How long does the average seller give an interested purchaser to complete the land purchase? From start to finish when the transaction is closed. For example, if I see a land listing and contact the seller or his agent showing interest and pay down a quarter of the cost, how long after will the seller or agent give me to complete the purchase?
Hi Jay, thank you for your question. When you are Purchasing a Property in Jamaica; you will have to sign what is called an Agreement For Sale. This is a Legally Binding Document; that outlines everything about the Sale/Purchase of the Property. In this document will be the time frame in which the Sale should be completed. In Jamaica, the Standards are 30-60 days for Cash Sales & around 120 Days for Mortgage Sales. I hope, this answers your question.

It is the Sellers responsibility to get an Attorney-at-Law to Prepare the Agreement For Sale and send it to the Purchasers Attorney-at-Law. Latoya McCalman you can find land for a decent price but usually its private owner sales. 5 grand CAD may be too low but it depends on many factors of course. I found mine driving around searching when I visited Jamaica. Also using the tips given in the above video which were very helpful for me. I would highly recommend a legit lawyer as well even of you don't use a realtor.

However, if you and the owner have a legally binding agreement as to how you will be reimbursed & a Lawyer is involved; then that is up to you, if you would go down that road. The best way to get property information in Jamaica is to talk to the neighbors and inquiry about ownership of the properties you are interested in purchasing. Hopefully, the neighbors will be able to provide you with the owners contact details. This is the best and easiest way to contact owners. If that does not work and you have the address for the property, you can try doing a property search at the National Land Agency at www.nla.gov.jm and see if you can locate the property. If you are able to do so, you can buy a copy of the Title for $500 Ja. Once you get the Title, you will be able to see the name of the owners of the property and the address that is listed for them on the Title. If the address is different from the address of the property (sometimes, you will find the same address as the property you are interested in), you can try writing them a letter. Hopefully, they will respond. If they don't, you can try searching the property information at the Tax Administration of Jamaica at www.taj.gov.jm You may be able to find an updated address for the owners through there instead. If you are able to do so, you can try writing a letter to that address. You can also try searching the owners name online or in the yellow pages. You can also try searching their names at the Registration Generals Department to see if they have passed away. This process is very difficult and very time consuming and the chances of actually contacting the owners is very slim. Especially because a lot of these owners have migrated or have passed away and their families may not have settles their estates as yet and henceforth these properties would be unable to be sold until that is done. However, you can try your best and see how it turns out. I hope, this information was helpful.

As it pertains to your questions, I will do my best to assist as possible. Please see my responses below: 1). I have worked with a reputable Architect in the past name Conrad Jackson. He is featured in my Home Sweet Home Video on my Channel. I uploaded it about 3 years ago. You can watch it and contact him, if you like. I work with a lot of Land Surveyors. I always suggesting getting one close to the property, they will be more affordable because they don't charge travelling expense to get to the property, when they are located close by. I had a bad experience when I recommended a Builder to someone in the past, so I do not recommend Builders to anyone anymore - sorry! 2). I do not know the cost to do any of this. I believe, it would be done on an case by case basis based on multiple variables. You would have to contact the necessary professional to get a better idea of these costs. 3). I do not know the answer to this question either. I have never done anything remotely close to this. Usually when the Developers contact me, all this would have already been done and the properties would only need to be marketed to find potential buyers. That is the part I deal with. Sorry, wish I could have been more helpful. But, you would have to contact the direct individuals in theses different areas to get a more direct answer to your questions. Sorry!
Hi IslandQueen, thanks your message. You would need a minimum of 1/4 Acre of Land. Depending on the area you choose, you could be looking at a minimum of $4 Million Jamaican Dollars & up. As you know, the nicer the area; the more expensive the Residential Lot will be. For example, a Lot in West Gate Hills could cost you around $6/7 Million Jamaican Dollars. Where as a Residential Lot in Coral Gardens/Ironshore starts at around $9/10 Million Jamaican Dollars. I hope, this information was helpful!
Hi Bella, thank you for your question. Common Law Titles can be submitted to the National Land Agency (NLA) along with other supporting documents to get a Registered Title for the Property. However, Real Estate Agents cannot use them them to conduct Real Estate Business (such as buying or selling) we Require a Registered Title.
Hi Ingram, thank you so much for watching my video and sending me this message. Your question is a very hard question to answer, because it depends on a lot of variables. I guess, the best answer to your question would be - it all depends! If you want to buy a 3 Bedroom House in a particular area and you find the house prices higher than you can afford to pay or possibly there are no houses currently available for purchase in those areas; however, the lands are priced at a reasonable amount that you can comfortable afford, I would advice you to buy the land and take your time and build the type of house you want. However, depending on all factors (workmanship, price of materials, types of fixtures used in the house, design of the house, etc.) just to name a few the price of a 3 Bedroom House can range widely. So, it would be very difficult for me to say which option would be cheaper overall for your particular situation. I would suggest, checking out what houses are selling for in your preferred areas, then checking out the price of lands in these areas and then talking with a builder or someone in Construction in your area to get an idea of the general cost to build the type of house you have envisioned. I always suggesting getting one close to the property, they will be more affordable because they don't charge travelling expense to get to the property, when they are located close by. I had a bad experience when I recommended a Builder to someone in the past, so I do not recommend Builders to anyone anymore - sorry!
2). I do not know the cost to do any of this. I believe, it would be done on an case by case basis based on multiple variables. You would have to contact the necessary professional to get a better idea of these costs.
3). I do not know the answer to this question either. I have never done anything remotely close to this. Usually when the Developers contact me, all this would have already been done and the properties would only need to be marketed to find potential buyers. That is the part I deal with.

Hi IslandQueen, thanks your message. You would need a minimum of 1/4 Acre of Land. Depending on the area you choose, you could be looking at a minimum of $4 Million Jamaican Dollars & up. As you know, the nicer the area; the more expensive the Residential Lot will be. For example, a Lot in West Gate Hills could cost you around $6/7 Million Jamaican Dollars. Where as a Residential Lot in Coral Gardens/Ironshore starts at around $9/10 Million Jamaican Dollars. I hope, this information was helpful!

Hi Bella, thank you for your question. Common Law Titles can be submitted to the National Land Agency (NLA) along with other supporting documents to get a Registered Title for the Property. However, Real Estate Agents cannot use them them to conduct Real Estate Business (such as buying or selling) we Require a Registered Title.

What is cheaper? Buy land and build a 3 bedroom house or buy a 3 bedroom house?
Hi Ingram, thank you so much for watching my video and sending me this message. Your question is a very hard question to answer, because it depends on a lot of variables. I guess, the best answer to your question would be - it all depends! If you want to buy a 3 Bedroom House in a particular area and you find the house prices higher than you can afford to pay or possibly there are no houses currently available for purchase in those areas; however, the lands are priced at a reasonable amount that you can comfortable afford, I would advice you to buy the land and take your time and build the type of house you want. However, depending on all factors (workmanship, price of materials, types of fixtures used in the house, design of the house, etc.) just to name a few the price of a 3 Bedroom House can range widely. So, it would be very difficult for me to say which option would be cheaper overall for your particular situation. I would suggest, checking out what houses are selling for in your preferred areas, then checking out the price of lands in these areas and then talking with a builder or someone in Construction in your area to get an idea of the general cost to build the type of house you have envisioned.
