    My wife and I just bought a very large 3 bedroom, 4 bath home at Punta Azul in Rosarito. It is a secured/gated complex with ocean views. The cost? Way less than new construction in Ajijic/Chapala! Interest free purchase from the developer. How can anyone beat that.

    I LOVE Rosarito, My wife and I left 2 years ago and have wanted to return after the first year. There is so much to do, so much to see, and the people are wonderful and happy to be there. Tijuana on the other hand, we lived there too but never felt able to relax, although the restaurants and food are amazing.

    We stayed along the coast in a Hotel on the ocean and in fair condition. We found a Gourmet Restaurant that only made pizza and had the best wine - excellent wine so I bought an extra bottle to bring home. It was MUCH BETTER than I expected and a decent value, but mostly only tourists would go there. The marine layer took away the mornings - you couldn't see far even when you were on the ocean. Ensenada a bit further south is a nice town to visit - lots of kids go there on weekends.

    I have lived there, not my first choice. Live near Leon, Guanajato, etc. Get a post office box in San Diego, transfer your primary care physician, you now have access to the Scripps hospital, one of the best in the US. You can fly to TJ round trip for less than $100.00. Walk across take the trolley and you are all set, if you order your prescriptions through mail order, delivered to your US address they are basically free mine are.

    Jerry , live this video , Just a side note if I may , Don’t forget to include that going from Baja to USA, the lines at border take quite a while to cross to USA . Sometimes up 2 hours . Just waiting in the car . So you could live only 20 minutes from border but add the wait time when crossing by land at the border . And pls keep those videos coming ! 😍

    Are you saying that for a temp visa the government charges you a fee of 1800 dollars every month?

      I'm sorry Rick I wasn't very clear on that let me clear it up what I'm saying is that to qualify for a temporary or a permanent visa the Mexican government wants to see that you have an income coming into your bank account $1800 a month or more. You don't have to spend that much money living in Mexico but the government of Mexico wants to see that you're not a freeloader and you can pay your own way. I hope that clarifies what I was trying to say in that video I didn't do a very good job about it. But I have another video for you let me know if I was able to get to the point.

    I have a lot in Puerto Nuevo down the street from the beach a 1000 sqft lot, only 20 mins away from rosarito , how much do you think it would be to build a two story lot? Rough numbers

      I would say if it is a flat lot and you're building a home on a foundation that is on the ground it would cost you $40 a square foot to $55 a square foot depending on the upgrades such as kitchen cabinets, bathroom fixtures, types of doors and windows.

    Very nice video. Baja is nice but the thing I don't like is most of the land is condo land, so you will be constantly be paying land maintenance and as you said, you only own the house, not the land. It is a fun place to visit though and the seafood is amazing.

    They have a bus that goes into San Diego. Right at the border they Are building a lot of horses mostly being bought be Mexicans working or retiring there. Ten per cent other people. Some of the condos sell for over a million. A new hi rise finished early last year was selling a 2 bedroom 2 bath for 150 K. Don't know what they are selling for now.

    Good timing Jerry. I am thinking of moving from Ajijic to somewhere in Baja...maybe Ensenada or the east coast. I am waiting on Covid to die down a bit as the area is getting slammed so probably late September for a month to explore all the cool places.

      Rassa I think there's a lot of potential living in Baja there is a lot of benefits as an example living in Mexico but also being so close to the United States has its advantages.

      @@drcat1923 It's a very nice area but it is just a collection of small towns. Everyone has different social interaction needs and I get bored easily. I still have other places to try in Mexico and elsewhere before I decide on one place. My Spanish is improving and that opens up areas not visited by many expats.

      If you're buying a holder home your Costa $35-$40 a square foot. Move up to medium size hole in quality of construction $40,000-$65,000 a square foot.
      And for a medium high and Home $65 a square foot and up.

    I am considering moving to Ajijic or Ensenada/Rosarito. I have heard Ensenada is cheaper than Ajijic although that’s not my most important criteria. We have been to Ajijic and know people there and have read a lot about the Ajijic retired expat community and I don’t think I would have much trouble making new friends. I can’t get a feel for the retired expat community in Ensenada. I’d really appreciate it you could interview some people about this.

      Jan, There is a difference between a Tourist spot or an Expat spot. If you just want to be around expats, go to Chapala for that. If you have some street smarts and know a little Spanish, go to a Tourist area like Rosarito...

      When we were at home we drink purified bottled water and also we have a water purification filtration system. I have traveled in Mexico for over 50 years and I've never had a problem with safety I would not bring my wife down here to live if I felt it was dangerous. Our experience with parents that they will enroll their children in a bilingual school or homeschool them and let their children play with the local kids so long now it's safe for kids.

    Jerry, I think you meant that a person has to have an INCOME (not cost) $1800 to $2000 mth Temp visa and INCOME of $2500 mth for Permanent Visa. Slip of the tongue.

    To be clear, Baja is 800 miles long, whereas you're referring to living in Baja close to the US border.

      I was talking about specifically Rosarito Beach 20 miles away from the US San Diego border. So this way you could easily drive across the border and take it vantage of your Medicare insurance program through the United States of America

      I think he meant that in order to get a permanent visa you'd have to be receiving $2500 a month in income. Not pay 2500.

      That’s the income requirement to get a Permanente visa. It doesn’t cost that. Or you can have a certain amount of assets. A Temporal visa has lower requirements.

      Fair enough! Clarification miss mayflower sometimes people don't watch both videos so my point in both of these videos is that a person can live here in Mexico who normally would not be able to qualify for a permit or a temporary visa they just don't have the money and this is a different alternative so yes we did repeat the part of living 20 miles away and not having to qualify for your permanent or and temporary visa. Our goal is to help people find a place they can live on their very low income that they would not be able to in the United States so Mexico will let them live here for like $1500 a month and up.

      @@JerryBrownTravels Jerry you do need a Visa to legally live year round in Baja. You do not need a TIP for your vehicle though. You can get an FMM that's good for six months and hope when you go to get a new one they give you another six months. One of the reasons for them to finally computerize their Immigration system is to "weed" out those who don't have a guaranteed income. Under the old system you could just get a new FMM every six months because they had no record of you coming or leaving Mexico. Or, you just needed to show you had an income for only six months meeting their requirements with no proof of a continuing income. Give Lori a hug!
