Now some of these costs are pretty accurate, but common £2500 for a bathroom 😂. Ive just redone my own £280 skip £1400 for the suit, tile backerboards/plasterboard and skim £550, electrics/extractor £160, towel rail £180, pipe work £110, tiles £760, new door/cabinet £180. Paint £40. Materials around £3800. Labour £0 as i did it myself. For £2500 mabye you could get 1 row of tiles the cheapest bathroom suit they have and a lick of paint 😂. But a full rip out and done right you looking at around £8-12k
Might be still out but Electrics, carpentry, painting. He quoted separately for those but you included them in your numbers

I’ve done two refurbs in the last three years and I’d say the prices in the video are bob-on. I think going for a good boiler with a long guarantee is important, especially for rental. The biggest variables are kitchens, bathrooms & tiling. I think saving in these areas is a false economy.
It would had been great to see that house get all the refurbishments done to it and see if the estimated costs came out on budget or not.

Fantastic video mate, looking at doing my first house up soon, given me a great idea of how much I'll need.
This is the kind of video that in my opinion is useful for people getting into the industry but also something other flippers can take note of if they are paying significantly more.
The video is misleading and dangerous to be telling people these unrealistic costs, flipping property is not easy, there are risks and there as always unforeseen costs, no contingency has been quoted for things like damp proofing, and believe me the costs quoted here are unrealistic for the most part even if they are the plus VAT figures, which has not been made clear at any point.
Hi Ahmed, unfortunately you spreading information like this is misleading and dangerous. These costs are correct, I do this for a living and these are current prices multiple contractors are charging me. You must be pretty gullible if you are paying triple the price for a central heating system, or you must live in London. Thanks, Ste
@@h3steven Hi Steve, no mention of a necessary contingency, no mention of whether figure at plus vat or inclusive? Advice to get multiple quotes initially enabling them to have a piece of mind that they are paying a fair market rate for the works required? Differences between covering the management off themselves and using multiple trades off set against using one some subcontractor whose has all treads available to them, there are pros and cons to each? Perhaps some transparency showing the details of invoices you are receiving for these works would also be helpful for some people, then they don’t have to just take your word for it and may well encourage more people to take this risk.

Great vid Ste, I'm looking to carry out a rear single story extension and renovate/modernise my property. Your video gives a good indication to on what I should budget. Any idea what the square meter costs are for the rear extension? I'm getting varied quotes from £1600 - £2200 per square meter. Its a daunting process to decide which builder to go for. Thanks.

Not for where I live - I think most of them are too high - but like I have said elsewhere, there are too many variables to categorically state that these are 'right' or 'accurate'
We’ve recently had Heating System, Flooring and Windows done. I would double the quoted figures for these.
If you’re a property developer and use the same people on a regular basis, these figure are spot on.
If you’re looking at just getting one item done at your own house I think you will find it’s like 20% for that single item.

As someone who's looking at buying a 1930 "doer-upper" to live in while trying to keep/ restore period features these videos are really helpful as a guide even if individual properties vary. Great content!

@@joshb9657 see that bit where it says "individual properties vary" that's my way of saying "but over my dead body am I getting rid of the original woodwork, the terazzo floor and the chimney". The roof needs doing though and all the plumbing so yes, it's a useful video.

Not a bad video this. I’m on the 8th refurb rent/sell now in the midlands and can generally confirm the prices. Let’s remember that prices vary depending on the circumstances and what you ask for. If you don’t have the knowledge you’ll get ripped off. Negotiate, get your hands dirty, discuss with the contractors the job and understand why their price is what it is. People do things different ways and when you understand what’s essential and what isn’t, you can control the price.
Example. The one we’re just putting on the market had a grow in the loft where they’d ruined the wiring and bypassed the meter. It was a mess. First electrician in the door said rewire, told me there was plasticisation on the wiring and it all needed to be replaced. The sockets needed to have a different height as it wasn’t regulation and we needed wired fire alarms. His quote was 4k for a rewrite by the way, 3 bed semi for 10-way RCBO board which is reasonable although I could get it down a bit as that was the only rewire quote.
All of this is wrong and I know this. It was rewired in the last 25 years, he didn’t test any of the wiring so how does he know. Plasticisation is something that happens but it does not mean your wires are testing badly and need to be replaced now. It’s not like it’s VIR. Sockets only need to be at a certain height for a new installation. Wired smoke alarms are not mandatory, battery is ok and we’re selling the place anyway.
3 more electrician quotes later and no one suggested a rewire, we have the much more reasonable quote of £800 for a new CU, kitchen circuits, isolator for the boiler that’s now moved and sorting the mad loft wiring that had been chopped into. I renew all the sockets and switches myself.
Everyone’s strategy and house is a little different so your prices will be different. These are good approximate numbers.
Really useful vlog and making me think about the work I need to do on my own property. Given what we have paid tradespeople in the past some of those costs seem pretty low. Maybe its just Manchester prices are a bit higher but we struggle to get reliable tradespeople and decent prices.

