Great list! You nailed it with the hot and humid pro/con. We get 95-100F with humidity in the summer, but FREEZING sometimes -10F in the winter. Too extreme! I'd rather deal with Florida weather.
Snowbirds and taxes are no different. You just don't have access to the Homestead exemption. You need to choose. Discount on house in the north or discount on the house in the south. You can't get both.
Couple things to consider as to property tax. Having served in local government in NY I can tell you overall your property taxes are probably half that of most municipalities in NY and across the northeast. That being said, I would be curious as to the tax rate in the cape meaning how much per 1000 of assessed value are they taxing and what percentage of valuation re they taxing you at? In my town our rate we about 17 dollars per 1000 and we taxed at 50% of total valuation …
I have been here since 2021 and haven’t seen a fly cock roach 😳us there another name for them lol …and fyi we got peppermint and spray around gates etc and it keeps frogs away :) vinegar is good to keep snakes away and for everything else we have pest control. I love our pest control 🤣
HVAC, Plumbers, Electricians, Boat Repair, Sea Walls.... ETC... Is a HUGE CON! The cost of any Services like this are 3X anywhere else in most of America.
Once again, shop around. Not necessarily the case. Also, when is the last time you compared to ANYWHERE else in the country? I know when I did my fence, I didn't call New York for pricing. Just saying.....

What about Snowbirds who own houses in Cape Coral? They get treated poorly on property taxes. I love C.C but my taxes ???

You really have to search for good reputable contractors. A lot of contractors/venders in fl are shady AF with low quality work
