    Nice to be able to have a property manager. I can’t afford that, I am small time with only one house. Sorry to be so pessimistic but a lot of people don’t have any respect for your property. Unfortunately I found the best thing to do is to raise the rent. Trying to give people a break with low rent just backfires.

      So sorry you've had bad luck with your scums of the earth tenants. Believe me not everyone is like that and I wish they would do more in home inspections with tenants. I had one once a year and got rave reviews from my worker. I don't understand why you didn't request one for your property.

    My neighbors are section 8 and the house is a complete mess front yard is dirty to the max backyard grass hasn't been cut in years and they have a whole bunch of trash everywhere.

      I’d try finding out who landlord or property manager is and contact them. There are rules they have to follow to continue to receive voucher

      Whenever I hear situations like this I wonder how often the home is inspected. I drive by my properties 100 miles away at least every 1 to 2 months and properties in town biweekly. Interior inspections 3 times a year at lease for the 1st year. It blows my mind that a landlord would let problems accumulate. Although I must say I don’t understand why these programs don’t build housing and just work directly with the tenants.

    Not every tenant is going to be that section 8 tenant from hell, I was a section 8 tenant and left the place in mint condition. As it looked when I moved in. $65 ? I paid $212. 00 whoever can't pay 65 $ for rent it's ridiculous! If I came up with $212 a month there's no excuse seriously!

    How do I qualify for section 8 ? Im so tired of paying $1,975 every single month just to live.
    Just for the record, I am very well organized, very clean, quiet, responsible, I have no pets no kid. Unfortunately, I have a very low paying income job......$10.50 per hour

      I believe it’s different in different states, and many times has quite a long waiting list. Find what you can online and contact local offices. Good luck!

    I've been living at the same place.13 years landlord keeps up in the rent.A hundred dollars a a year and this time section eight said no and now he wants to evict me because of that can he do that. These landlords are greedy

    Yeah. I've tried over looking property destruction and bad house keeping as long as it wasn't too bad. It doesn't work. Problems snow ball. The house becomes unlivable. Eviction is sure to follow. Expensive clean up and remod

    My section 8 tenet a did an addition to my home. made a third room. I have a condo. My condo was a 2-bedroom one bathroom. She had someone come in and section off my Livingroom making a bedroom downstairs. My insurance was compromised on my home. Although I had renters' insurance secondary to my home insurance, the problem was that this unlicensed unpermitted room would have voided my insurance if something would have happened. She had someone come in and do the work creating the room. I only found out when we had a leak at house and the neighbor called, she did not. So now we see why. she did not want us to find out. I had to contact attorney. This was the first time we had ever rented. We screened her ran credit check. Still, this happened
    She had been there for 1 year we checked 6moths ago. My lawyer told section 8 that a licensed contractor had to take it down because they drilled studs in the wall and may have compromised wall. They drilled a beam with studs for the boarder wall, my home insurance and association said the same. Also, my lawyer reported it to city they came to inspect. Section 8 called me and said you can hire someone to take down; they called me directly kept asking why a licensed contractor needs to take down. I told them that I did not put it up, and that the tenet can take down but must use a licensed contractor. What is crazy the tenet told section 8
    that i told them that they could do illegal room..WTF. why would anyone allow someone they have never known to do an illegal addition in their home. That action compromised my home insurance, association insurance, and neighbors' insurance as our condo are all attached (4 homes) what if they hit a electric cable and started a fire.
    Section 8 kept calling asking us to take down saying you could pay someone to take down, I said nope. They even asked why you called your insurance. I told them as written to them , the tenet had a leak in the upstairs bathroom, she did not call and tell us, now we know why. The leak was so severe that water drained leaked int garage of my neighbor. The tenet tried to fix the leak and made it worse. He called us. So, we see why she did not want to call us. We called and said you have a leak we will call plumber. We went over to take pics of neighbor's damage that is when we found out about illegal room. My lawyer said section did not want to take responsibility. He said they knew what position she placed me , association and other neighbors. He (lawyer) said when they asked me to pay someone to take down, it would relieve responsibility because they would say oh you did that was caused when you higherd persons to take down., and not by tenet.
    He (lawyer) told me as for you calling insurance you did right to inform of this occurrence, this is illegal damage to your home. they should have known. What if a fire or expulsion would have happened due to gas or electric output being hit. My insurance stated a contractor has to take down and repair. The tenet can, but we must have the licensed contractor and number on invoice, list of damage and all repaired. She has to repair floor, internal woodwork due to studs in wall from beams, ceiling. The inner wood of walls may be split, so they may have to be built up ; due to beams require large studs and staircase inner wood may have been compromised. My lawyer said that section 8 did not want insurance involved. He said they wanted you to take down, pay for it so section 8 does not have to. He reminded me, insurance companies investigate and sue...lol. that's why they asked why you went to insurance company
    Well we got her evicted, on grounds that she violated her rental agreement. Unlawful addition without permit. that crazy woman told judge that oh she said I could do this. the judge said this woman and her husband has owned their home for 30 years, did not know you when they rented to you. So, i do not believe that they would let you compromise their home, insurance and being sued by everyone if something happened. Mam this was wrong on so many levels.
    Section 8 and my insurance settled abt damages with Statefarm. And my home was repaired.

