It's only 170,000 for your hopes and dreams. We won't even talk about the cost to actually renovate the whole mess along with that nasty shed.
First of all the buildings on property are worthless. I would immediately negotiate price drop for the cost of demolition and clean up. Only value is the land minus the cost to demo and remove all debris before new construction could begin.

A neat cabin .... that's in terrible shape . 😂😂😂😂😂 I'm 64 and when I think of a cabin .... this dump doesn't even come close to my vision. They want someone to come in and dump thousands and thousands into it and then realize they screwed up and just give it back.

It's already got a water well which is a real plus plus plus plus plus plus the acreage and there is Arya standing structure there that you can live in as is but it would take a take a lot of work and some money to get it looking right

Even if you demoed the house, (I would) it's a great deal. Wooded 15 acre corner lot with electric, well and septic. It's all hard wood. You could clearcut 5 acres and make a 1/3 to 1/2 your money back However, this place is remote. If you want a Walmart, you're going to drive an hour at least. I would buy it, but it's in the wrong state. I want this in south-central Tennessee.
It is definitely private/secluded but there is a "Super Wal-Mart" about 25-30 miles east in Camdenton (also the main city at the Lake of the Ozarks). Or, there are all kinds of other stores that are closer, if you are not the Wal-Mart type.

Not boasting about location or price means not a great spot...and somewhat overpriced. So best guess is rust belt....House that has been given up on....excavation outside looks a little scary. Maybe working on a water problem? Who knows what there asking in this market...but if I were buying this I wouldn't go over 65k.

Those buildings aren't worthless, theres a lot of wood to replace but the frame is structurally sound and ready to be drywalled after insulating. You get the opportunity to rewire with all new wire and plumbing so you know whats in your home. Negotiable on the price due to the deteriorating condition but very easily rehabbed into a new home.