I never understood the point in ripping out the original fireplace, skirting, architrave, original doors. Once they are gone, just looks like a a generic new build.

True. But absolute madness. Might, might, make sense in a rising market with low fixed rate borrowing costs but right now start living in your means. Unfortunately that'll mean cheap labour costs.

Bang on the roofs are getting a lot more expensive now I'm finding about 7k to 10 k for full good job now depending on tiles and lead work there are plenty of sparks and plumers now so prices are very competitive now rest of prices on the nail great vidio

Great video but I think rendering ruins these great period properties in many cases. Classic brickwork is the best in terms of long term maintenance!
YEP. See it everywhere now. Looks tacky and a great way to ruin the breathability of the structure.

It's not so much it cost but the quality of materials ,Most of all if you get paid for the work that's done with the extras agreed to be paid at the end due to promises on completion.
These prices seem too cheap , I know you said that it’s a northern based refurb but still seems too cheap , just as an example I’m London based and a full re wire of a 3 bed semi would be in the region of 9k
Same house plumbing and heating 12k , this is based on top end materials we use and good tradesmen who earn on average £ 250-300 per day , if you reduced these figures by half that’s what I’d expect to pay in the north 👍

Interesting video Ste but it depends greatly where you are in the country. London, rewire is 3-5 x the cost. In the SW Midlands new CH is about £5-7500 and a rewire about £4-£5k. It also depends on whether it's a one off or a series of jobs, whether you've got your own team or need a Contractor. So the difference in the money can be significant.

@@h3steven where do you get your prices from out of intrest, I’ve been a electrical contractor 30 odd years and done many house refurbs. The heating system and rewire prices are way too low.
I pay approximately 10 contractors a week, my prices are correct for the areas I said

750 for chimney removal seems too optimistic. Building notice cost is over 200 ( Wales ), building inspector cost is over 200, 8 yard skip 260 ( without permition ), RSJ to support remaining chimney - 150-200 + structural engineer + labour cost.
3500 for full central heating system ( including new pipes and boiler )if you want to burry pipes in the walls seems to low to. I have been quoted for new C H system with Baxi 30 kw combi boiler + 10 radiators + new cooper pipes for 4.800 ( with full invoice, Wales ) and it seems to be fair price these days.

Great content, but some of these prices are too low, I’ve been in the trade 30 odd years and done few refurbs of my own in the East Midlands,I must agree the only way is strip every every think out and start again, it’s a better job and less hassle in the future regards maintenance if rented out.
As a builder myself some of the prices seem very low

I would say 42k is unrealistic. In my opinion with this much work, you should expect around 80K. A kitchen alone costs 10k and very minimal. An electrician professional rewire costs at least 6 to 8k. Boiler and Piping 7k. Bathrooms 6k each. And ...

Considering current energy prices and the climate crisis, why don’t you provide pricing on floor, wall and roof insulation? These costs are very significant and I think it is literally crime if you don’t improve the insulation of the home while you do all this work. Nearly all properties need to upgrade their windows, walls, floors as nobody seems to have done any work on it. Who needs a fabulous new kitchen if you are freezing or paying >£300 a month to heat your home.
Fabric first should be a priority.
Would be great to see a video on pricing for that.

don't agree with rendering, cleaning up the brick work and applying new pointing will give the house more curb appeal.
You do NOT need to spend this much or even renovate this much on a property!!

I can't think of one good reason to remove a chimney breast from a period property other than personal taste. People looking for character properties want those features, wastes money and stripping out character which is sad considering houses like this aren't being made now. Same with taking off pictures rails etc, waste of money that would be better spent on a quality kitchen and bathroom rather than budget versions that might look ok but won't last.
I've developed around 15 properties and would never strip out original features.
Hi Steve, how do you factor in the cost of a bridging loan?
Bridging is down to the individuals circumstances. Also there are fees for bridging that can range from £1000 to £5000 to set it up. Just make sure you understand what is involved before you commit 🙏🏼
I like how all these comments are about how cheap the costs are - this guy is using tradesmen who know he's a property developer, know he's not going to take any nonsense and will pay rock bottom but give them consistent work. Civilians like me come along and get absolutely mauled - I'd be lucky to get prices twice this amount, but it gives me a good basis to start the negotiations :)
Those numbers are nonsense, unless you're paying minimum wage for tradesmen.
Every saying it's cheap and some of it is, but it still makes you think how cheap you have to get the property and make it profitable if you want to flip

Andrew: it all depends on the spec - posh sinks, posh showers etc ? I never fully tile the room, for example, and it usually costs me around £2,250 to £2,700.

All existing plasterboards knocked off and then reboarded, skimmed in all house all this for just 5k? Can't do that in or around London. Too cheap.
