This is not acceptable, one of my friends book house and while registry they mentioned their name wrongly and asked money for rectification deed. This is not good, builder has to pay.

There's nothing like that; in Pune, the Occupancy Certificate is issued by the Corporation. In Marathi, it's called "Bhogwata Patra”.

Challan vapas to aa jata hai but time lagta hai around 6-10 month lagta hai . Par ye sub buyer pe dal dena not good thing.

stamp duty 50-50 bear karna chahiye... adha buyer and adha developer.... yeh kaisa ghatiya developer hai... aage future mein yeh kaisi service dega iska andaja lagaya ja sakta hai... senior management ko mail karke dekh lo....

Liability is on the person who made the mistake not the Buyer.
So, the communication should be on email.

Even after the reply or the reminder, if a mistake is made , there is no way a buyer would be in favor. Mostly our processes are not very great
Hamare draft agreement mein parking number and mail id tak wrong tha.. Humne crm ko intimate kia tou crm ne parking details and mail id he agreement se remove karke update agreement bhej dia.. Unko dubara mail bheja tou no reponce from crm sides... Pathetic services
But in my case they will demand 5% less and whatever I have paid they will use that amount to re registration

Why there is 6 to 7 month waiting for stamp duty refund, if gov is getting stamp duty upfront without any construction on ground. In both side the buyer are getting exploited.
I think most of the develoers follow agreement review step before finalizing the agreement. Buyer should not trust blindly anyone for documentation for home agreement and loan.
At any point you ask something on the mail or on the letter head. They will be like we can't give anything like that. If you wanna buy or not your choice.
In some cases, I saw the agreement draft is different than the draft copy present on RERA. Also the parking map different on RERA. RERA ask to provide 2 wheeler parking, Builder removes those and sell those as 2nd paid parking.

Jis unit k against payment registrar k paas updated hai wo bhi to same society me honge. Unke owner se baat krke puchhta if he has already paid the registration amount. Agr pay nhi kiya hota to unse direct refund le leta
Wo unit number builder ne hi lawyer ko galat dakne ke liye bola hoga, aur fir buider bolke dekhta hai, jo hogaya so ho gaya , ab yahi unit le lo

Hi sir one question. If amenities are not ready and builder is asking for 100% amount of maintenance at the time of soft/furniture possession. Is it recommended from RERA??
There is no provision for "soft possession" or "fitout possession" under MahaRERA. Do not take formal possession without obtaining the Occupancy Certificate (OC). If the possession commitment date has passed and the developer fails to obtain the OC, you can claim compensation after taking possession.

Also for resale flats n buyer new to pay stamp duty on inflated rate and this goes on. Worst. Buyer is always in trouble

You're absolutely right, the buyer can pay the Stamp Duty themselves. However, what typically happens is that the builder hires a lawyer for the registration process, and many buyers aren't aware of how to pay the Stamp Duty on their own. The buyer often thinks, "Why get into this hassle when I'm already paying a legal fee to lawyer?“
As a result, this situation arises.

Apko, Gaonthan area me dekhna hoga ki waha koi plot hai ya nahi. Kyonki 1-gunthe ki availability ho pana shayad mushkil ho.
Baki Baner me Plot rate 60Lakhs per Guntha ya usase jyada hi hai. Baki micro location aur plot type par depend karta hai.
We also faced same situation ,where on agreement papers by mistaken aurangabad bihar address update ho gaya tha.....
Jabki we had property at maharashtra aurangabad...
Later we realised it .
We discussed with builder.....he admitted it.....and ready to pay stamp duty again ...we felt lucky n relieved
Sir sirf stamp duty chalan me unit no galath hai and agreement and loan disbursement ho chuka hai. Lekin possession abhi baki hai. Jab builder ko complaint kiya to CRM team ne mail pe likh ke diya hai ki, ye ek typing mistake hai and stamp duty apke pan ke against bhara ja chuka hai.

Please expose name of the developer. Pata chale logo ko ki aise 3rd class developers bhi hai.
Shashank Ji, SaudaGhar has no issue with exposing the developer's name, but in this case, the buyer is already entangled and currently fighting with the developer. Mentioning the developer’s name could worsen the situation for the buyer. Right now, finding a solution for the buyer is more important.
It's also crucial to be prepared so that other buyers don’t end up in similar situations. After all, precaution is better than cure.

For me before proceeding with the final registration my developer (Gera) send me a duplicate copy to review and to make sure all details are correct . And they made so many mistakes in it. Like my address, PAN details and so many other things. Thankfully all details are corrected before final agreement.
