    Two thumbs up on this strategy, Rose. I'm retired now, but many years ago I bought a duplex in Dallas. One side was rented out and after I repainted the place inside and out, the second side rented quickly. Over the years I bought ten more apartments, all over 12 units. I had two property managers that stuck with me for 16 years. Needless to say, I sold them all over a two year period and retired. What you're doing here is taking away some of the fear, the hesitancy, the procrastination, that doom many investors before they are even out of the gate. That's one of the first requirements to being a successful RE investor. Do the numbers, then pull the trigger.

      Rose…remember last year when we got scammed by people impersonating you? As you know, we are an older couple, and we got scammed out of our entire their life savings. What I don’t get is, Rose, you KNEW it was going on and did nothing. It was a very elaborate con, so we put it all on rosehanscam for all to see- It’s very sad that you didn’t do a thing to protect us all. Why didn’t you take responsibility? Rose…why? You were kind at first, but then you got defensive once you saw that it was truly your fault for not letting everyone know…and then you ghosted us. @@JRspeaking

    Rose you should do a video on divorce and how to limit one's financial liability during the separation process (prenup postnup and their success rate in court etc.). I'm 32 and have created a nice net worth for myself but I am afraid to get married just to have the marriage fail and loose half of my NetWorth after all my sacrifice to get there financially. Also, Great content, thank you Rose!

    Fun to see your journey. We jumped in last year and bought 3 rentals. Got one more this year. I went through very similar learning lessons and others including bad management, tenant eviction, etc but at the end of the day real estate is a great place to investment

      Most people are unable to handle a fall since they are accustomed to bull markets, but if you know where to look and how to get around, you can profit handsomely. It depends on your entry and exit strategy.

      Given that the US stock market has been on its longest bull run in history, the widespread concern and excitement is reasonable, given that we are not used to such volatile markets. As you mentioned, it wasn't difficult for me to earn over $780k in the previous ten months, so there are opportunities if you know where to go. I engaged a portfolio adviser because I knew I needed a strong and trustworthy strategy to get through these tough times.

    I'm going to start looking at vegas also!
    I'm curious what happened to you after the sale. You got the buying down! But what about the ongoing challenges of property management? Have you ever encountered unexpected hurdles, like tricky tenants or maintenance issues, that really tested your skills?
    I'm also curious if you've ever considered taking your investment properties to the next level with construction or renovations? It seems like a logical step to increase property value, but maybe there are reasons why you haven't ventured into that territory yet. I'd love to hear your thoughts on this!

One question regarding the cash flow calculator: when calculate cash flow, should we exclude the "principal" portion of the monthly mortgage payment given it is paid towards the property equity and the owner will likely get it back when selling the house? Curious what's your thoughts around it?

    Hi Rose, would love to hear if you did any neighborhood research and what tools you used for that if any. The problem I'm coming up with looking at out of state properties is that I hear the neighborhood can vary block by block. So I end up putting so much time into figuring out if the neighborhood the property is selling in is viable or not. Did you just pick whatever property where the numbers worked or does the neighborhood matter?

    The housing prices are going up faster than any working person could save. I was really hopeful of my investments this year, but all my plans have been disoriented, I've been studying the stock market and I realized some investors made millions from the recent 2008 recession and I was wondering if such success rate could be achieved in this present market. Any recommendations?

      I feel exceptionally lucky I started investing in my early 40s and compounded my income to create more cash flow. I grew to a 7 figure well-diversified portfolio just by following Trisha Jean Webb's recommendations and having exposure to different prolific investments mainly blue chip stocks, precious metals, REITs and high yield dividend funds. Now house and cars all paid off and no other debt.

    Nice analysis Rose. Texas has among the highest property taxes in the USA. I'm in Arizona. Heard good things about Nevada. Even myself, pretty experienced investor did not know about the insurance terms as Total Replacement Cost Value (RCV), vs Actual Cash Value (ACV) Policy. Will contact State Farm agent to confirm which I myself have. Also, I do have an umbrella insurance policy for all my properties. Extremely cheap.
    Question: Do you put your properties in separate LLCs? Personally I have one LLC per property.

      I know you done a few videos regarding how you change your habits & thought process. However I think it will be super helpful to have a tangible process of the steps that you took to get there. It’s understandable that everyone situation is different but to have a compass or a guide session could help many.

    Property management fee in vegas ranges from 7-9% and most of single home in vegas also have HOA

    Hello Rose. Just watched your video and it is amazing. Did you happen to LLC each of your properties or are they under your name? I was about to jump into the real estate game in February 2020 until the pandemic broke out a month later. I set up a business account but eventually closed it due to the uncertainty in the world at the time. I’m in California and they have empowered renters to the point that I’m second guessing to move forward now that things are returning to normal.

    Wow...I am a 61 year old woman who, along with my husband is semi-retired. This information has been presented so practically that I am going to pursue the property investment game a little more intently. I come from a small town in BC Canada where the property prices are still reasonable...for now. New younger families are moving in because of the affordable prices and things are starting to pop up within the community like brew pubs, parks, newer subdivisions etc. Better strike while the iron is hot.

      Rose…remember last year when we got scammed by people impersonating you? As you know, we are an older couple, and we got scammed out of our entire their life savings. What I don’t get is, Rose, you KNEW it was going on and did nothing. It was a very elaborate con, so we put it all on rosehanscam for all to see- It’s very sad that you didn’t do a thing to protect us all. Why didn’t you take responsibility? Rose…why?     Thank you for the video. Did you buy the properties in cash or did you purchase via a lender? The reason I ask is because I tried going down the lender route and realized it was a lot different than a traditional mortgage on a primary residence. That lender wanted to charge higher interest, required a higher down payment (+25%) and they wouldn’t lend it under an LLC. Would love a video around trying to work around tips and tricks for lending options for investment properties. I’m also worried about liability (I.e a tenant injures themselves) and whether there are alternatives to an LLC to protect yourself

    I'm in the UK but would you always borrow for the property even if you have enough capital to buy outright? Or still work out the yield as if you were borrowing the money? What do you recommend? Thanks 😊

    How much cash would you recommend having set aside before jumping into real estate investing?

      I'd say at least 20% for a down payment (depends on the median home price of where you're looking to buy - so if the average price is $200k you'd need around $50k), plus like 3 months of the mortgage payment set aside as cash reserves in case there's vacancy and whatnot.
