I had to rent for bit and never had before - the house had a hoarder in it before I moved in. They cleaned etc. but I spot cleaned because they had locked pets on a carpeted sunroom. The carpet turned from grey to cream ! I 'made clean spot' so cleaned the carpet myself. Had an inspection - didn't know what to expect so I had the kettle on and had made biscuits [cookies] and the lovely lady never came back to inspect but always said when I paid my rent that it was the best inspection she'd ever done! Just look after a place - it's not hard.
No. But the landlord presented pics of the carpet and there was no feces seen at all. I honestly think the landlord lied. Animal control also closed the case immediately. I do think the woman needed to pay her rent. But I think the late charges were excessive and there was no proof that this tenant damaged the carpet.

Because, honestly, this group is vilifying the tenant for animal abuse but I’m doubting whether that is true. Animal control didn’t think it was true. And I don’t see evidence of the alleged piles of feces and urine. That doesn’t mean the tenant is a good tenant. It’s very common in such cases to have a slumlord dishonest landlord and a deadbeat tenant. Things are rarely black and white.

They came said it wasn't hot and the dog was in zero danger despite the fact we had documentation showing the dog had been in the car for 2 weeks. We were disgusting disappointed and shocked at the reply. 3 days later the window got accidentally broke 😊😊😂 and the poor pupper was free 😊 never did figure out how that window got broke...it was the darndest thing 😂😊❤ so just wanted to say animal control doesn't always do what's best.
😊I think there should be a cap on late fees. Charging by the day late fees seems a bit over the top. And myself I would have removed the poop immediately in Hope's of saving the carpet and pads underneath. Maybe he tried that first before replacing it

No don’t do it. I did that years ago and rented out rooms. The money was nice but having people in and out, and messing up your living area is not worth it.

I love how her attempt is to find any flaw with her lease as if that would totally invalidate any obligations. It doesn’t look like he charged you extra for pets, he waved move out, extraordinary cleanup fees, late fees, labor on a lot of things, and tried to help you and accommodate housing assistance payment issue, and did not push the animal cruelty issue…there isn’t much you can argue with there. BTW note to property owners…if you discount something, save labor, remove late fees, etc explicitly list them on the invoice and then have them marked as waived fees, hardship accommodations, etc with some brief note of justification. The invoice should always list the full original/quoted cost for services. This way in any dispute you can show that you have been extremely accommodating already and attempted to resolve issues before going to court.

Last time I went away for 4 day’s I payed someone 500.00 dollars to take care of my 2 dog’s. And gave her a 50.00 dollar tip. I don’t have a lot of money on SS but you do what you have to do.

He didn’t have good records, and he couldn’t remember pertinent details of that tenancy. If he knew he was going into court he should have looked at everything he had and remembered exactly what had transpired. It’s not an easy job, but if you do it well you can avoid court by being transparent and communicative.

I think you’re correct but having said that, the landlord is a shyster. What landlord expects a spring cleaning from a tenant, he should expect the premises to be clean and undamaged. Cleaning windows and baseboards and the like is his responsibility before he rents again. Most landlords, if they are responsible, will shampoo the carpets and clean before the next tenant. Her behaviour with her pets has incurred all these extra fees. Also, he does seem to be manipulating the system which helps these financially needy individuals. Edited: And by the way, if the previous tenant was still there on the 27th, when was he planning to clean? When in those remaining two days was he expecting to clean the carpets and the unit? And that’s assuming that he got that previous tenant to skedaddle the same day she arrived.
Or very little, and slow in coming. I've never met anyone who wears those deranged-owl-looking specs, who wasn't off in some important way. Last lady I saw in specs like that wouldn't feed her baby when hungry, because then the baby would get used to frequent food, and she might not be able to feed him----crazy, common-sense failure like that. In defense of good tenants, I’ve been renting since my divorce 6yrs ago & I’ve never been a day late on my rent & I keep my place spotless!! Probably a little OCD about it! 😂 I’m super quiet but friendly with the other tenants. But I know I’m probably the exception, I feel bad for landlords that have to deal with this crap!
I have been working for a landlord (owner) and a property manager for over 5 years. The absolute nightmare I have walked into while conducting maintenance, inspections and exit inspections have left me speechless! Doors removed/damagedq, doors half chewed by large breed dogs, rabbit crap and urine all throughout the property, obviouslyleaks under sinks etc ... the list goes on and on ... and nothing surprises me at this point. Once we started using Zillow... That conducts full background checks and collects tenant reviews, we've found a better clientele for the rentals. I live in Kansas BTW, and thankfully a good lease agreement as well as written communication between tenant and property manager will alleviate a ton of problems.

