For Khopta area first stage is the sanction of development plan and then the formula 60:40 or 50:50. Land owners will purchase additional premium 0.3 fsi @ 35% of ASR and 60% residential ancillary area and development cost inside 60% plot owned by land owner. This is as per today’s rule. But MMRDA may try to grab more land from farmers by finding new formula. Farmers/land owners must oppose this. MMRDA and CIDCO are profit making organisations why they need free land from poor farmers? Cidco selling lands for more than 2 lac per m2 and they purchased it 4 Rs per m2 from farmers by compulsory acquisition.
If you purchased land in chirle you will get 15.75% of your land and you will get land at Ulwe node. But the land purchased by you must be developable and beyond mangrove affected area and 50m away from high flood line.
