KOPWA Aged Care Facility, Roseville NSW - Stage 1 Completed

TOTAL starts the year on a high with the successful completion of KOPWA Stage 1.
TOTAL is extremely proud of this 50-room aged care home located in leafy Roseville. Over a 14-month construction period and representing 107,895-man hours with zero Lost Time Injuries, this $21m investment by KOPWA has produced the first half of an outstanding aged care home for their residents, families, and staff to be truly proud of.
The build encountered many challenges, but the success of delivery such a high-end product generated much excitement as residents recently took occupation which also marks the commencement of Stage 2.

The project brief for Stage 1 involved a back to bricks renovation of an existing heritage house. Combining old with new and ensuring the build was appropriate for the suburb and surrounding environment was imperative. These works included the rebuilding of interiors including ornate ceilings and cornices, skirting boards and traditional bespoke panelling. The heritage conversion includes a fully functioning cafe with the original lead glass doors and windows with some external seating. Total had to maintain the charm and heritage of the existing red brick home and seamlessly merge the new 50-bed building. The overarching brief was to create a finished product that was luxurious, spacious and most of all a welcoming home.
Our main priority during the Stage one renovation and new build was to minimise the disruption to the existing residents, keep them safe during the unprecedented Covid pandemic and to finish on time so that residents could move out of their old rooms and into their new home and thus permitting stage 2 to commence.

Working and delivering during Covid19 presented unique challenges given the construction teams were working immediately adjacent an operating aged care home. TOTAL rolled out a very tight Covid policy with all staff and contractors; from daily temperature testing and sign-in sheets through to mandating social distancing on-site and infection control.
What about stage two?
Stage two has already begun. Demolition and excavation in the area of the old home has recently commenced. Having said this, Carparking and most back of house service and utility rooms such as the central commercial kitchen and laundries were part of stage 1.
Stage 2 will incorporate additional more resident suites grouped in subtle care clusters, a variety of lounge areas, dining rooms, two sunrooms and a fabulous roof top terrace surrounded with lush landscaping. TOTAL is aiming for a May 2022 completion date - which I have no doubt will be achieved.
As with all of TOTAL projects, client service is at the forefront - in this case, the Total Team also assisted with the unpacking and positioning of all tables and chairs, ready for the Residents to move in, and arranged a professional photoshoot and video to be produced in collaboration with the architects I & D Studio and Group GSA and Paul Smith the CEO.
