housing so it's for the best to create more availability.

That is absolutely not the case - you split the rooms up so you could maximise how much revenue you get.     I don't see anything ethically wrong with this property as the negative comments suggest. Yianni is turning a 2 bed in to a 4 bed. Which means more availability and lower prices per room.

      And more people are stuck in the same cycle of living in an HMO. Spending fortunes renting just a room and making someone else more wealthy. Why not work with the local council and try to get people who are working and earning a decent salary but aren't able to save and get them into the scheme to buy the home.

    Well spotted yanni with the door, when you work in the car industry, detailing, wrapping things along those lines, you end up with a great eye for detail 👍🏼 I can spot very small details a mile away and sometimes it horrible, because all I see in live is negative things wrong with everything 😂

    Some of those rooms are looking pretty tiny. Once a bed goes in them, there isn't gonna be any room for anything else. What about a closet or some draws to put your clothes in, you know the bedroom essentials. Where will that fit in!

    What are your thoughts on UK prohibiting mass scale of high rise buildings in favor of preserving the architecture?
    Personally I find it to be a negative since it artificially creates scarcity of usable space per property and that contributes to the housing crisis. Less vertical space = less space for housing in general. UK architecture is great and preservation efforts have been very good but when it is negatively impacting people's basic necessities like that, I don't think it is worth it. Curious to hear your thoughts
