    Shared ownership concept for 44 days in a year sounds okay but what happens when two or more owners want to be in their property on the same dates?

    This concept is good in a country like Dubai where rental income is very high i.e. around 12%...You can buy jointly and put it on rent and also get capital appreciation...No need to give it to owners as a vacation home..

    If I invest 40 lakh at 12% I get 4 lakh after taxes -> for 44 days I will get around 9100 rs per day. I can take airbnb at any good location and this will give me flexibility. Even after 40 lakh I think we have to pay maintenance, electricity bills and other expenses. So, I think its not a good deal.

      @@vikasadigitalstudio742 I don't think there is any flexibility of selling it and getting it encashed either because of so many stake owners. Liquidity will be a concern here that is anyway with properties but with this it's super difficult to get your money out.

    I can rent a Air BnB for my typical 7 day vacations in a foreign country at a time of my choice every year for at least 10 years for this price.. ambitious idea but not convincing..

    It looks like time sharing.
    Need more clarification like who exactly the owner. How much is maintenance cost per year. Any taxes? How do they resolve the 44 days booking conflict if it arises. Etc

    So in reality, you've paid lifetime rent for 44days a year of the house by paying about 1/3rd of the actual cost, without actually owning it. It's not for those who wants to create a lifetime asset for themselves. You ofcourse won't be able to sell, may only be able to pass your 44days/yr subscription to somebody else (that's also not clear). The realtor obviously has all five fingers in butter.

    Aur jab sale karna hoga to kitna milega?... suppose 40 lakh ka buy kiya tha 3.5 crore k bunglow ko... to 40 lakh hi milega kya kam jyada after sale?...

      You can time share basis, not in your name but in company name and you have to pay for managing your property some percentage basis. I think so.

      @@RAJ-wu3yy If it is in the company's name then it is no title at all. The so called "smart owners" are not owners at all. It ought either be combined land ownership of all owners with payment to company for property management (like in buildings) or other escrow arrangements. RK and Alyf need to clarify this.

    Nice idea to fool people.. So, in a Country like India, the company knows that it's difficult to sell or even rent out such expensive properties all round the year.. so why not show a bait to the middle-class to fall for an old wine in the new Bottle !
    The company is simply renting out an expensive property, throughout the year to different people without the risk of it being empty for even a few days.. It's definitely NOT OWNERSHIP, as I can't make any changes in the property in any way I wish..
    And Who spends 44 days holidaying at the same place every year ? That too it's not even confirmed that I'll get a slot to stay there every year at my preferred times of the year, say festive/New Years etc. when other owners may also want to enjoy at the property.. That's anything but not Ownership definitely.
    I can be on holidays at a luxurious domestic or even some foreign destination Airbnbs/Resorts/Hotel (every year) as per my wish at this much cost..
    So, Don't fall for OWNERSHIP Bait, folks ! The name "Smart Ownership" itself is misleading for such a thing.

    I would suggest a better option. If someone has 2 crore... Invest the money in swf. Even if you take out 1.50 lacs every month you will still end up making 4 crores after 3 years. No need of locking your hard earned money in such properties. Having money in hand will give you options to stay at different hotels villas all your life rather than going to the same bloody place every time. Imagine your family cursing you to get them to the same place every year 😂😂
    This is by no means a smart ownership but the dumbest one I have ever heard of

    For 44 days if you are charging 88 lakhs means for each day you are charging 2 lakhs.
    I will stay in a presidental suite in a 5 star hotel by paying 1 lakh per day rather than this shit😂

    What an idiotic concept… I will pay close to 1 cr and Alyf will decide if I can use the bungalow on new year’s or not.
    People who buy 2nd or 3rd home don’t just want to live there occasionally but also look at it as an investment. They want to rent it out to whoever/whenever they like.
    Seriously of all the stupid ideas in the market, this one takes the cake.
