Had a delivery today to a really nice, semi gated community. Homes are all on 10 acre parcels and they are huge. Today my delivery took me to a street that had 4 moving vans backed up to the front doors, of 4 houses. I asked my customer what’s up and he said that schools out now and families are outa here. Two of them are moving to Minnesota. And the other two are going to California and Colorado. Important thing to note is that he said three of the homes are still listed and haven’t sold. There’s a realty sign for sale on one, that’s been there for a year. I think this is happening all over. Mayflower, U-Haul and Ryder have to wait for dead headed trucks to be delivered to them. No one’s really moving one way and turning their moving trucks in locally, or not enough of them are.

Economics 101, when supply exceeds demand, prices fall. I sold my house in Austin area in mid April 2024 and got out alive. I worked like a dog to stage the house and had it looking almost brand new. I knew this type of news was coming…..this trend is just beginning. I’ve seen boom and bust in DFW twice in my lifetime.
What were the years of the two bust cycles you saw in DFW? I've been in DFW since 1987 but never paid any attention to the real estate market until 2020 so I'm having a hard time remembering what anything was doing price wise before then.
We are in Conroe TX, people want 400 thousand for a 100 thousand dollar house... we are not buying in a greed based market. Do they not understand we can look up the original value?!?!
Just south of you in Chappell Hill. Simple ag land that has quadrupled in the last 3 years and the only things left are priced at 5x or more. Can't believe how much actually sold at those prices. Brenham as a whole is looking more like Cypress than round top these days. Happened damn quick too. Two years and the population is at least up by a third. Not sure why they skipped over prarieview and Hempstead but it is what it is.

This is good news - my taxes have gone crazy due to home valuations, looking for some relief!
Many, not all the homes being built here in the NW side of Austin are under contract, or sold before completed. A few have languished on the market, but are selling.
We are in the Spicewood area of Travis County. Houses are selling, but not at the hyper inflated pace it was in 2020.
The tech industry was still moving into the area. Tech people with fists of cash from California were flowing in and finding bargains, even though high by Texas standards. We were not of that cohort, being retired. Just following our Daughter and Grandchildren. We are still up 65% over what we paid.
The market will stabilize and hopefully interest rates drop a few points. I’ve financed six homes in my lifetime and have never lost a dime..
We purchased our home in Briarcliff Village January 2019. Our home jumped nearly 100% in value in just two years.
That is simply not sustainable and a correction is certainly a natural course of business when that is the case.
So no, I’m not worried. Stay the course

Four of my neighbors here in NW Houston have recently put their houses up for sale. Three bed, two bath with a whole house generator is going for $475k. The lowest is a two bed, one bath with a massive storage shed that is going for $415k.

I just sold my house in McKinney, TX this month at what I believe is the top. I am going to wait out the next year or two in a rental in the Hill Country west of Austin.
Cause the market was make believe in the first place. Lol. How is a house that in 2015 was valued at $150k, just 7 years later, with NO upgrades whatsoever, gonna be valued at $280k?!?! People saw other people with money to burn and said uhmm...yeah that's not a 2, uhhhh that's a 5, it's not $200k it's $500k. People from who formerly lived in places like Cali and new York
At one point saw that $500 could get them a mini mansion here in Texas.... Buuuut, there's a reason why most Texans have lived in Texas ALL their lives. We can take the heat, the humidity, the crazy unpredictable weather, it's not like sunny and predictable cool cali. Or seasons of the year New York. They won't last, I knew it. And have been telling people, hold, hold, don't buy. Hold, these people will go back, they're gonna hate it pretty soon. 😂 And the market will go back to normal. Greedy people will end up eating the upgrades and probably, more than likely end up selling at a loss. THAT'S WHEN YOU BUY! I don't feel bad for people selling at a loss, that's what y'all get for being greedy!

Who would have thought people won't pay 8000% of the value on a house. Sorry, but your suburban 2 bedroom isn't worth nearly a million, it's barely worth 200k if that.
You should see the ridiculous prices in Brownsville, TX. Space X drove all the prices up. Now tiny little houses with no garages are going for over $250k.
They are building Tiny houses in some areas of Dallas metroplex as well...only those are going for $300K+ very few takers. I suspect mostly corporations looking to rent them out.
I heard Austin is having a mass exodus of Californians going back home.

Yes its true...Californians have been leaving Texas...in particular Austin, Houston and Dallas in droves. I suspect some are going back to Cali but i think many are just moving to other states.

I have a question. I'm in the Dallas area and with these declines we are still seeing a massive push for higher density in Dallas and some of us are fighting it including "forward Dallas" looking to remove single family housing zoning so why are politicians in Dallas still pushing more higher density knowing this disaster is coming?
Also, I'm going to be attending a city meeting discussing adding 4000 new apartments at the second busiest intersection in Dallas. What are the best arguments we can use against rezoning for higher density?
I've seen those new Lennar homes in San Antonio for that price range and they are very small. Pretty much tiny homes. As far as new homes in Austin. Would they consider condos real estate? I ask because they have built so many in the past couple years and maybe that would affect the market and make people think there are more houses available. I don't know about this stuff so that's why I'm asking.

Something that I saw, that I have not seen anyone talk about - and man I wish I could remember where that chart was so I could link to it or describe it so others could see what I am talking about - there was an explosion in cost to build in Texas - specifically DFW - starting in 2017 and going until 2019...what were the causes of that?
The Demic severely overinflated the home prices in Austin. And then there was virtually no inventory. And then the interest rate went to 8%. And then the economy took a big hit. The housing prices in Austin are gonna have to start coming down soon.
Life long North Texan here...Tens of thousands of new homes are coming to North Texas in the next 4 years. When builders are cranking them out it's because there are good profit margins for them. If they flood the market, in 3 years we should see better prices.

Inventory exploded yet prices still high with most homes in the $400,000 to $900,000 range. Plenty of people already left, others are considering leaving Texas because its no longer affordable for many. That's going to open even more inventory. I had neighbors that moved to other states in the last 2 years. Some are native Texans, most are transplants that no longer care to live here due to high prices and the HEAT, crowds and sprawling burbs. Most of the "affordable" (houses in the mid to upper$300s) areas are rural about an hour+ away from the DFW metroplex.
Great news, the cracks are forming. Looks like the end of housing debacle starts in the southeast and moves westward over the next year.
