apart from the view and big rooms, kuch nahi hai, i dont live there but a friend does. The location is ass. There's a mosque blowing prayers at a loud ass volume, fish smells in the summer and traffic outside the building 24x7 (its a bottlenecked entrance to bandra). There's manyyy better flats (smaller, yes) at a cheaper rate in bandra. U also would hate to bear movie shootings happening almost every other day.
Those who can afford and have the opportunity to live in a flat like this are fortunate. The cost of the property is justified. Kudos to everyone who moves in.
The wide deck and thick wall units have eaten up a lot of space as far as the BRs are concerned. Most 4BHKs won't have that wide a deck even in far flung suburbs. Bathroom? Well, the one in the master BR isn't tiny considering this is in Mumbai.

For the people saying price is very high for this so I'll make them clear as I'm also from the real estate profession working for Raheja Developers property prices in Mumbai are 2nd highest in Asia & if you go towards South Bombay you can find houses worth 75-90Crores Easily As Mumbai has many businessmens, Actors,many people invest here who don't stay here they just buy these properties & Investors from Mumbai & NRI investors also take part & when you will see this property from front or from the deck se the view you will say that's worth it for this view .
A few suggestions - when showing the bedrooms, start with the master bedroom and then work your way to other bedrooms. Get rid of the bag you were carrying with you. And finally, consistently refer to the city as "Mumbai" and NOT "Bombay." Shake off the colonial past!!
Everything about this flat in and of itself is good, however if you step outside the premises all you see are slums. Even from the balcony you can see the slums all around. Probably the only reason why most flats seem to be unsold till date.
I live in the same suburb. Hardly 2 kms from this building. Dont go by the look and feel of this video. Once your out of this building, you would have to deal with a host of slums and slum dwellers dwindling around the building. Needless to say, its absolutely ridiculous to spend this much money for a place like bandra W which is full of traffic, pollution and congested roads.

I wouldn’t say that Renting is a better option. It is subjective. To each his own. Middle class people generally have the belief to have their own homes one fine day. On the other hand, the uber rich and HNIs prefer buying their luxury homes in the suburbs of Mumbai. Honestly, its absurd and ridiculous when i hear that apartments close to our neighborhood are going at 70-80 crore. Why would someone spend this money and deal with such roads, traffic, pollution and substandard infrastructure and poor quality food supply.

The apartment is good and spacious. The only issue is with the views of the city. It’s a total bum. Dilapidated buildings and slum dwellings isn’t something which I’ll consider a view. It’s a mood killer. I don’t want to be harsh but this is something which I feel. I grew up in a decent neighbourhood in North India before moving to Europe. I am not used to such views from my balcony. The apartments in Mumbai I feel are overpriced for the overall experience they offer. The amenities inside most of the projects are great but the surroundings etc. is a total letdown.
@East CoastGuy That's not reality, its is the failure of Mumbai's administration. The problem is that most people like you want to normalize slum dwellings by labeling it as reality. That's a BS attitude and the reason why India is super poor and super dirty. If the BMC would have reformed the FSI norms in Mumbai which is the worst amongst the major cities in the world, taken up the project of the eastern waterfront and also shown some spine during the initial phase of Dharavi development, the slum problem of Mumbai would have greatly reduced. These are reasons which a kid like you will not understand. It's not the problem of the poor, it's the problem of the city administration that decent affordable housing isn't available. It's not just poverty which leads to slum dwellings. It's the attitude of the authorities and people. There are many poor countries whose cities are way more cleaner and have far less slums than Mumbai. You'll come to know of it, if you start to travel. I have lived at Powai during a brief phase for work. Though they say that Hiranandani project is an architectural gem, the whole township is slum adjacent. The realtors and corrupt BMC officials limit the supply of housing units and charge extraordinary high amounts of rent. This nexus hurts the interest of all strata of society. We need to pay unjustifiable high rent while the poor are denied affordable housing.

Edit: Nah, I changed my mind after seeing the living room. You can't have multiple seating areas all facing away from each other like in a cafeteria. Defeats the entire purpose of a "gathering" unless it's an office apartment. Liked that Sandeep Khosla Abu Jani apartment better.
Bedrooms look tiny for 21 cr price. Charge slightly higher even but give bigger bedrooms.
This apartment is actually very good compared to other properties shown in the channel, price wise. But I see the caveat, the view. There's a great view indeed, but just beneath it is a reality check.

@Rudraksh Pathak: _"two twin beds"_ is correct. A 'twin bed' is nothing but a single bed. _Fo-yer_ (US) is an acceptable pronunciation for foyer, the preferred one is _fo-yay_ (UK) though.
@@user_1abc Perhaps you are right about the beds. Even with kids, "he is a twin" implies there is another one but not present at the moment.
However, if we are being pedantic, Foyer is a french word and is pronounced fo-yay. I suppose the US is hardly a standard for right pronunciations considering they butcher words like bologna (bo-lon-ya) to baloney.

It's true that unlike UK (Cambridge/Oxford) pronunciation, US pronunciation is not the gold standard for English language. But it's certainly acceptable. Lexicographers often consult a language community for deciding on the "acceptable" pronunciation(s). A community that comprises of native speakers, notable authors, erudite teachers and even linguists.
Foyer is a French word but when we are speaking English we may use the English pronunciation for it. If we go by your logic dungaree should have been "Doan-grie" and Paris should have been "Pah-ree". But even the Cambridge Dictionary pronunciation for Dungarees is "dʌŋ.ɡəˈriːz" and for Paris it's "pær.ɪs". IMHO it's about bringing in some simplicity i.e. one doesn't have to learn all the languages to speak English.

The apartment is good and spacious. The only issue is with the views of the city. It’s a total bum. Dilapidated buildings and slum dwellings isn’t something which I’ll consider a view. It’s a mood killer.
I don’t want to be harsh but this is something which I feel. I grew up in a decent neighbourhood in North India before moving to Europe. I am not used to such views from my balcony. The apartments in Mumbai I feel are overpriced for the overall experience they offer. The amenities inside most of the projects are great but the surroundings etc. is a total letdown.

@East CoastGuy That's not reality, its is the failure of Mumbai's administration. The problem is that most people like you want to normalize slum dwellings by labeling it as reality. That's a BS attitude and the reason why India is super poor and super dirty.
If the BMC would have reformed the FSI norms in Mumbai which is the worst amongst the major cities in the world, taken up the project of the eastern waterfront and also shown some spine during the initial phase of Dharavi development, the slum problem of Mumbai would have greatly reduced. These are reasons which a kid like you will not understand. It's not the problem of the poor, it's the problem of the city administration that decent affordable housing isn't available.
It's not just poverty which leads to slum dwellings. It's the attitude of the authorities and people. There are many poor countries whose cities are way more cleaner and have far less slums than Mumbai. You'll come to know of it, if you start to travel.
I have lived at Powai during a brief phase for work. Though they say that Hiranandani project is an architectural gem, the whole township is slum adjacent. The realtors and corrupt BMC officials limit the supply of housing units and charge extraordinary high amounts of rent. This nexus hurts the interest of all strata of society. We need to pay unjustifiable high rent while the poor are denied affordable housing.
