Nice job! Amazing how in todays world no one does basic maintenance. Keep on the filters, rinse off the condenser on a regular basis with a hose. Just simple things like that will help immensely.
Nice job. Very thourough. It's great that Peter has a great mentor to learn from. I've worked with some guys that claimed to be super techs and are 99% hacks. I even worked with one at a resort that diagnosed a bad compressor and our company just had him replace the condensor. After he left a few days later I was looking at the compressor because I was scrapping the unit. Checked the capacitor and found it bad. Saved the unit since it was in good shape and installed it in place of one with a bad condenser coil and it worked perfectly. Two years later when I left, still going strong. The only thing I did was service it every six months since it was Florida and got used a lot.
Uv lights work wonders in almost all air handlers. 9 out of 10 will end up with growth. Mike how are you finding these american standard/trane units without start assist factory installed?

A guy that was working at the same site as my crew contracted some kind of disease from the bird poop on the condenser, he died 6 months later. Needless to say that I'm very careful working around that stuff. Take all the precautions you can like mask, elbow length gloves and face shield.
My next door neighbor decided to powerwash his house before painting. Usually a professional covers the area to be blasted. Totally caked up the coils to the compressor. Happened while I was at work.
Nah that’s nothing, I’ve removed air handlers where the return was filled with dead rats and their poop, one had over 100 snail shells, and plenty with mold buildup . And that’s just the return.

You do a lot more evaporator coil cleanings here than you do, condenser coil cleanings. And as a sidenote, there is going to be a boatload of money to be made here replacing ductwork. A lot of these communities are about 30 to 35 years old now and are on their third air conditioner with the original flexiduct. You will get calls every day with the complaint “ it’s a fairly new unit and runs all day and doesn’t get below 79°”.

congratulations on passing the Florida exam. Just this morning I had to hook a hose to the drain valve on a hotwater tank to clean a blower assembly.
Look at the L1 and L2 wires at the bottom of that Contactor looks like they only held on by a few strands. ⚡️😮 ⚡️
