Hi Lance! While watching your videos over and over again I was praying that all of these comments saying how helpful these videos are were true. They most definitely were. For anyone looking to pass this exam, Claysmile is the best recourse out there, along with Artricia Woods from Affinity. Memorize all of the acronyms in this video and watch it until you can say the answer to the question before they do. This video in particular was the most beneficial for me. I used these videos, the Affinity Mastery Course, and compucram to study and passed the first time. There is a lot of information to cover but if you put in the time and understand the regulations you will pass on the first try. Thanks again!
*Love that study tip:: LE (loan estimate) is 3 pages and you must keep / save in your records (retention) for 3 years. Likewise, the CD (closing disclosure) is 5 pages and you must keep / save in your records (retention file) for 5 years.

all your videos were a life saver but this one was especially good! I recommend when people finish their course and study the material, purchase an exam prep course and do all of their exams, then go through the exams from start to finish again writing down only the wrong answers then looking through your notes to see why you got it wrong if the explanation on the practice test was not good enough. Then keep retaking the exams and rewriting the wrong answers until you start scoring in the 90's on the exams but not just to memorize the right answer but go back through the material and understand the answer. THEN put all of that material to the side and watch this entire playlist and write notes because i can guarantee it will cover things your class or text did not cover. The day before my exam i did not take any practice tests. I simply sat at the computer for about 7/8 hours with breaks and listened to these videos and i got a wealth of knowledge, especially from this video. i spent roughly and additional 50 hours studying after the course. i took the 14 day online option from oncourse learning and i believe it was the saving grace because it forced me to read the entire book they provided and take notes. I also purchased the oncourse learning exam prep XL which was awesome and the practice exam questions were really good. I've heard that the mortgage educators school one is very good as well. Anyways I hope this can help people with some guidance. the purpose of taking the exams over and over again isn't to just memorize the right answer but to train yourself how to read the questions and how to properly understand the material and you will achieve that with getting questions wrong and going back to understand why the right answer is the right answer.

This was great, thank you! You mentioned this but-- it would be awesome if when you two initially state the Acronyms you orally SPELL them and LIST the letters on the screen. It is hard to see the white board. Then watchers can quickly jot the acronym down and then fill it in as you elaborate. I was definitely taking notes. Great Job, thank you again!

Found this video on Saturday and passed 1st try Monday! Did 20 hrs with oncourse... got their prep xl with the 8 practice tests...the 80 page affinity study guide...this video quiz is way harder than the actual exam...so if you do good on answering these questions you will smoke the exam!

I am trying to get familiar with terminology as this is a new career path for me that I’m actually interested in! Glad to have people like you guys to go over this. The 8821 tax form should have been explained. Form 8821 is used to check for any previous taxation issues. Form 4506-T is used to request filed tax transcripts.

Can HCML loans have prepayment penalties? I see that one of the tests to see if a loan is HCML is the prepayment penalty test, meaning that it cannot have prepayment penalties after 36 months of consummation and or exceed 2% of the loan, but in the acronyms, you mention no prepayment penalties are allowed.

I had a question on the test that went like this: Before submitting documents for closing the borrower tells you (MLO) that the home they were gonna use for primary residence they will use it for rental property instead? What should you do? so many things went through my head, occupancy fraud? resubmit application? decline application? I was so confused because the questions are paragraph long/ situational and very tricky. The answers sound so similar but there's always that one word that will change them all. I recommend reading carefully and use the process of elimination. So when it comes to my question. what should i had answered? I said decline as i thought it was fraud for property? can anyone help?

For the laws, I'm actually reading through the actual sections on the various .gov websites and these penalties are not matching up. For example, for FACTA--15 U.S.C. Chapter 41, it states that "such person shall be liable for a civil penalty of not more than $2,500 per violation" (in the video you say $5000 and/or imprisonment of 1 year). Just wondering if we should be going by what is on the actual government websites or if there is an "understood" set of compiled information for the purposes of NMLS licensure?

Hi Lance! While watching your videos over and over again I was praying that all of these comments saying how helpful these videos are were true. They most definitely were. For anyone looking to pass this exam, Claysmile is the best recourse out there, along with Artricia Woods from Affinity. Memorize all of the acronyms in this video and watch it until you can say the answer to the question before they do. This video in particular was the most beneficial for me. I used these videos, the Affinity Mastery Course, and compucram to study and passed the first time. There is a lot of information to cover but if you put in the time and understand the regulations you will pass on the first try. Thanks again!

Thanks to YOUR MLO study sessions, I passed the exam. THANK YOU
all your videos were a life saver but this one was especially good! I recommend when people finish their course and study the material, purchase an exam prep course and do all of their exams, then go through the exams from start to finish again writing down only the wrong answers then looking through your notes to see why you got it wrong if the explanation on the practice test was not good enough. Then keep retaking the exams and rewriting the wrong answers until you start scoring in the 90's on the exams but not just to memorize the right answer but go back through the material and understand the answer. THEN put all of that material to the side and watch this entire playlist and write notes because i can guarantee it will cover things your class or text did not cover. The day before my exam i did not take any practice tests. I simply sat at the computer for about 7/8 hours with breaks and listened to these videos and i got a wealth of knowledge, especially from this video. i spent roughly and additional 50 hours studying after the course. i took the 14 day online option from oncourse learning and i believe it was the saving grace because it forced me to read the entire book they provided and take notes. I also purchased the oncourse learning exam prep XL which was awesome and the practice exam questions were really good. I've heard that the mortgage educators school one is very good as well. Anyways I hope this can help people with some guidance. the purpose of taking the exams over and over again isn't to just memorize the right answer but to train yourself how to read the questions and how to properly understand the material and you will achieve that with getting questions wrong and going back to understand why the right answer is the right answer.

This was great, thank you! You mentioned this but-- it would be awesome if when you two initially state the Acronyms you orally SPELL them and LIST the letters on the screen. Can HCML loans have prepayment penalties? I see that one of the tests to see if a loan is HCML is the prepayment penalty test, meaning that it cannot have prepayment penalties after 36 months of consummation and or exceed 2% of the loan, but in the acronyms, you mention no prepayment penalties are allowed.

I had a question on the test that went like this: Before submitting documents for closing the borrower tells you (MLO) that the home they were gonna use for primary residence they will use it for rental property instead? What should you do?
so many things went through my head, occupancy fraud? resubmit application? decline application? I was so confused because the questions are paragraph long/ situational and very tricky. The answers sound so similar but there's always that one word that will change them all. I recommend reading carefully and use the process of elimination. So when it comes to my question. what should i had answered? I said decline as i thought it was fraud for property? can anyone help?

@@Claysmile Thanks! Is this information in an official NMLS book somewhere? For the laws, I'm actually reading through the actual sections on the various .gov websites and these penalties are not matching up. For example, for FACTA--15 U.S.C. Chapter 41, it states that "such person shall be liable for a civil penalty of not more than $2,500 per violation" (in the video you say $5000 and/or imprisonment of 1 year). Just wondering if we should be going by what is on the actual government websites or if there is an "understood" set of compiled information for the purposes of NMLS licensure?
