    The miracle of Frisco's sudden boom economics is that it even overcomes the world economic historical block by "COVID-19" crisis!
    Even today, many US and world cities are still struggle and hope that its economics can come back to closer to 2019 level some day!
    On the other hand, It is difficult to judge Frisco's traffic before I-380 construction being finished!

    As far as I know, Frisco has the lowest home tax rate among north Dallas suburban cities. However, Frisco's property tax higher is because its value keep go up! However, if your home price is always the same, national inflation actually makes your home value less! Also, national inflation makes the increasing property tax value less value too ( e.g., your property tax go up from $1000 to $2000 after several years; the "real value" increase is may be only $500, instead of $1000.)
    Did you notice this USA housing trend:
    1.) For long term view, the houses in more expensive communities ( cities ) become even more expensive! ( For example, during 2008 big housing crash, even though Saratoga ca which is among top 25 most expensive communities in the USA, Palo Alto ca ( where Stanford University is located ) still went down temporarily. After economic recovery, these 2 communities home price probably increased 1-2 millions).
    2.) For long term view, the houses in cheap communities (cities) become even cheaper!

      @@LIVINGINDALLAS Born and raised in Godley, Texas just 25 minutes Southwest of Fort Worth where we also operate our family real estate office. Godley and other growing communities in the area are going through many of the issues you addressed in this video on a smaller scale. Congratulations on your success!

    From yesterday's news, Frisco police finally identified the 2 persons from Monroe tx being the major 2 suspects killing/hurting Don/Lowe near northern Frisco Walmart last November at night! I and almost every body ( from website comments ) never believe that they can identify the suspects for this murder/injury!. So, you have to give Frisco police high credit - they made Frisco the USA most safe city not only being ranked by major USA medias, but the unbelivable fact!

      So many events held in Frisco and visitors need hotels to stay! Even though Fields community are so attractive , Omi PGA, RItz-Carlton etc. are too expensive plus availability problem, tourists need alternative in the fields. If Airbnb etc. are available, the fields lodging potential issue can be resovled. Frisco is the major hub in the more popular, favored north Dallas surburb.
      *Note - Without Frisco, all those small cities in the northern edge such as Prosper, Celina, future silicon valley-Sherman, OK/Dallas border Las Vegas compatible/style casinos and more will not attract tourists because they are too far from amenity center - Dallas. However, they are still too far to Airport because Frisco does not have airport even though Frisco to airport is a reasonable distance!

    As far as I know, several real estate agents recently moved to Frisco. 2 moved to the north; I am not sure about which part of Frisco the other agent moved to.

    Do you think that the growth of frisco is too fast and is almost bubble like? The schools are getting crowded and the people that move to frisco that are zoned in one school might be transferred to a less desirable one? Just looking at the prices and growth, just seems like a bubble no?

      I would say it's just the whole economy bouncing back after a seemingly dormant state during the pandemic. If it's a bubble, I don't see it popping in the next decade or two. Where do you live now?

      Most people move to Frisco is family based because Frisco has excellent school system with small school ( similar to private school) size which you can only get in private school with much higher tuition. Family relocation is different from single relocation so that I will say that Frisco has much much more stability than any other near-by cities; i.e. any other north Dallas suburb cities and ,maybe, any other Dallas metro cities may have much more bubble possibility than Frisco.
      On the other hand, 40% Frisco's residents work at home; it means that they have lots of flexibility and not influenced by their company's relocation. Also, remote job workers usually work on high-demand jobs so that their stability is much more than near-by or any of DFW cities!

    From some people's feedback (or comments) , people who can only afford $300k for a new home are very interested in moving into this very luxurious, paradise-like ( especially, for their younger kids) fields community. This is my idea ( or suggestion ):
    Can Frisco Fields developer build a time-share apartment/condo community in this dream community so that those who can only afford $300k still can live in fields for 3 or 4 months per year?

    Traffic is crazy in Frisco and the DAMN taxes are crazy high.

      First of all, Frisco has lowest property tax rate among northern Dallas suburb cities. FRisco's housing value keep going up make its property tax higher. Thanks for inflation that makes the real tax value lower! I also have pity on some northern Dallas suburb cities. Unfortuneately, their housing value is not stable, but actually down a lot by inflation! ( Please forgive me to tell you the truth to make you sad!)
      On the other hand, it is good that Frisco's tax is used efficient and mostly, is benefit to Frisco residents on Amenity, good schools, parks; of course, constant road construction. To a "USA miracle economic fast-growing city", city of Frisco did their best to make the new road construction etc. fast ( Maybe, Frisco should still keep its 30 years ago cowboy/cowgirl town, then people will not complain about the extremely ( miracle) economic growth bringing-to pain!)
      Many big events held in Frisco are actually generate much more sales tax etc. income for near-by cities or even Dallas metro cities ( such as BIson's football team attenting FCS championship).
      Should I say that, without Frisco, all those small cities in the northern edge such as Prosper, Celina and more will not attract residences because they are too far from amenity center - Dallas. However, they are still too far to Airport because Frisco does not have airport even though Frisco to airport is a reasonable distance!

      40% Frisco residents work at home; they only be able to create traffic over the weekend! Frisco has so many shopping choices so that there is no need to drive far for shopping to create traffic. To Frisco residents, Frisco's amenity is near-by so that Frisco residents can't create much traffic inside Frisco. However, Frisco is a very attractive city! Not only it attracts lots of tourists, but also near-by cities's residents ( Otherwise, many of them have no place to go for fun!).
      Hopefully, Elon Mask's Tesla can invent "flying cars" asap so that Frisco residents will not be bothered by the traffic created by near-by cities's residents plus they will not be defamed by crazy people!

      @@waynelowe665 I live in Frisco and everyday there is traffic. Doesn’t matter what day it is, there always be traffic. With the new amusement park coming it will only create more.

      @@rastaman7140 I lived in Boston, New York, New Jersey, Bay area, Miami and other country. I am pretty sure that people are too exaggerate about Frisco's traffic! Except yellow flashing light and shower once a while, I actually enjoy Frisco's current traffic like what I had enjoyed in above mentioned cities! However, I don't like the Frisco way back 10 or 15 years ago which is too quiet and non-diversified ( those people moved north) environment! After those non-diversified neighborhood moved north plus new traffic, to me, current Frisco is like a heaven! Again, 40% Frisco residents are working at home and the traffic seems to me being created in the north and west ( Those neighborhood cities should create their own roads to whereever they work, more grocery stores and amenity).

      Try either Midlothian or Waxahachie, school wise solid. Low crime, full grown trees..new master plan communities with out the pretentious atmoshpere of Collin County cities.

    During 2026 FIFA cup immediately after Universal kids Studio Resort (UKSR) just finish phase I and DFW pack world visitors, visitors definitely will visit PGA headquarter and UKSR. Wiil visitors be able to find rental in fields community.

    Frisco is a diversity culture city!
    If you are minorities or "moderate view" white, I will say " Frisco is one of the best choices for you in northern Dallas suburb cities" Frisco has closer to 50% "moderate view" white people ( many "un-moderate view" white people moved north ); the rest of them are minorities!
    Above mentioned may be the major reason that Frisco is constantly ranked as one of the safest cities in the USA!

    Why would he want to pay a landlord 1500 to 2,000 or more,I rather pay my mortgage than give that kind of money to a landlord and on top of that they want to charge you of their any damages.