    when buying multiple houses for section 8 do you try to keep your purchases in specific region so property manager is local and handles all rentals ? or do you just hire multiple companies

    I am looking to invest next spring, and have heard that Section 8 is the way to go, particularly considering the recent rental climate. One con that I've heard, is that Section 8 tenants, can be more difficult through the Housing Authority to evict. Is there any truth in this?

      Section 8 tenants have a huge list of responsibilities, not only to the landlord, but the Housing Authority as well. If Section 8 tenants fall out of line, to either party, the risk of eviction is just as high as anyone else. The Housing Authority that pays you will have your back if the tenant is wrong.

    Tenants are tenants regardless of whether or not there's a voucher. I could tell you the horror stories I had to deal with before section 8. And I was constantly chasing them for rent.

      Likewise! I had a Sec 8 tenant, while she (single mom) wasn't that bad, she had a couple teen girls who had POS boyfriends. Cops a few times...blah, blah, blah.....finally sold the house, wasn't worth it. Don't EVER rent to a Sec 8 applicant!......PERIOD!!

    I’m 62 year old female, my husband passed away a few years ago from cancer😢 I have a 31 year old son that lives with me because I don’t get around too well to osteoarthritis. We don’t do drugs, drink or smoke. We don’t have people coming in and out of our house most of our friends and family. We talk to on the phone or video. I only have one grandson he’s 10 years old. He’s autistic and he lives with his dad in Texas. I currently reside in Michigan but I’m looking to rent an affordable two bedroom one and ahalf/2 bath mobile home or apartment if in a safe area. I have guaranteed income 3000 a month I own my home in Michigan which I will be selling.
    I’m looking for a forever place. I don’t want to get up and move again. I’ve been living here for 14 years. I own my home and I just want my forever rental. I do not want to maintain a home or owned property. I’m too old for that.
    I am writing this as of the middle of April 2023. Hoping I can be out of here by the summer if I can find a reasonable place to rent in Florida. If you know of anybody who’s looking for a good tenants that have guaranteed income that that are clean and decent and quiet and pay their bills on time then please reach out. Thank you.❤
    A fun, watching your more of your video I have to say, I’m not so sure at my age if section 8 is suitable for me. I’m looking more at safety and living in with their safety and respect a lot of young people nowadays just don’t respect, elderly people and I don’t wanna be put in that situation where I have to worry about anything getting broken into when I leave my home or my safety walking outside of my home to get into my vehicle Or if I even have any wheels on my vehicle😂 if you know of anyone, that’s looking for a person such as myself in my situation, I would really really appreciate you. Let them know that I’m here and I’m looking. I have nothing but time so I spent hours upon hours a day scouring Florida for a good place to rent with a respectable landlord or management company that care about their their people.

    I am a good tenant. I rented from a guy for 12 years before he sold his property and left me homeless. He always had his rent on time because I worked 2 jobs. But he had a gambling habit and gambled away his deed. He only had to come out and replace wiring, pipes or roofing. Anything else I took care of because he was so slow about fixing minor things.
    The one thing I hate about renting from section 8, is company’s always wanna stick you in undesirable neighborhoods.
    Some residents take care of your property better than people not on section 8.
    What people fail to realize is,…. ? If you damage a home while on Sec.8, they make you pay, or lose that voucher and pay more

      "Undesirable Neighborhoods" you get what you pay for. Never ceases to amaze me, that a sec 8 tenants complain about a almost free place to live, and in some cases HUD pay 100%. Do you think the taxpayer, is suppose to put you up on snob hill.