Was a landlord once (once was enuf in a lifetime). I took pictures of every inch of the house, inside & out, had a checklist signed by tenants acknowledging that appliances, heat & AC, water etc functioning properly. Provided a list of general costs of misc repairs & replacement ( if caused by tenants) they had to agree to & sign prior to moving in. It made it very easy to document & charge any damages to the property & calculate deductions from the deposit.
I show my husband every single renter tenant video that you put up here. Because his mother she's 80 and in good health in Christ, is leaving us all six of her rental houses. For people thinking she’s making a lot, it all depends on where you live and what the market rate is. In the area I live, she’s not going to be very busy with that rate. People around here cannot afford her rate.
How does this happen SO FREQUENTLY..... can't afford even a dollar towards rent, but can afford not only one, but MULTIPLE dogs. You know, living, breathing animals that you CHOSE to get, which require daily food, supplements, shots, general vet care, etc....which all costs ALOT of money. Currently happening to someone I know. Subsidized housing, rent $425, barely making it by herself. Gets not one, but two German shepherd dogs, one 9 months old, one 3 months old, in a very small one living room, one bedroom apartment. Can't control her dogs, can't afford to feed them, barely can afford to feed herself with help from the food bank, so she's feeding the dog food from the food bank. 3-4 months behind in her rent, getting evicted, says she's going to live in a tent rather than give up her dogs. Total self centeredness. Dogs would be better off with someone who could actually take care of them and has room for them.
I’m not saying this for her, but 60% of Americans live paycheck to paycheck. I know of several people who had a good job and took great care of their pets, but lost their job and then struggled to pay for everything. Rental assistance exists, so do food stamps, but there aren’t many programs that help with pets. Again, not saying it for this lady- the way she treated those dogs was way beyond not being able to afford their care.

When living overseas we lived in a duplex house (multiple stories) that was brand new. The other side tenants had a lap dog and a very, very large dog. In daytime dogs were left on patio. Eventually patio was a solid layer of dog poop. When they left all the carpet in the house had to be removed, wood floors under carpet sanded down. But nothing killed the odor. Entire house had to be scrubbed and painted. New tenants came over to us and asked what the terrible odor was. We hazarded painting? They finally had to complain to landlords (USG). Later they learned about the dogs. Not sure if the odor ever went away. It was disgusting. Worst. The wife did not work and was home all day and could have kept cleaning up.
She doesn’t suffer from any mental health issues. She’s very deliberate in recalling facts over a period of months & quite detailed in her web of BS playing head games & the welfare system.

Judge Bryant is a model judge, IMneverHO. She's firm, but fair. I think that she does a super job in protecting the parties as well as the court. She believes in redemption and rehabilitation, based on what we can see; it seems like she'd like nothing more than to never see a defendant before her again. That's my impression, anyway.

She signed a lease that started 5/1 and got there and there were still tenants there. The place was never cleaned. AND, the landlord said he didn’t remember the incident well! Come on! A fiasco like that would stick out in your mind unless you did things like that on a regular basis. There was no proof as to the carpet damage and no proof of the condition of the carpet at move in. There is also no proof that the dogs were left in the house unattended. They testified that animal control closed the case. Anyway, I think both parties are lying.
And he tried to work with her multiple times - he even tried to make it so she would get the extra money from the program even though she was moving out. I think we watched different hearings.
I love my landord. I was struggling to furnish my new place and he gave me a really nice kitchen table and chairs for free! I keep my place spotless and keep quiet and never cause any problems. I wouldn't dream of treating my landlord like this woman did. 😡

She has a nerve asking for a $60 credit for cleaning! And dogs cost money - but she can't pay rent? She leaves dogs for days and claims her dogs are well taken care of? She's delusional.
The testimony was that the dogs were left under 24 hours, and had water visible through the window. The authorities said they couldn't do anything for 24 hours, but she got the notice and the dogs, and called the police off the notice to let them know. Dogs often escape and try to go back where they think they live, and she said they had gotten loose and someone else put them in the old place and told her.

