- Living in an empty building such as an old office, school or a church as a property guardian has been a way of finding a place to live in the capital at a reduced rate.
Property Guardians don’t have the same rights as normal tenants but do get to pay less than the market rate.
29-year-old Charley Hullah, from south London, has lived in five empty properties over the past nine years.
The Property Guardian Providers Association says they expect the number of people who want to become guardians to rise by more than 50% to 50,000 this year.
Charley says he's seen both the demand for these properties and the prices go up, as other renters seek cheaper options in London.

When I look back on my life, the one bit of advice I'm truly grateful for was my dad telling me to buy a house and not rent. Ever since my first job at 16, I was putting money away for a deposit. In my early 20s, I managed to save around £30k and my highest salary up until that point was £30k, but mostly on £19k.
10 years ago, I bought my car in cash and still have it to this day. 7 years ago I bought my own place. 2 bedroom house, good size garden, 30 minutes into Liverpool Street and the £1,300 mortgage payments is the same my friend pays for a studio flat in Wembley.
Well done man and may god help us all...
Good job bro
Well done
I considered doing this way back in the early 2000s. It was a very good deal then as the rent was extremely cheap vs a flat or room in a shared house. These days it seems people have cottoned on to it and it doesn't seem to make so much sense financially now.
what's the point of living somewhere where you either have to pay 50% net income on rent or live in abject squalor or be a property guardian. People keep coming to london in droves just to live in hovels.!
Or pay 30 to 45% in tax
Better than sleeping in the streets.
Affordable but dangerous. I had a terrible experience being a guardian. Staff of VPs guardians forcing themselves without notice into my room. I could have been naked etc. This was never mentioned before I became one. Terrible company. I was so frightened by the Male staff
..Charley would make a lot more Renting in manchester ....i can think of 2 clients who love that look .....
its like a glorified prison you pay for
Prison doors are locked he can walk away any time.
you can overthrow the government.
Man has air condition in room
Try 23 Tollgate Drive Southall
makes sense if he saves money for a house deposit & moves up north.
Why don't people just move out of London? Although, I suppose it's scary to just pick up and leave.
because its their home and if everyone left London, it would drive the price up everywhere else. Brighton is experiencing what happens when people take their London sized deposits outside London.
Paying rent to squat
..better than squatting to pay Rent .... !
Does matter market I'M not dicked for work to stay 24 hour let to stay for prime minister to work in factory
If you have no shoes Pray for the people with no feet.
He needs that adams apple shaved down

the corruption is unnecessary
thats not bad for a single person if i was single yeah i be up for it
Mmmm id like to move in with Charley ;)
nobody told you to be a property guardian
you're not renting if you're a guardian you're just living there for free or cheap so the landlord doesn't have to deal with squatters
if you don't like it get a job and pay rent
I think you missed the point of the video
You knows there's a cost of living crisis in the UK?
You also need to work on using capital letters and full stops.
I'm in AMERICA
he does have a job
