    I have never bought property (I've bought and sold four times over my life) without investigating the ground very carefully. That includes at one point backing out on a property when I ended up having to get a geotech survey done. The survey cost me $800. I paid $800 to avoid losing a half a million (this is Los Angeles area, that same neighborhood now has homes selling for over 1,000,000).
    Assuming builders know what they are doing is very childlike and adorable.

    OMG a landslide that got 12 homes... Well days ago a ten-year-old boy was shot in the head in my community while in his home 10:30 at night minding his own business not being a thug or nothing. Meanwhile everybody's watching these videos about rich mofos losing their multi million-dollar houses which are insured for

      They are certainly not insured against natural earth movement. A water main/pipe break MAY provide them someone to potentially ascribe liability to. And just because a property is worth something today doesn’t mean its owners were/are rich. I bought my home for $178k 27 years ago and it’s worth $2M today, I couldn’t afford to buy it now. I don’t see what a tragedy about a child being shot has to do with this.

      That's exactly what does it. Rain is what shaped these hills over time.
      In this case soil management wasn't sufficient to keep it where it was.

    The problem is actually in the ocean where the land drops off and goes to the deep. Google Earth shows the ledge. Earth is shifting it's Poles and will flip. Good luck

    Certainly an ironic name for a development.Next time use 40 ft. of one inch vertical rebar with all struts tied together across and at angles from bottom to top layers. Use concrete fill, not just clay. Wet and sink every 4 or 5 feet across before sinking the rebar as the stability work must be based on compacted fill. Somebody went cheap, poured in the fill, ran skidloaders over it, leveled the surface, and started foundations. Developer is liable for these damages, or should we say, developer's insurance.

      It's rain. 10 years of drought. 2 months rain then drying out cleaves the hillside.
      If the soil moisture was managed it may have taken many decades longer to fail.
