Thank you. I appreciate your comment. I tell my agents to focus on building relationships with referral partners, as this will yield the best results. You can, of course, also diversify your lead sources implementing other methods like advertising. But referrals wins hands down for warmest leads.
What about buying leads from say joining LendingTree? Would those be "warmer"? Speaking from personal experience, I sought out a mortgage broker for a refinance a few years, but was not satisfied. I went on LendingTree and within minutes was speaking with someone that understood the situation, and got me the loan I needed. I would think that these types of leads are "warmer".
I wonder, did you somehow pay to watch this video? This is advice I give to all my agents. You'll always get better results building out your professional network versus paying $100-$150 per lead and having a closing ratio of 2-5%.
