Yanni allow it, there are prisons cells bigger than those two bedrooms. Let's be real what adult or a couple is sleeping on that bed. Even the larger room, once you stick a wardrobe and some other room items, it'll be cramp but well dome for putting in a family in there. That I respect you for.
I have to agree. The small room will be ok as a nursery or home office, but for a regular bedroom it's far too small (the bed is right up against the wall and the wall will get marks instantly, plus there's no room for the duvet to hang over).
As a gas engineer, check the instructions for the carbon monoxide alarm, it more than likely needs to be at least 1m away from boiler but no further than 3m away, and high level around 150mm off ceiling

Lol no it isn’t. If you’d actually traveled around non tourists centres you’d see that. Large sways of Europe has families living in 1 apartments with sofa beds in the living room and property was built in the communist era or with the same ethos. It’s also a strange thing to compare the best of to the worst or average. It would be like me comparing the worst of Europe to houses in Sandbanks, Beaconsfield etc etc
Ignore the haters. As a landlord of over 15 years, it’s not easy. Not all landlords are high earners and can afford to throw cash at properties. We all do our best. Many of us invest in property to provide for our children’s futures. People often forget that landlords fill the gap left by gov/local authority’s inability to supply and maintain housing. Not all landlords are money-hungry. I had a tenant in one property for nearly 14 years, and I only increased the rent twice during that period. Keep up the good work and love the content.
As much as those thumbturn locks on the front door are handy, if a 3/4 year old keeps seeing you use that they tend to want to do it themselves and its easy for them to get out. We have a key on a coiled keyring hanging by our door at a height they cant reach. Just a thought. Great renovation though 👍
I’m a gas engineer. The flue terminal on the boiler is too close to the adjacent wall. Condense pipe isn’t going to a drain. Carbon monoxide alarm installation instructions need to be followed.

Love the property video's/series! I love the renovation downstairs and the bathroom. The constructive criticisms: The splitting of the bedrooms - the smaller bedroom is far too small - you could have taken a bit more room (1ft) from the bedroom beside it. You need to re-lawn the back garden. Totally see why you don't want to spend money on a fence that isn't your responsibility. A bit more pressure to the next door neighbour's landlord (maybe get the tenant to contact them too) to say it's not private and secure.
Well done Yianni, This is a fantastic renovation, and I see the excellence in the work as well. Congrats to the new guys moving in. Maybe the dining area can be used as the living room and dining area and the existing living room, be used as a study for Work-from-home buddies....(just my thoughts); Overall, this was a satisfying watch.
I hate restricted windows as you can't open it fully to cool the room in summer when it cools at night. In the middle of summer you need to open all the windows at night or the bedroom won't cool down. I stayed in a hotel once in winter, and the windows were restricted making it 30°c inside but 15°c outside with the window open.
Great summary. no sure why people complain but its internet. One more property on the market that is in good shape. Hopefully one by one UK quality of housing will improve as there is many houses that need a bit of love. Its refreshing you shared it. At the end of the day it's business and ROI needs to add up.
We replaced all 3 sides of the fencing on our latest referb easy achieved just say you will replace and you will not get objections yes some one else’s responsibility but makes your rental look better and safer for cost of a fence dropped ball here lol

For me I find that a safety issue where someone can put unlock it via the postbox by sticking something in. You can tell this is a cheap job but you have to maximise your investment and a lot would have been spent on the damp fixes etc
I'm an excavator in the states outside of DC in Maryland!!! I'm putting new flats on grade and they are 18 feet wide and 3 stories tall, they are pretty deep like 60 feet !! And they are sold before the ground is even broke 😂and they are 450k 😂😂😂 going inside of them is like walking Inside of a 3 storie shoe box lol this modern generation doesn't want to have to do any yard work so it's perfect for them so there is always an customer for everything

I was thinking exactly the same, I have a new door with the same lock, but I have a chain lock fitted higher up, so even if a kid would open the door they couldn’t get out.
Leave the fence, it’s not yours to do. I put a fence up in the past which wasn’t mine to put up. The neighbour just took their broken fence down and now using mine as theirs now so.

You’ve done really well Yanni….i done exactly same with a detached bungalow in EN3 about 12 years ago They really don’t deserve nice….it will be Mullard in weeks… the attitude easy come easy go Council don’t give a fxxk they just rehouse into something else…tenants have no consequences or responsibilities whatsoever. I would have got rid of the chimney stacks in the bedrooms. Simple building regs application. Would have made a difference to the two room sizes.

The rooms aren’t terrible size they are decent enough. However if they had removed the chimney wall it would have improved the master drastically!!

So the light switch is on the outside of the bathroom,? And also, you don’t need to use herringbone flooring when you have tenants. Keep it simple.

What is the material used on the bathroom walls called? From previous videos it didn't seem like it was tiles, but rather some type of paneling.
Aqua panelling. It's essentially plastic, created to mimic tile.
