Precisely. The key word is "buy". Anything less than 1M should set the alarm. The owners are only leasing the property. This supports the developer's argument that the owners knew what they were getting into
because you are living in a frog Island,you do not know the law outside the Island,foreigner can buy property below 1m even below 0.50m depend on the project.
Property Contracts like SPA or tenancy agreement and bank loan agreements in Malaysia is in English. In general its not as bad as you might think, maybe just one condo project, or my guess it's the Medini special zone where there is no foreigner or bumiputra quota which is affected by this PLS scheme. All the others are fine.

On Msian property from my experience, I rented an atas condo near CIQ for a year, very nice but many defects inside the unit n their MSCP always flooded after raining. I rented another condo at Iskandar Puteri near the harbour, also many problems mostly plumbing n central Aircon issues. The construction was poorly designed using cheap material. Lastly, poor maintenance of the condos, the elevator broke down for many months, pool dirty, gym equipment spoiled, area looked old n need new coat of paint. It's best to check the property/developer and hire SG lawyer to go over the purchase contract before committing. Happy New Year!🎉

@ usually SPA is a set of thick documents with many fine prints. Most buyers in general would not read through it page by page. Instead most would only pay attention to the project name, purchase price and their personal particulars are correct. I feel bad for all these buyers too, after all its hard earned money. Don't buy , bo tai chi. why keep being a slave for greedy developers. Any houses big or small just to sleep for a night after days of hard work, even the biggest palace one will never able to bring along when ones day expire.

That's true. These properties got no enbloc potential. When 99 years is up, the developer will kick you out surely and they demolish everything and start selling a new residential project. The land still belongs to the property developer in perpetuity in my opinion.
Eg: R&F condos are freehold and Phase 1 owners already got their strata title. Phase 2 just TOP. People always like to use one stick to knock down the whole ship of people and spread fear :) The project mentioned should be the Medini Special Zone condos completed in 2018, the developer is counter arguing that the time line has passed for the owners to sue. People are using this rare PLS scheme in Medini condos to instill fear that all JB condos are PLS...typical sour grape or some manipulator fear mongering trying to knock down JB properties prices so that they can load cheap and earn when RTS is completed. And I think manipulators very happy that more of this fear instilling videos are helping them to instill fear :)

There’s a different a word for sale and for rent unit so if in the agreement stated sale but turn out is for lease and who ever lead those buyer to purchase the unit pretending not knowing the law and dishonest which they know that is legal for such confusion and shady project then it is a trap in purpose . they should sue whoever are the marketing property agents .
Actually in Singapore, there are developers selling apartments on freehold land as leasehold, holding reversionary rights to the property once the lease expired. Hence, this is nothing new and it is wrong to assume that properties in JB must be freehold. Some properties in KL are already sold on leasehold many years ago. Even Najib's bungalow is leasehold.

MY has plenty of land. Malaysians refer landed property so resales for condo could be an issue. Plus you can only buy property of certain value. Malaysians may not be able to afford to buy yours. Currrency risk, ringgit keeps droping, plus interest is higher there. Evaluate carefully. Rent is a good option, wuite cheap!

Have never liked overseas properties given the many unstable elements in these countries that we cannot control or even unaware of legislation changes or updates that may have kicked in as time pass. There are many instruments to invest in and not necessarily properties. Also, properties are very illiquid and rigid with challenges of looking for the RIGHT BUYER, which may take a very long time, unless you sell at a LOSS. Also, I can’t sell a part of the property like maybe the toilet 😂, unlike equities, which is still my preferred instrument, very liquid and flexible. If die die must buy then exercise extreme caution and care.

The cheapest MM2H scheme is SEZ (Special Economic Zone), but that also requires you to pay RM10k to the gov. That is about SGD$3k, crazy!

That's true. These properties got no enbloc potential. When 99 years is up, the developer will kick you out surely and they demolish everything and start selling a new residential project. The land still belongs to the property developer in perpetuity in my opinion.
Eg: R&F condos are freehold and Phase 1 owners already got their strata title. Phase 2 just TOP. People always like to use one stick to knock down the whole ship of people and spread fear :) The project mentioned should be the Medini Special Zone condos completed in 2018, the developer is counter arguing that the time line has passed for the owners to sue. People are using this rare PLS scheme in Medini condos to instill fear that all JB condos are PLS...typical sour grape or some manipulator fear mongering trying to knock down JB properties prices so that they can load cheap and earn when RTS is completed. And I think manipulators very happy that more of this fear instilling videos are helping them to instill fear :)

There’s a different a word for sale and for rent unit so if in the agreement stated sale but turn out is for lease and who ever lead those buyer to purchase the unit pretending not knowing the law and dishonest which they know that is legal for such confusion and shady project then it is a trap in purpose . they should sue whoever are the marketing property agents .
Good outcome is at least future buyers are now aware of these kind of properties.

Actually in Singapore, there are developers selling apartments on freehold land as leasehold, holding reversionary rights to the property once the lease expired. Hence, this is nothing new and it is wrong to assume that properties in JB must be freehold. Some properties in KL are already sold on leasehold many years ago. Even Najib's bungalow is leasehold.
I thought buying property in Johor must adhere to a minimum purchase price of RM1 million.? So it would have raised a flag that this PLS scheme is not one of ownership and / neither is it a trap? Not sure if the full details of the story was revealed?

MY has plenty of land. Malaysians refer landed property so resales for condo could be an issue. Plus you can only buy property of certain value. Malaysians may not be able to afford to buy yours. Currrency risk, ringgit keeps droping, plus interest is higher there. Evaluate carefully. Rent is a good option, wuite cheap!

The flat or the lease agreement? Owning is ambiguous without further clarifications. Own for a period is also owning. Its leasing during this period. Its not owning the flat. If you really own a flat, you dont sign a lease agreement. If a lessee is a owner, then who the hdb who owns the flat?

Have never liked overseas properties given the many unstable elements in these countries that we cannot control or even unaware of legislation changes or updates that may have kicked in as time pass. There are many instruments to invest in and not necessarily properties. Also, properties are very illiquid and rigid with challenges of looking for the RIGHT BUYER, which may take a very long time, unless you sell at a LOSS. Also, I can’t sell a part of the property like maybe the toilet 😂, unlike equities, which is still my preferred instrument, very liquid and flexible. If die die must buy then exercise extreme caution and care.
