I ripped all my siding off my 50/60’s home and sheathed the outside with zip R6, liquid flash at the sill plate, pressure treated band to sit the zip on, and full tape windows….yes you affect us home owners👍🏼

My parents have that system on their deck that had to be rebuilt. It still looks great more than a decade on. In fact, this summer, they are expanding the deck around to the other side of the house and using the same deck waterproofing system.
It had to be rebuilt because of rot (in southern NV no less). The guy that built the house was an semi-amateur builder that would build a house (as cheaply as possible and largely DIY), live in the house for a few years while building the next one and then sell it. The deck was not well built to begin with. They tried to remediate some of the issues themselves (poor waterproofing and decking material that was terrible to walk on), but in the end hired a contractor to do it right. That was the most money they had put into a home improvement project to date, but hey haven't regretted it.

I am one of those clients who, in preparation for an upcoming whole house remodel, subscribed and watched the BuildShow for years. Watched nearly all Building Science and Cup of Joe episodes too!
Questions of the day: how does a client find a performance remodeler who cares about performance and quality craftsmanship? What types of questions should a client ask a builder?
When I asked contractors about the specific products they were going to use in my metal replacement roof assembly, more than one told me, “no client has ever asked me about that” implying I shouldn’t care about it either. Maybe it’s because I am a woman.
I care what is going into my remodel. I am not trying to become a builder or tell anyone how to do their trade. I am trying to get info and establish clear lines of communication about specific materials being used in my project and what we both hope to achieve from the end result.
How about a hosting a Build Show episode for clients? Or perhaps create something like a Build Show badge - like the Energy Star rating - to help clients locate builders who are like minded about using quality products to deliver quality results?

I have this Westcoat system on my rooftop balcony at my Townhouse in Dallas Texas. This was new construction and it appears the install was done poorly and I have had it replaced and worked on twice. Water came in my living room and I still have defects in it and the metal lath is visible/exposed in some areas. The "certified installer" is no where to be found and I am stuck at this point with it. It looks like a good product, but your mileage may vary based on the quality of the installation.
This is one of the problems I have with the "Certified" distinction. I think manufacturers should do away with it, if they can't backstop bad installations by their preferred installers. Installers and manufacturers should have a much higher level of quality installation that reasonably mirrors the manufacturers warranty on the actual product... otherwise why bother?

Great episode of a remodel Matt. Mr. 3M seems like a down to earth guy doing a reasonable remodel. Westcoat is a great product.
Here at the Jersey shore for decades fiberglass decks- borrowed from the boat industry- were the standard for waterproof decks. Now they are spraying Polyurea coatings-think truck bedliners. Still many guys are still doing fiberglass. Interesting how different areas of the country tackle the problem differently.

Can the west coat systems be installed in the north with freeze-thaw cycles? Is the warranty a lot less? Does it need recoating more frequently in those locations?
I expect that West Coat works in your area, but if not, there are very similar systems from other manufacturers. I live in SE Pennsylvania and 6 years ago had a rooftop deck installed using a 4-part system like the West Coat, and it has worked flawlessly. The GC hired the subs for the deck, I have no idea of brand or installer or any additional info, sorry, just letting you know that these kinds of waterproof decks work very well in Pennsylvania.
I have two family members in eastern Washington that both installed Westcoat decks approx 20 years ago. They were able to purchase the products and install themselves. Their prep and install was not the best so there were cracks in the coating, but no sign of rot. They both really liked the product.

Matt so how would you compare westcoat system to the German reduction epoxy you used on that boat house deck near lake Austin ???
I design elevated decks with poured concrete/drain mat/60mill epdm/plywood. It's proven very cost effective and durable in many projects over the last 20 years in Colorado. The sub-structure (Steel or wood) is always designed with a live load of 60psf and DL of 70. In heavy snow loaded areas the live load will increase. The slab is sloped at 1/8" ( it tapers) and the wood frame at 1/4"
What was the handshake count on this one?
What about using this waterproof deck system in cold weather areas, like in Iowa? Still OK, and warrantied for up to 20 years? Helpful if the deck is covered?

We have implemented a ton of your "building science" tips in our 1950s rambler remodel, albeit a slow pace. Whether it's work that we do ourselves, tools we use, or hiring pros, we always ask WWMD?
What kind of plywood are you using outside for this system? Marine grad?
How do you find trades that know how to use all these different systems? I feel like my trades couldn't do this stuff

Hi Cory, Depending on the texture it is is fairly simple to keep looking great with water and a broom.
@MattRisinger Since you love waterproofing Decks check out Miracote. Very similar product but I'd say goes above and beyond with one additional full waterproofing coat after the slurry coats. I got a decorative plank wood look.

Any samples or contacts or more detailed video of the waterproof deck please. Why not osb if so what is preferred for the base ! Plywood is ok!

Matt, WEST is this the same company that originated in the boat building industry with the West Epoxy line of resins and hardeners, aka the Gudgeon Brothers? Is that correct?
NO, WEST SYSTEM, brothers Meade and Jan Gougeon, (Wood, Epoxy, Saturation, Technique) is made in Bay City, Michigan. Totally different company... the guy may not have heard of them. WEST SYSTEM is great epoxy. I use it all the time. Westcoat is in San Diego, CA.

Texas seems like the only place in America that is building decent looking modern homes. We have few and far between modern homes in Los Angeles, but they've always have been ungodly expensive. Over the years, $850,000 became $3.5 million, which then became $11 million. I am now seeing $20 million.

So, in the discussion of trusses vs solid lumber, at about 9:00 min mark, it shows the “electrician” drilling an insane number of holes…. Hopefully that 2x10 doesn’t have to support anything important….. I didn’t see any additional supports or sistering going on.
I'm still really surprised all these builders are continuing to use Romex. I'm from the suburbs of Chicago and we have always used conduit. It makes sense for running wires in the future, avoiding rodents, nails, etc. which could cause fires. I know it more money but seems like more parts of the country would be promoting conduit. I'd love to hear your thoughts Matt.
As an electrician this would at a lot of cost. If you have AFCI/GFCI breakers you shouldn't have to worry about a fire.
We had this same Westcoat system done on our new house, about 850 square feet of deck. Less than 3.5 years later we have surface cracks. Westcoat says it is from normal sun and weather exposure and we are due for a new topcoat. They say a topcoat should be applied every 3-5 years and should cost around 15-25% of the original install cost. What they don't tell you about the warranty is you need an annual inspection by a "certified inspector or installer" and keep records of the inspections, then they would cover materials ONLY.
This is NOT a very economical solution when it comes to homeowner costs. I wish we had found something different, but are stuck now paying almost $5,000 to topcoat it.

Good to know. I'm looking for a system to waterproof what will be a second story balcony over living space on the first floor. Our second story balcony will be completely coverd, by open on the three walls. So it won't see the abuse of an open deck. That said, a $5000 recoat...No thanks.

I see the floor joist is almost on an wall BUT ALWAYS drill holes in the center of the joist as you compromise a lot of strength like the electrician did here at the 10 minute mark!!! 🙄

So crazy this country avoids using fiberglass for roofing and decks. Used all over the world. 50 year plus lifespan and cheep to install.

Tufflex has a far better decking system at a much better price point.