Yes. That happened to me decades ago before buying my house and it's nothing but trouble. Rentals duplex had filthy shag carpets thick with French fries and catsup.
She testified about everything except her dogs. Never did she mention that she left the dogs all alone whilst moving her stuff to her new residence and sleeping over. In the end she did mention she left food and water for the dogs. That is it. It is also cruelty to do that to dogs. She said her dogs were potty trained, so how come the carpets were soiled so bad. Poor dogs.
I had toilet trained dogs, but I also worked a lot of night duty as a specialist RN. My dogs were 13 and 15 at the time and if their ancient bladder couldn't hold it they went beside the toilet [always left the bathroom door open]. Never had to clean up their mess from a carpet even as senior citizens !!

after seeing his numbers for late fee's who charges 50% for late fee' s that is criminal. but then weekly late fees are the norm I've never heard of daily late fee's especially late fees over half of the rent.
Fifteen dollars a day late fees adds up quick. Seems a bit excessive. He sounds unscrupulous though. He signed an agreement with her one month and the next he cranked the rent up by $55 dollars. Don’t know about the laws there, but that would be illegal where I live even for a month to month rental. She does sound like an awful tenant though, even well trained dogs can’t be expected not to make mistakes if you leave them unattended that long. I can’t stand pet owners who don’t bother to take their responsibility seriously. It’s cruel.

I was a property manager for a long time and saw all kinds and the ones that left dogs to destroy things happened often and the most entitled people left the biggest messes.

I’ve been a landlord for 25 years and have had 0 tenants that were “good” pet owners. We phased out pets a few years ago

The landlord saying "I didn't put [those charges] on there, so let's forget about it," is saying I just want to be done dealing with her so strongly.
Half that, and half he’s a decent person. Also possible that he’s exceeding the court’s limits and wants to stay where they are.

Last time I went away for 4 day’s I payed someone 500.00 dollars to take care of my 2 dog’s. And gave her a 50.00 dollar tip. I don’t have a lot of money on SS but you do what you have to do.

He didn’t have good records, and he couldn’t remember pertinent details of that tenancy. If he knew he was going into court he should have looked at everything he had and remembered exactly what had transpired.
It’s not an easy job, but if you do it well you can avoid court by being transparent and communicative.

I think you’re correct but having said that, the landlord is a shyster. What landlord expects a spring cleaning from a tenant, he should expect the premises to be clean and undamaged. Cleaning windows and baseboards and the like is his responsibility before he rents again. Most landlords, if they are responsible, will shampoo the carpets and clean before the next tenant. Her behaviour with her pets has incurred all these extra fees. Also, he does seem to be manipulating the system which helps these financially needy individuals.
Edited: And by the way, if the previous tenant was still there on the 27th, when was he planning to clean? When in those remaining two days was he expecting to clean the carpets and the unit? And that’s assuming that he got that previous tenant to skedaddle the same day she arrived.

In defense of good tenants, I’ve been renting since my divorce 6yrs ago & I’ve never been a day late on my rent & I keep my place spotless!! Probably a little OCD about it! 😂 I’m super quiet but friendly with the other tenants. But I know I’m probably the exception, I feel bad for landlords that have to deal with this crap!

I have been working for a landlord (owner) and a property manager for over 5 years. The absolute nightmare I have walked into while conducting maintenance, inspections and exit inspections have left me speechless!
Doors removed/damagedq, doors half chewed by large breed dogs, rabbit crap and urine all throughout the property, obviouslyleaks under sinks etc ... the list goes on and on ... and nothing surprises me at this point. Once we started using Zillow... That conducts full background checks and collects tenant reviews, we've found a better clientele for the rentals.
I live in Kansas BTW, and thankfully a good lease agreement as well as written communication between tenant and property manager will alleviate a ton of problems.

Was a landlord once (once was enuf in a lifetime). I took pictures of every inch of the house, inside & out, had a checklist signed by tenants acknowledging that appliances, heat & AC, water etc functioning properly. Provided a list of general costs of misc repairs & replacement ( if caused by tenants) they had to agree to & sign prior to moving in. It made it very easy to document & charge any damages to the property & calculate deductions from the deposit.
I show my husband every single renter tenant video that you put up here. Because his mother she's 80 and in good health in Christ, is leaving us all six of her rental houses. And I keep on saying when we end up with those houses we are not keeping them. He insists we do. Then I break outlaw talk with Mike.

