    I moved in 2 years to my home, and after the first year I noticed some rot. I adjusted the gutters because they were sagging, then another year passed by and the OSB is extremely rotted out, the fascia, the soffit. I didn't know the extend of damage til I opened up the ceiling in the garage and investigated more after ripping out the rotten soffit (actually ripped it out with my bare hands, it just flaked apart) -- I got on the roof, took a 24 inch level and measured 12 inches and the drop from that. 1.5/12.
    Now I have to replace 16x10 ft of decking because it's rotted so bad. There is an underlayment under the shingles, but it appears to be standard. No ice and water shield, no anything else. To add to that, the previous owners layered double shingles. I found patchup jobs under the ceiling so I am guessing it's slowly been rotting for many years before, and their solution was to just layer more shingles on top of the old. I am handy with tools, but this is now a brand new skill I have to learn. I am guessing it's a combination of water pooling and or sucking back up into the shingles because there is moss everywhere. If I'm not mistaken moss only grows in moist environments.
    So yeah, almost 200 sqft of pure rot to deal with, even rafters gonna need some seriously sistering, all because some turds tried to cover it up and put shingles on a 1.5/12 roof. It gets worse though. There is also more damage on a carport attached to the house with a 1/12 roof and you guessed it, shingles and basic underlayment. About 12x8 of rot there too. *sigh*
    My inspector on the house never noted any of those things :/

    I have a min pitch flat roof, roofer wants shingle it because its easier for them i think. It laways had rubber. Pitch is bare min on edition, since 1970. Always was rubber. He said they put ice shield over whole roof then shingle. Why do that if u know its going water sit. If u have ice shield whole thing, tells me u think water may sit!