      I'm 54. We spent 7 years on Section 8 during my teenage years. It helped my mom to gradually earn promotions at her workplace, and not have to struggle with 2+ jobs. But we moved EVERY year. Many of the places were run down apartments or houses.
      My mom kicked us out the house when I was 18 and my brother was 17. I was in college in another state, 2,500 miles away. I definitely remember her phoning me at 6am on a Saturday morning to tell me to come pick up my belongings by a certain date or she'd put it all on the curb. She then rented a 1-bedroom at full market rate because she wasn't going to take care of two adults. I flew home and bought 2 trunks and shipped them via Greyhound and flew back to college. My roommate was surprised that I no longer had a home to go to anymore. Her parents owned the home they custom built.
      While on Section 8, mom told us if we don't own it then we were not to damage the home: no holes in the walls - decorations and photos went into bookshelves and etageres only; no playing in the house - only board games at the table.
      We cleaned those homes daily. We washed walls once a month and kept the home clean and organized inside and outside. When we lived in houses, she paid for the lawn and yard work herself and never asked the landlord for reimbursement. The owner of the last place she rented was very sad she was moving on. She eventually bought herself a 2-bedroom condo and retired after 23 years from a nationwide bank.
      Not all Section 8 voucher holders are bad tenants.

    Nicely said. Since some people just think all tenants live in filth. You got nice people who take care of the homes they are renting under government housing. Yes if done correctly and landlords maintain checking on their property it can benefit and save them alot of money on their property.

      Absolutely! A lot of times tenants feel more valuable by their landlord or management company. If the management company/landlord come around every so many months and ask them how are they doing you know are they OK? Is there anything that you know? Is there any issues. It gives the landlord management company a chance to enter the home, evaluate and address. Any concerns That the renter may have. Specially, elderly, elderly people need a little help from time to time, they can get feeling like the changes around them are moving so fast and that all the young people are moving in and they start to feel a little bit for their safety they need reassurance just like any other renter that the management company/landlord gives a hoot.😊

      You can sell any property you own, but if you have a binding lease with any tenant, then you are obligated to live through the lease term. You cannot decide in the middle of a lease term to sell a property and kick out the tenant. Basic contract law applies here as anywhere else.

      and if you do kick them out in the middle of the lease, you better be prepared to pay a relocation fee of $2000-$5000 for their moving expenses, storage and finding housing elsewhere

      If you did not vet the prospective tenant, then any such problem would be your own fault in large part. As a landlord, you need to vet your tenants regardless how they pay rent. Any tenant whether or not s/he is a voucher recipient could "destroy your home." This is why you should vet all prospective tenant, and it is why there are annual inspections of properties that receive housing authority payment.

    If you want ex-cons, drug addicts and gang bangers destroying your rental property then go Section 8 at full speed. If you want a more simple life, dealing with fiscally responsible people then avoid Section 8 vouchers like the plague.

      Agreed. A landlord has to vet potential tenants, and no landlord has to accept any and all tenants who have a voucher. If a landlord is not selective in the vetting process, then the landlord is likely to end up with undesirable tenants be they voucher recipients or not. I am appalled by people who do not think about these things in a logical way and then make blanket generalisations about things such as voucher holders. Saying all voucher holders are ex-cons, drug addicts, and/or "gang bangers" is. like saying all members of any group or class (pick any you like) are the same. Are all students the same? Are all parents the same? Are all employers the same? Well, neither are all voucher holders the same.

      @@sierria64 What a nightmare!!! I am so very sorry you went through this!!! I would have been livid!!! I must point out, though, that ANY tenant might have done this to your property. The fact that your tenant paid her rent in part via a voucher does not logically translate to all voucher holders are bad or all voucher holders would do something like this. I repeat, ANY tenant might have dome this or something similar. It is the particular tenant and not the way she pays rent that is to blame.
      So, to be clear, are you saying that the housing authority reimbursed you for everything?

      I got fooled by this tenant who showed me her tax return. Once she got in, she was home 24/7. Every different months, she had a new thug boyfriend in the house with her and her kids playing loud music.
