  • Hurricane Nicole wasn't all that impressive in terms of wind and rain in southern Palm Beach County, but the storm made up for it with beach erosion and coastal flooding. This video shows several neighborhoods flooded in Delray Beach, Florida. Nicole is certainly a contributing factor to the streets and property flooding, but these neighborhoods have also flooded in the past due to king tides -- higher than normal tides due to the alignment of the moon and sun tugging on the ocean -- and sea level rise. Florida real estate law does not require sellers to inform buyers when streets routinely flood, so this type of flooding can be quite a surprise to buyers.
