I think these property owners and landlords are raising rents so excessively high, that they are forcing out certain groups of the population that they deem undesirable all over the country. People who didn't pay their rent for 2 years and likely bankrupted a lot of mom & pop property owners who were very reasonable, had to sell to these investment groups who don't give a shit about what you're going thru. So they jack the rent up so high because they know certain people can't afford it and will have no choice but to vacate their apartment.

So what happens when the rent is so high that the property owners can't find anyone (and I mean good tenants that would pay the rent and they work and follow rules) can't afford to rent. And the property owner has empty units. Their not bringing in any money by being greedy. Sooner or later their gonna have to bring the rent down. You can't make money on empty units.

I was thinking the same thing but it will take them years to back down because they have already gotten wayyy too used to all that sweet extra cash. What I predict is that we will see an increase of people living with each other first. More children living with parent til 30s. More roommates. More couples staying together because it's cheap even though they already broke up. People getting on each other nerves because they are forced to live together to save money. And finally after this goes on for a while and those other units sit empty for too long, we will see rent specials and decreases to finally fill them again.

There are more landlords that took covid funds than people that didn't pay. An automatic 6% increase in rent yearly to cover upgrades and repairs they say. Real estate is just a gigantic bank for rich people and soon all of our cities will be vacant and unaffordable for everyone(even the upper middle class). Bf and I make a combined income of 140,000 dollars, so you’d think an apartment in the city or house would be affordable. Homes and rent are just so expensive where we are that it is improbable. I've read many of the comments & replies in this thread. The lack of humanity is sickening. It appears that those that have a home, condo, etc that they own (most talking so rudely "still" pay a mortgage) feel it is OK to troll, and out those who don't have a place to buy and are obviously forced to rent there place. Most did not ride the waive of "free rent" and the free money wave via unemployment. Consider this you might have something (I hope not) happen to you were you go through your savings, your plan B, and your plan C. You might loose your job, your taxes might go up so high that you cannot keep your home you worked hard for etc. When the rich want your home, your land, etc for their Trust Fund Babies, for their Hedge Fund Babies etc. I've seen all my life that taxes go up so high on your averagely priced home that have to move. Then you become the renter, the slave, and the person getting trolled. Americans are such greedy people I see, we take more than what me need, and have more than we can use just so we can point down at others and say to bad. So what about the youth? Think about it for a moment. How will they afford to buy a house? And don't say they will have yours. You might need to sell it to pay for your medical care when you get older leaving them nothing. Wake up everyone please. They Super Wealthly are done putting white vs people of other colors. They are now praying on what most of America use to be. Middle class. We have went from 3 classes to 2 classes. Keep thinking you're middle class when you're not because you already have a home, what you consider a good job, etc and you will soon find out that to the rich you're actually poor. There's no middle class anymore. I make about $79k a year and I'm struggling so hard and have no kids. I am man enough to admit for the 1st time in life I don't know what I will do come September. I have no family. They all died off poor. I worked hard to get to that pay. Some say it's a lot but there's nothing to buy. Corporations buy up the houses to air bnb them forcing more into rent than ever. It's sad I see so many of you talking about how many places you own and rent out. Do you really need so much? What about you're own extended family that have to rent? You don't even help them. Instead you'd much rather enslave others that struggle too but pay you much more. See you don't want to help you only want money money money! So cut the BS and don't be a landlord. Be a corrupt politician you long to be. I hope humanity fights back or all of you just past away and meet your maker in judgment.

Florida is one of the hottest real estate markets to buy, invest, and just move to. It’s the new California. There isn’t enough housing to meet the demand so landlords are able to increase rents dramatically. When tenants leave, the landlord is going to make repairs up grade the unit then rent it out in a week to someone out of town moving to Florida for 3 times what they the previous rent was. To some it’s price gouging but to others it means that the original tenants were underpaying what the actual value of that unit is. This is known as price discovery.

Now, where I worked, we were not that expensive, but it was sold and now these shitty little apartments have almost doubled in price in five years. It is absolutely disgraceful and inhumane what landlords get away with. I'm in Indiana and I couldn't believe how the leases were created to punish the renter. The judge, although, a democrat always, always sided with us on cases and sometimes the resident had a valid issue(i.e. unresolved maintenance issues, which is about the only thing a resident could complain about). It was just so heart wrenching to see this. I am so glad I am out of that business. And let me say, I actually worked for one of the more honest landlords. I'm seeing alot of comments about lowering the cost of insurance rates and taxes. My question and I think this is the most important one "if the initial cause is "rising costs" for the property owner(s)/landlord which in turn results in increasing housing prices, then what is making those initial cost go up? Where is the domino falling first? From what I'm gathering that seems to be one of the talking points here.
In addition to that another comment that I've seen and it is sooooooo relevant that we try to uncover this history. Someone mention that the rent increases is to move certain groups of people out of certain areas of the country. Unfortunately there is great amount of truth to that and the racist history behind that is still affecting us to this day. Housing laws in the early 1900s were designed to prohibit non-whites from owning property and actually having any economic mobility and now we are all feeling the affects of outdated laws that were designed to oppress all groups of non-whites.
In this case, city hall actually can do something about it. Look at the laws that are on the books and either rewrite them or just get rid of them and this just doesn't need to happen on a local level. These laws need to be ratified on a state and national level. We the working people are what keeps this country moving and we can't do that if we don't have a place to live.

