- [Sorry又要放負] 最近見到有香港AA sell緊倫敦東南部 Thamesmead嗰頭嘅新樓，所以想拍條片講吓該區嘅發展史同埋利弊(多數都係弊)，希望大家決定買唔買之前有多啲準備。
Property agents in Hong Kong are selling new builds in Thamesmead, south east London. In this video I’ll be going through the history of the place as well as the pros and cons of living in here (mostly cons sorry). Hopefully you'll have a better understanding of the area before you make a decision.

我是上班一族，有在SE London 居住過。覺得zone 2 Cutty Sark, Greenwich Park 和Blackheath 一帶配套和城市面貌算不錯。有小孩的，如果有能力負擔，這區也有全英排名頭十的私校。
想補充一下沒有私家車的倚賴地鐵甚至短程時用單車也非常方便（畢竟不是人人都有自己的車，而且倫敦繁忙地區又要額外收費才能駛進，成本貴）。
一直也很喜歡和支持你的影片，Bob叔加油，LOVE YOU！

But Thamesmead isn't near DLR, which is the problem. Living in South East London is great if you live along the DLR, but if you rely on Southeastern railway…

Very insightful. There are areas that you may want to consider introduce to BNO holders, for example, SW of London twickenham, Richmond, Barnes or NW of just outside London, st Alban, Harpenden and the areas around. These are good areas with good state-schools and convenient public transportation into London. The properties may be a little bit pricey but one has to think about security, crime rates + future resale value, etc. Thanks again uncle Bob, looking forward to the next video.

People living in Greenwich, Lewisham, Woolwich and Stratford can take the DLR 輕鐵 or mainline trains to Central London. Journey time from Greenwich and Lewisham both in zone 2 to London Bridge is only 15 mins and direct service. No need to own a car at all as quite centrally located. Parking in London is almost impossible and car parks can charge from £7-10 per hour.
I always gave Thamesmead a wide birth, never anything of much interest there, and the council estates were always very grim.

I would recommend Virginia Water, 40 minutes from central London by train, and is a posh town. Also, the Wentworth golf course is nearby! Have a look, Bob!

其實出過去嘅人都知道，一個大城市點都有啲位置真係唔係太適合畀新移民過去住，包括澳洲都係。悉尼嘅西邊，墨爾本嘅西邊，甚至於係西北面，治安都係差到爆炸。到時悉尼仲話起個新機場係西面咁鬼恐怖~好多人都嫌華人區（墨爾本東區東南區，悉尼北區）房價貴，其實細心少少惗句，貴得有道理嘅，住個安心，即係4點幾5點起身趕火車趕飛機，或者凌晨1點收工，1個人係條街度，自己都可以放心少少。我住係墨爾本，翻服務業shift班，坐公共交通工具嘅，有時night shift 11點放工，12點到屋企。條街真係自己一個，係好區住嘅話，真係唔會驚。開車都係啦，停車停路邊都唔怕畀啲MK仔整花部車，呢個係真嘅。
真係要同即將出來住嘅香港人講句，出邊唔係度度都有想象中咁好，學似Bob叔咁，審慎少少，出來條路真係會順好多。唔好Agent講乜就信乜，大忌來嘅。做多啲research對自己，對屋企人都有好處。
另外想問聲Bob叔，雖然唔知宜家問係咪合適。因為呢可能疫情又漸趨和緩，皇家加勒比開始搞大sale，賣點當然係過台22.8萬噸嘅海洋奇跡號。但係想問問，過台Spectrum of the Seas你仲會唔會出片？（其實都等咗就2年）都係想參考下你嘅意見，以往嘅郵輪片真係好Helpful，唔係講笑。希望係睇到咁多放負嘅片（即使放負都真係好Helpful，幫到好多香港人，我哋都理解到，少少放負算得乜，太少人宜家會講真話。）之餘，可以睇翻少少開心啲嘅片？唔該曬你啊Bob叔。

I live in southeast London. South Catford where the Catford Bus Garage and the Catford Police Station are. It is not as bad as described by Bob. Driving in London is not advised unless it is necessary. There are so many places where there are parking restriction. You cannot park your cars in some council flats carparks or on some roads unless you have a resident's parking permit during weekdays and weekends. Otherwise, you will get a penalty ticket and your car may be clamped. I used to live in a council flat in West Kensington. When I studying my degree course, my classmate had a relative living near me. I told him that it was okay to park his car in the carpark on the weekends but he could not park his car there on the weekdays because the carpark has restricted parking hours for anyone who did not have a resident's parking permit during weekdays. He did not listen to me and parked his car in the carpark on a weekday and he saw his car clamped when he went to retrieve his car. He had to call the guy to unclamp his car and it cost him £100. It was back in 1996. Most roads are managed by the councils and they always make the drivers to pay to park on the side of the roads by making them pay for the parking. Some of them make it impossible for people to park on the roads by making the side of the roads only for resident's parking permits holders. The ex London Mayor Ken Livingstone introduced the congestion charge for any driver entering congestion charge zone and the present London Mayor Sadiq Khan introduced the ultra low emission zone (ulez) charge for anyone who do not drive any vehicles in the exemption list. they cover the same area in zone 1. the congestion charge £15 and the ulez charge is £12.50. If you don't pay the charges in advance before you drive your vehicles into congestion charge zone or ULEZ, you risk receiving the penalty charge. my friend received a penalty ticket of £80 after he thought he drove his car into congestion charge zone on the weekends outside the controlled hours (the hours which the drivers need to pay for the congestion was between 07:00 and 18:00 Mon to Fri before they changed it to 0700 - 22:00 every day except Christmas day now) and did not pay it in advance. He managed to appeal against the penalty charge saying he did not know the controlled hours of the congestion zone charge had been changed. the congestion charge is in place from 07:00 to 22:00 every day except Christmas day. the ulez charge is in place round the clock every day except Christmas day. Sadiq Khan will extend the ulez to the North Circular Zone and the South Circular Zone on the 25th Oct 2021. They do know how to rake in a lot of money and rip off a lot of people.

除咗污水处理廠，Thamesmead仲有監獄。不過最大Selling point 係Woolwich 有DLR，不過Woolwich 同 Thamesmead 都有4~5km。如果住Greenwich / Woolwich 而到Canary Wharf 返工嘅可以踏單車經行人隧道過 Isle of Dogs。
