Love your videos! So inspiring!!! I had the opportunity to look with my husband at an amazing property in my town. It’s a new shopping area with a grassy area, small bandstand and amazing location. My town has about 150,000 people. They are willing to build it out for me. But the kicker is rent is $30 per SF and another $5.50 for CAM. Store is 1500SF. After doing the numbers last weekend, I would need to sell $20K per month in a brand new store. I realized that might not be feasible. I am so disappointed. But I’m going to focus on the online for now. Knowing what you know about a brick and mortar, I would LOVE to here your opinion on my potential location. Thanks! Melanie :)
Hey girl!! 💖 honestly, that rent isn’t that bad depending on the location! The location seems amazing! But it totally depends on the foot traffic. Are people walking in and out of shops down the street? Sit in your car outside of a similar shop on that road and calculate out how many people go in and out all day! Tedious but worth it! $20k per month is definitely doable even with a new store if you work hard! Just know that you’ll need to have probably at least about $40k in inventory (retail cost) to make that number each month, so make sure you have at least $20k to spend in inventory before you even open! Make a best case scenario plan and a worse case😊 i hope any of that info helps!! 💖
It's definitely a huge investment but the foot traffic is also huge so it evens out, you just have to make sure you have enough inventory and marketing to make the sales!
Lol the price must have gone up I definitely did not pay $600😂!!! I wanna say it was $300. Definitely still not cheap but I think I got a cash back incentive with them at the time as well