I understand what your saying but I don't believe race has anything to do with what is happening here in Florida. More like classism, everyone from the north is moving here where there wages are much higher. So they inflated the markets to get away from the cities for tons of reasons. Covid mandates, working from home became more available, and what was Florida's low living costs. The investors and owners saw this and realized just like the housing market these folks wanted housing and they were willing to pay a ridiculous amount. It's hurting the working class here though. Wages will rise eventually here or people will leave Florida for other states. But I feel horrible for the people who it's affecting that don't have many options.

The costs of buying a home are also insane, there is no housing relief anywhere. Income restrictions aren't based on real market rates. Also no one factors in college debt. I literally saw income restricted communities nicer than the ones cheaper on the free market when I was looking for the best bargain when I first got out of school. I don't agree with affordable housing restriction EVERYONE should have a right to affordable housing options. This is why so many cannot afford to buy, high prices and corporation buying everything for sale, outbidding actual people who would be the home dwellers. It's a nationwide issue. Eventually people are going to push back hard. Maybe this summer when the weather is hot.

      1) we have a population SHORTAGE of young people. The fact we don’t have enough young people means we will have less new affordable housing being built as less people to build it. 2) affordable housing is typically just used luxury housing that’s a few decades old and has had wear and tear. 3) they can and have built affordable housing new it’s just with the supply chain shortage and housing bubble builders can’t really do that in 2021-2022 like they could 2003 or 2015

    • @eckankar7756

@@LucasFernandez-fk8se Wrong. We have less young people willing to work producing quality results. The scant building in place currently can't get the young work force to show up despite higher wages. Newly built homes are tragic in quality. Skilled labor workers are retiring and young 'replacements' lack interest in learning skills and producing quality work. Building a house on a plot of land it's wise to build a more valuable home vs a cheaper one. More profitable to sell a $700K house on the same property that could have had a $300K house built instead.
I suspect the new housing will be condos. Same footprint for a small neighborhood but you can stack them on top of one another 15 or 20 floors. 100x more homes on the same property 20 single family homes would take up.

Americans are only offered 3 housing options. While in Europe, Africa, and Asia there are 5 to 6 official housing options. Zoning needs to start allowing more options for consumers, and it would be be much more effective than trying to just build our way out of this. I am talking about formal housing that is modern construction and looks good but the living arrangement and design is much more affordable. Some people want cohabitation, some would go for extended family living on the same property or within a lager house, or a compound, that is multiple homes built on or extended from family owned property. Some groups are going into purchases as a group. The tiny homes while not everyone's cup of tea is a step in the right direction as alternatives go. Put your 18 years old to work but perhaps empty nesting doesn't make since anymore. We can't just fight the system and hope the landlord will be reasonable, a whole rethinking of how we live beyond the traditional styles is needed. I think the battle can be won this way.

What the government needs to do is make tenants responsible. These landlords have every right to raise the rent because they were robbed by the irresponsible people that did not pay their rent during the pandemic when they got those checks and they were also robbed by the government who allowed these people to be free of the responsibility of paying their rent. The government should have forced the banks not to charge the landlords their mortgage payments and they should have allowed the landlords not to pay the property taxes and also they should have forced the insurance companies not,to charge for the property insurance. Why did the government not do this? Also, what the government needs to do is to get the tenants that destroy property out of their section 8 program. In addition, the benefits of this program should only be given to people for about 2-3 years and no more after that. People need to do whatever they can to get on their own feet. There are PLENTY of jobs out there, but people are just lazy because the government encourages them to be lazy and freeload off the working taxpayers. People also need to stop having children that they cannot support. I thank the landlords for raising the rents across the country. These irresponsible tenants deserve what they get. I really hope that many more landlords across the country stop taking section 8 recipients and perhaps this will make people more responsible.

I used to live in a small 6 apartment complex where only I and another tenant were paying but those that weren't paying were always flashing new purses, cars and appliances. It started getting real bad as it brought out the worse in tenants since they could not get kicked out so I sold some stocks and got me a house and I can tell you that it was the best decision ever. I still keep in contact with the landlord and he is telling me that he will have to raise rents as high as he can to make up for the 2 years of lost rent in order to continue to survive and be able to fix the issues that come up with the complex. The real losers were the landlords these past 2 years and now the same people that did not pay are crying wolf.... what happened to adults being adults...mind you, I am a millennial that does not fall into all the stereotypes and I am raising my kids to follow in my foot steps and be honest and productive members of society.
