Respectfully- people do it themselves because there is a certain pride in ownership. There are also a lot of scam artists promising a lot and under-delivering for quite a bit of money. That is why people choose to do it themselves (often) without contacting a professional.
We're all pro do it yourself, that being said. There is people who sell do it your self kits that are Four Seasons, but aren't Four Seasons. Or are sold piece by piece, when they should be wall modules, as shown in this video It takes alot of years and understanding to install a sunroom properly, you have water coming from all sides. To expect a homeowner to do this, and spend all of there budget on material is unrealistic, at best. There's a reason most factories require a contractors license to buy the material. Thank you for pointing this out sir, it's a touchy subject, but someone had to say it.
I can’t agree with you more. I’m here where every contractor hired has messed me over to the point I’ve been going back to fix their errors (after they claimed to have fixed it) and the back and forth with the courts isn’t worth the hassle. Most are forced to DIY and I’m terrified to hire another person.
He said himself it was over engineered. Nothing wrong w that. If a contractor tells me something was overbuilt, I wouldn’t use them as they only do “ good enough” but not “ really well done”

I have a back patio that is attached to the house. Like the roofing is clay tile (stucco house) all connected to the house tiles. Im not sure if im wording this right. Basically all one roof over the home, patios and carport. Is there a way to only install walls to close in the patio, or is the roof required?

Hey nice job. I would like your expert opinion. I have a patio room here in Florida. I have had it for over 20 years. My roof panels are leaking and pitting. The vinyl walls are oxidizing and the patio slide glass tracks and rusting. Is it possible to fix these things or should I rip it down?

Would it be possible to use just these walls if you already have a screened porch with a slab and a permanent roof that is attached to the brick house?

Usually if it's already been Screened in before, it's a relatively easy transition to Walling it in. Brother you need a permit to fart in your own back yard in South Florida. Those skinny doors won't pass code enforcement rules, and the minute a neighbor you don't like calls Code Enforcement you can flush that money in the toilet. Unless you live in Hialeah than you can build your own house in the backyard.

I have an existing enclosed patio with this system or something that looks the same on one side. Is it possible to change out the wall panels, for example to add upper and lower transom or reframe for a bifold door? Is there a clever way to overlay the exterior siding to match the rest of the house or finish the inside to hide the glossy metal look?
Yea, you can reframe and add transoms. It's usually a better price to just get the full wall system, though. When considering labor and materials. A bifolding door would be steel or wood framing. The amount of over engineering you would need to do for that would be a real headache. As for matching the house, most people use paint, stucco wrap or wood ceilings. If they are going for a complete match. It's usually easier to match with upper and lower glass transoms included. Have a great evening Mr. SAMBONI!

California generally recommends permits with any new structure over 500$, but it is an as-is state, so even if you don't get a permit you would still be able to sell your home. We normally leave this at the discretion of the homeowner, but always recommend a permit if that is an option for the house.

Hey Rob, these patio rooms are used more as a bonus room, and less as an outdoor room. Personally, I prefer to make them all glass. A screen room has its benefits in different climates, we do alot of screen room replacement, to fully Enclose Rooms, after the screens have gotten old. How would the bottom panel be repaired/replaced as it ages/warps or does the whole structure need to be replaced? My sister-in-law inherited her grandparents home and the bottom (kick?) panels are warped in her sunroom (south side of room). Her grandparents did not repaint the exterior of the sunroom and the panels are slightly curled in the bottom corners where water has seeped in during heavy rains.
Hey Spice, great question and thanks for commenting. Older sunrooms had many different materials the walls were made from. It sounds like your sister-in-law has a room made honeycomb cardboard walls, this was a popular building material for a while for some reason. The major downside it had was when walls would enter the walls, they tend to swell up, especially in areas where a lot of water is hitting the wall. It could also just be the water de-laminating the panel. We usually just replace older rooms that were made of this material, you will get thicker foam insulated walls and an insulated roof as well, they usually have non-insulated W-Pan roofs on older rooms. Hey Colonel, great question. No we didn't do a Mono pour with footings. Seemed a little excessive considering a cement slab was already in place and they were getting tile after the room install. A border footing for the walls is good to help fix a slab that doesn't have proper slope or isn't a proper thickness. Hope this helps answer your question, Happy New Year! AJ

Hey Degen and Southbridge, the walls are a Vinyl Composite skin, with a foam core. You can divide the room, with the same tracks we use to build it, it's called building under an existing roof. Or underway system. The top and bottom track are structural and can be attached too.

