Same and this is my biggest complaint... unfortunately it comes down to zoning regulations. If they put an oven and stove in it, it is no longer considered single residence. I have seen some that have convection microwaves already installed and then the buyer adds a hotplate.
Can t say I looked at more multi Gen situations especially since I m 45 never been married don't have any children I have to keep my situation open for my future family
I think they missed the boat by not having a cooktop stove and oven in the multi gen suite that would completely make the use totally separate from the main area and kitchen
Unfortunately due to code and zoning they are not allowed to have a stove in these. It changes the property from single family to multi residential. What I’ve seen people do is get an electric hot plate.
Beautiful home 😍, though it's surprising that at least one of those large bedrooms isn't a full suite. And I assume a folding area and shelving for the laundry room is an upgrade?
Wow....this is the home I would pick.....great job on the video Tyler. ...I have a friend who lives not too far from this location. I think the only two items that are missing would be a sink in the upstairs laundry room and a pot filler behind stove....all the kitchen cabinets look to be accessible vs the high cabinets that some homes have. ...huge home and love the apt idea....this one's a winner....love the master with tub and shower separate. Beautiful flooring and granite tops......thanks for sharing....have a great weekend....
Hi @Tyler Watson. My family and I will be in Las Vegas from Thursday to Saturday, April 8-10. We would love to see some multi gen homes in the area. I will give you a call. Thanks.
Every client I have shown these to says the same thing. Unfortunately the county views that as a multi family unit. Most people end up putting a convection microwave and a hot plate.
@@VegasRealtorTyler It is very good if you are 75 plus years old , not to have a stove , but if you are around 60 then I think , a lot of people will like to have a stove , if the city can allow …. We would love to have then ….
Hi Makaveli! Thanks for reaching out. I honestly don’t know. A lot of the builders use the same floorplans over and over again in different communities. So it is possible
Hi Jeremy! Thanks for reaching out. Unfortunately not, and each builder is different with the amount of options and upgrades they offer. If there is one you really like give me a call/text or email and I can get more info. As far as dimension we would need to go with a tape measure. 702-329-0331 tyler@halisangels.com
How many air condition units? Does the apartment has its own Unit? Is the house designed for Energy Saving? what is the estimated Utilities Bill per month? Property Tax rate?
Hi. All great questions. The home has 2 large ac units with venting for the apartment to control the temperature. Yes the home is designed for energy savings. As far as the utilities... this is tough to say as it will greatly depend on your usage. Also the property tax is about 1% of the assed value, and it is very challenging getting the assed value of a new home. I would guess somewhere between $3000-$5000
I wish! It’s really hard to get plans from the builders. The reason they don’t share them is because they use them over and over again and consider it proprietary information as well as trade secrets. I have heard that you can go to City Hall and request plans. Don’t know if they will actually give them to you.
Why doesn't DR Horton build these type of homes in CA!? My sis in law just bought one in Los Banos build from DR Horton and they DO NOT compare to this home. Their biggest home over there is only like 2,814 Sq ft. And kinda basic.
They could have given a little more space to the apt. area. It has a pretty lg fridge for not being able to cook anything! Retired people probably have hobbies & need space. With as much space as the home has, I'm a little disappointed in the apartment size.
I like the wide foyer entrance...and the stairs on the side of the front door. Homes that have the stairs to the upper floor staring you in the face when you walk in...I can't stand that. Nor do I like bathrooms without water closets. Exposed toilets in bathrooms are a no no for me.
@@VegasRealtorTyler And those complaints are well justified. There was a house in the East Bay I wanted to buy..beautiful home (single story) with two things that made me walk out of the home: 1. Exposed toilets. 2. The washer and dryer were in a nook with one of the bathrooms with exposed toilet😨😵😨😵😵
I don’t know why builders do that. Sorry to hear that about the home. One thing that I’ve seen done is owners will put a sliding barn door on the wall. It does add privacy... but it’s not quite the same as a true door.
I really wish more multi-gen suites had full kitchens so the family living in them can have more independence

This is perfect for my elderly mother. I will cook for her, she’s done enough.

How is the area, in general, in this part of N. Las Vegas? I know parts of NLV are not all that great.
It’s really growing up there and a lot of builders are developing up there. Please feel free to give me a call if you have any questions. 702-329-0331

How long would it take to get to the strip or the international airport? Does it come with hoa amenities?
This home is about 30 minuets form the airport. Yes, the community is gated as well as has a nice park.

But that washer/dryer stack in a nook of that bathroom. ....😵