How does this happen SO FREQUENTLY..... can't afford even a dollar towards rent, but can afford not only one, but MULTIPLE dogs. Subsidized housing, rent $425, barely making it by herself.
Gets not one, but two German shepherd dogs, one 9 months old, one 3 months old, in a very small one living room, one bedroom apartment.
Can't control her dogs, can't afford to feed them, barely can afford to feed herself with help from the food bank, so she's feeding the dog food from the food bank.
3-4 months behind in her rent, getting evicted, says she's going to live in a tent rather than give up her dogs.
Total self centeredness.
Dogs would be better off with someone who could actually take care of them and has room for them.
I’m not saying this for her, but 60% of Americans live paycheck to paycheck. I know of several people who had a good job and took great care of their pets, but lost their job and then struggled to pay for everything.
Rental assistance exists, so do food stamps, but there aren’t many programs that help with pets.
Again, not saying it for this lady- the way she treated those dogs was way beyond not being able to afford their care.
@@beetotheteehowever, there is a Huge difference between someone having a pet for a long time and losing a stable job, this lady’s situation has ZERO to do with that, she had nothing prior aka no business getting pets as she could not even begin to take care of her most basic bills, I’ve seen so many irresponsible pet owners in subsidized housing, working in SPCA organizations, and they all get little puppies them stop feeding them, no vet visits, it’s straight up abuse and disgusting. No excuses, ESPECIALLY in this case where this lady couldn’t even move in correctly.

I heard the same thing you did, that she moved in on April 27. That would explain why the previous tenant was still there! That's what you get for doing someone a favor! She's a user.
When living overseas we lived in a duplex house (multiple stories) that was brand new. The other side tenants had a lap dog and a very, very large dog. In daytime dogs were left on patio. Eventually patio was a solid layer of dog poop.
When they left all the carpet in the house had to be removed, wood floors under carpet sanded down. But nothing killed the odor.
Entire house had to be scrubbed and painted.
New tenants came over to us and asked what the terrible odor was.
We hazarded painting? They finally had to complain to landlords (USG). Later they learned about the dogs.
Not sure if the odor ever went away. It was disgusting.
Worst. The wife did not work and was home all day and could have kept cleaning up.
She doesn’t suffer from any mental health issues. She’s very deliberate in recalling facts over a period of months & quite detailed in her web of BS playing head games & the welfare system.

Judge Bryant is a model judge, IMneverHO. She's firm, but fair. I think that she does a super job in protecting the parties as well as the court. She believes in redemption and rehabilitation, based on what we can see; it seems like she'd like nothing more than to never see a defendant before her again. That's my impression, anyway.

Think about it. She signed a lease that started 5/1 and got there and there were still tenants there. The place was never cleaned. AND, the landlord said he didn’t remember the incident well! Come on! A fiasco like that would stick out in your mind unless you did things like that on a regular basis.
There was no proof as to the carpet damage and no proof of the condition of the carpet at move in.
There is also no proof that the dogs were left in the house unattended. They testified that animal control closed the case.
Anyway, I think both parties are lying.

She has a nerve asking for a $60 credit for cleaning! And dogs cost money - but she can't pay rent? She leaves dogs for days and claims her dogs are well taken care of? She's delusional.
The testimony was that the dogs were left under 24 hours, and had water visible through the window. The authorities said they couldn't do anything for 24 hours, but she got the notice and the dogs, and called the police off the notice to let them know.
Dogs often escape and try to go back where they think they live, and she said they had gotten loose and someone else put them in the old place and told her.

She testified about everything except her dogs. Never did she mention that she left the dogs all alone whilst moving her stuff to her new residence and sleeping over. In the end she did mention she left food and water for the dogs. That is it. It is also cruelty to do that to dogs. She said her dogs were potty trained, so how come the carpets were soiled so bad. Poor dogs.
I had toilet trained dogs, but I also worked a lot of night duty as a specialist RN. My dogs were 13 and 15 at the time and if their ancient bladder couldn't hold it they went beside the toilet [always left the bathroom door open]. Never had to clean up their mess from a carpet even as senior citizens !!

after seeing his numbers for late fee's who charges 50% for late fee' s that is criminal. but then weekly late fees are the norm I've never heard of daily late fee's especially late fees over half of the rent.
Fifteen dollars a day late fees adds up quick. Seems a bit excessive. He sounds unscrupulous though. He signed an agreement with her one month and the next he cranked the rent up by $55 dollars. Don’t know about the laws there, but that would be illegal where I live even for a month to month rental. She does sound like an awful tenant though, even well trained dogs can’t be expected not to make mistakes if you leave them unattended that long. I can’t stand pet owners who don’t bother to take their responsibility seriously. It’s cruel.

I was a property manager for a long time and saw all kinds and the ones that left dogs to destroy things happened often and the most entitled people left the biggest messes.
You know I'm blessed to own a beautiful cabin yes in the mountains with acres of property I feel if you can spend 700/ more on rent you can try to own a home these people that are squatters need their buts kicked.
