      Very interesting topic.. But while transferring the loan to other.. what happens to the insurance.. again I have to take a new insurance.. it will be around 1 lakh..

      If its a insurance for the property not necessary you should get a new insurance , if it was a insurance for the loan , like loan shield you may have to shell out etc to the new bank

    Vera level bro. RD savings also can be used for prepayment but loan preclosure or foreclosure Panna major of the banks blocking people for future loans.

    Do we have to write to ban(public sector bank) to increase the EMI? Or that 5% or 10% Of the EMI can be paid as prepayment every month by ourself, is that both same or is it make any differences. Pls reply. Thanks in advance.

      Fixed means it will be maximum for 5 years, then automatically it will be converted to floating, so choose floating and prepay loan in first 5 years to your maximum limit, so that tenure reduces quickly

    In your old housing loan video you have mentioned about 13 times EMI plan which reduces the interest. And also you have mentioned can pay that in end of year.
    My doubt is if I started to pay EMI on mid of year. So I can pay the 13th EMI on next year mid?

    I can pay 90% of my salary as a loan emi. But as a rule, banks are allowed to pay maximum of 50% of my salary as a emi. In this case I go with 50% of salary as emi and remaining 40% as prepayment. Or else I can go with 20% of salary as emi and 70% of salary as a prepayment...... Becz at start of loan, my emi amount paying more portion as a interest..... So if i reduce the emi amount and I do More prepayment which reduces my principal portion.... Pls assist ke whether this equation works well or any disadvantage in it

    Instead going loan .. If you pay 35000 per month in index fund that too pay for 10 years.. You can buy 1 cr house for sure after 10 years

      Yes, try to do that even before if u can, since bank interest rate is low now, so tenure reduces drastically

      Housing Loan is the cheapest forms of credit. Interest rates are at all time low @6.5-7.6%. I would suggest to invest 15 lakhs somewhere else where the returns can be more than 2x of housing loan interest (>13%). It can be land, mf, stocks , etc not FD. Instead of paying bulk prepayment, increase your emi amount 10% every year.

      1. Their Net Interest Margin is high
      2.They are lenient in paper works so charging for the same via interest
      3.They aren't Banks so they don't have any Priority sector lending targets
      4. The name itself says it all , NON BANKING FINANCE entities , so the goal is to reap better ROI

    The home loan is highly beneficial when you calculate the loan amount based on your EMI payment capability. For example
    EMI capability: 30000
    Rate of interest: 8 %
    Then you can take only 15 Lakhs which give 4 lakh interest and total payment will be 19 Lakhs
    In other ways , principle: interest ratio must be 3 :1
    In simple terms , your loan tenure must be less than 7 years, Baded on that calculate the loan amount,then it's a benefit 😉