Brother you need a permit to fart in your own back yard in South Florida. Those skinny doors won't pass code enforcement rules, and the minute a neighbor you don't like calls Code Enforcement you can flush that money in the toilet. Unless you live in Hialeah than you can build your own house in the backyard.

Hey Kiran, thanks for reaching out the walls are a type of Foam Polystyrene Core, and have a Vinyl laminated exterior. The Glass windows 🪟 are Dual Pane with Argon Gas, the transoms and kickplates are Low-E as well.

So how much did it cost minus the destruction of the old.. Did i miss it.
How’s the temperature in the summer and winter with the patio room? I live in the Antelope Valley in California, and the summer are hot and winter is cold.
The thermal rating on these rooms is great, most customers just use the existing home Cooling and Heating or add a dedicated system to the room.

This is a 4" inch Insulated Wall System with Dual Pane Low-E Insulated Windows and a 3" Insulated roof.

Hey Jemjaziel, thanks for the great question. We actually did install curtains, later on this patio room build. You just have to level the curtain rods as your go, and screw into the extruded aluminum metal frame of the room.

Not sure if you can answer this? But what kind of flooring can you use in Florida on a lanai that is not on the ground and now us just has deck boards but bugs can get through?
Hey Debbie, it sounds like you can add some 1/2 OSB deck board sheets to give yourself a flat surface to mount too. Then you can use any sort of water resistant flooring.

I have a question. My current screened patio gets water in it and sometimes quite big puddles. Is that because the foundation is not high enough? I’m wondering if it’s normal
Hard to say, usually a couple pictures makes it easier to know where the water is coming from. Could be a low foundation, but there's other potential causes.

I have an existing enclosed patio with this system or something that looks the same on one side. Is it possible to change out the wall panels, for example to add upper and lower transom or reframe for a bifold door? Is there a clever way to overlay the exterior siding to match the rest of the house or finish the inside to hide the glossy metal look?
Yea, you can reframe and add transoms. It's usually a better price to just get the full wall system, though. When considering labor and materials.
A bifolding door would be steel or wood framing. The amount of over engineering you would need to do for that would be a real headache.
As for matching the house, most people use paint, stucco wrap or wood ceilings. If they are going for a complete match. It's usually easier to match with upper and lower glass transoms included.

If we want to build this in California, do we need any permit?
California generally recommends permits with any new structure over 500$, but it is an as-is state, so even if you don't get a permit you would still be able to sell your home. We normally leave this at the discretion of the homeowner, but always recommend a permit if that is an option for the house.
My house is in Gurnee, IL - will this be ok with extreme cold in wintertime? Rough estimate so I can prepare the $$$.

Hey Rob, these patio rooms are used more as a bonus room, and less as an outdoor room. Personally, I prefer to make them all glass. A screen room has its benefits in different climates, we do alot of screen room replacement, to fully Enclose Rooms, after the screens have gotten old.

How would the bottom panel be repaired/replaced as it ages/warps or does the whole structure need to be replaced? My sister-in-law inherited her grandparents home and the bottom (kick?) panels are warped in her sunroom (south side of room). Her grandparents did not repaint the exterior of the sunroom and the panels are slightly curled in the bottom corners where water has seeped in during heavy rains.
Hey Spice, great question and thanks for commenting. Older sunrooms had many different materials the walls were made from. It sounds like your sister-in-law has a room made honeycomb cardboard walls, this was a popular building material for a while for some reason. The major downside it had was when walls would enter the walls, they tend to swell up, especially in areas where a lot of water is hitting the wall. It could also just be the water de-laminating the panel. We usually just replace older rooms that were made of this material, you will get thicker foam insulated walls and an insulated roof as well, they usually have non-insulated W-Pan roofs on older rooms.

Is that a mono concrete pour and do u have to have a footer in place?
Hey Colonel, great question. No we didn't do a Mono pour with footings. Seemed a little excessive considering a cement slab was already in place and they were getting tile after the room install. A border footing for the walls is good to help fix a slab that doesn't have proper slope or isn't a proper thickness.

Hey Degen and Southbridge, the walls are a Vinyl Composite skin, with a foam core. You can divide the room, with the same tracks we use to build it, it's called building under an existing roof. Or underway system. The top and bottom track are structural and can be attached too.

Hey Gabriel, Patio Covers and Patio Rooms are not Exempt from Set Backs, Setbacks usually range from 3 ft. to 20 ft. Away from the Property Line. This changes per City, County and State Guidelines. With City Guidelines taking Precedent.
