@@meilishang663 I would say yes. Esp when they are launching at a psf that is supposed to be before gfa harmonisation, but now at the newer calculation Norwood is still launching lower than expected pricing. U see the showflat alr? Don forget me hor 😁
I feel only the popular primary schools drive up prices and also, with RTS not sure how much rental demand there is for woodlands if JB is getting 'nearer'
I feel u, but malaysia property are not in demand for locals (MY) so we no need to worry of the direct competition. And yes good schools do drive up the prices but not all are looking at only primary schools. Pricing also will be a consideration, if it launches below $2k psf, then it can be the lowest psf for a land that is recently sold. Thus buying it will not be overpriced as the cost price is nearing the selling price 😁
@@ellieslife7705 rental depends on how strong is the demand within the condo. I would say u have 3 strong elements of demand: 1) New Hospital workforce 2) Sports school + many schs students 3) Nearest to mrt in woodlands Its launching in Oct, dm me if keen to take a look ok? 😁
@@meilishang663 good question, i also think through for a while. But heres my take: 1) sports school exit, leftover land will be rezoned 2) currently after the new ec in woodlands drive 17, there will be no more land in woodlands south area 3) this new emptied land (fr sports school) will likely be supplying new land parcels for residential or maybe even mixed developments near the mrt station So in conclusion, i think its an even better boost to the prospects of woodlands south properties than worse. 😁 And Norwood grand is gonna launch soon! Lmk if u keen to see the preview 👍
Which developer do you think will bid for the White Sites in Woodlands Central? 🤔
Cdl? Or Frasers Centrepoint?
@@viralloger267 good guesses. I would say Frasers, and as they have a lot to lose if they don’t get this land 😁
Jia you. Your videos are very insightful. Picks up what other agents do not.
Thanks so much!! Hope u enjoyed it! More to come 😁
Hihi revisiting this video, so with the price, can buy or not? Haha

Thanks for the insightful video, would appreciate if you could have added in the GLS result to show the price as well! 😁
Hi Alson, the land bid is $904psf.

The only sport school in singapore leh
Interesting insights, if wan seaview, woodlands area can consider this cheaper version vs bayfront projects
Correct! The future waterfront housing will sure become the landmark pricing for woodlands and the north 😁

I think it will be 19XX-20XX actually.. with 15% profit it has to be more than 19xx i believe
The later it launches, the higher it might launch at. But fingers crossed! 😁
Likely launch price 13xx-14xx
I doubt so. Factoring the land alr costing $904psf, $1300-1400 psf at launch will only means they selling at cost or at a loss 😅

@@rexlink5828 will be from $1800-1900psf. Taking reference from 2 stations down? Lentor is alr hitting $2400psf
